Mold, bad smell, and horrible service.
Arrived and immediately smelled a bad odor. Couldn’t figure out what it was until the ceiling started pouring down water on me at 4:00 a.m. Obvious signs of mold and my daughter has Ashtma so I had to end the trip early. Property owner took zero responsibility. Will never use again.

Customer service is the deal-breaker with this group. They treated me like I was their employee, rather than their guest. There is a $250 deposit that is not disclosed before one has already paid for the stay. I was threatened to have my stay reduced from 4 nights to 1 night, on Christmas Day, if I did not pay the deposit upon arrival, and that $100 would be deducted if I did not check-out by 11am.

The property promised a working TV and a clean area. These services were not as promised, the TV was not operating properly and there was a lot of dust behind it that was not cleaned. They sent someone to fix the TV; it was not fixed, and no accommodation was given or compensation. They then promised me that it would be operating and would send someone who could fix the issue for sure, but nobody showed up. I was extremely disappointed with the services especially coming from the hotel and Airbnb people.

Hotel Ayra needs a facelift. The room we stayed in was sufficient for what we paid. Room is dated and has burns on the carpet which appeared to be from a curling iron.

The building it self is nice besides waiting for the elevator and it's malfunction no complaints on that.... the room could use updates like electrical problems some furniture and bathroom accessories ... it sit right above the pool so it was weird sitting out on the balcony when the pool was open, everyone was staring while hanging at the pool .

The picture that they had for the room I book was nothing like the picture the bed sit very low to the floor ac barely getting cold it wasn’t no restaurant in the building it definitely was a ripped off my husband was upset 😠 because when I booked I showed him pictures for what it look like an when we get it’s a totally different room.

I liked that the parking garage was included with the stay ,very convenient. The place was very clean and spacious. My staying was in the same property as the hotel so it was a little confusing at first but nothing serious. Overall I loved the place.

The worst ever!
We arrived after a 15-hour international flight.
The room doesn't look anything like the pictures. It was tiny, and it only had an old queen bed. It smelled awful. I couldn't even stay for a night. I had paid for three nights, and the owner refused to return my money even though I left after 5 minutes.

Stayed at this property for 7 nights. The room was clean, spacious and comfortable. We stayed in a 1 bedroom unit. It had 2 full bathrooms, living room, full kitchen, and washer and dryer in unit. There is a parking garage on the lower floors of this property. Our unit included parking in the rate. The location is within walking distance of the marina area and Main St. in the Grove. This is a Best Western hotel and condominium in one.
We rented a private residence. The rate was great for the area. The pool is nice with a wonderful view or the marina/bay.
Unfortunately the hotel and the accommodations show wear need updating.
The restaurant and bar were closed and under construction. The sauna was out of order. The only ice machine, which is on floor 9, was out of order, and unfortunately the ice maker in our freezer was broken, so no ice on property for us.

Terrible communication. Complained about noise and cigarette smoking only to be harassed and in danger by the smoking people. Locked out of my room by the same people as there was a primary door which was not opening with any swipe card, even building personnel needed a standard key to get me in. I checked out early for fear of my safety. Many messages and conversations had with Sofla. No callbacks as promised for 3 days

We had a wonderful stay at the Arya private residence. The hotel is beautiful, pool is awesome and the location is perfect! My only feedback would be that we wish there were mirrors in the room other than in the bathroom. We were two women sharing a room and when we would be getting ready to go out we could only really get ready one at a time. If there had been other mirrors it would have been way more convenient…including a full length mirror as there wasn’t one. Also, they watered down the hand soap in the bathroom, which seems like a pretty chintzy thing to do…just fill it with full strength soap please.
Other than those little things, we loved the stay!

The pictures are not the reality! This hotel smells like clorox, the room had a rusty laundry machine right in front with no door, the bed looked old and very used, I felt this is a very disappointing reservation because it said very good and should be just average. I am not going to trust Expedia numbers any more. I actually paid for a week and left the place because I was alone and did not feel like it was a hotel but a hostel. Be careful and read all reviews

There was no telephone in my room No coffee or any drinking cup in my room.
The bathtub was about 18'"to20"" high which made it very difficult for a 75yrs old with knee impairment to hop in and out.
Request for room upgrade from king to two queen to accommodate my visiting daughter for a night and was decline even though willing to pay extra.
I was there last month for Easter break and found ant on my bed and cockroach in the bathroom.
Will never return to this hotel

Located in a great area. The staff is not helpful at all, they couldn't find my reservation and insisted that I call Orbitz and SOFLA. Then I couldn't open the rental agreement and they weren't friendly enough to open it on their computer or give it in print. A long wait for check in. Last, the elevators take hours had to use the service elevator which was quicker.

Check in was a nightmare. They send you a text message a week ahead saying that they need your credit card to confirm your room despite already sending payment. The link did not work properly so when I tried to check in there was no room for me. Tried calling the company multiple times and being told they would call me back and they never did. Final put my foot down and was able to give my credit card over the phone. Apparently this is the only hotel that doesn’t allow you to put a credit card for safety deposit upon checkin. You must follow a sketchy link sent by text that doesn’t work. Also the SoFlo company has terrible customer support

It was very clean.
The only thing I found lacking was water in the fridge. It was late at night when we arrived and had to find out where to get water. Also, there’s no phone to contact the desk for questions. I didn’t want to contact the persons on the list for simple stuff like water.

I didn't like that no one explained to me that I needed to use my card in order to go up in the elevator. The women at the front desk were not very pleasant or pleasant; the men were. Marco, especially, was very warm and helpful. There were no lotions in the bathroom, just shampoo and conditioner in the shower. No one told me where the pool or the gym was. I had to ask about everything. But Marco was fabulous. He put himself out for me in every way! The room was very nice and had a great view. Good TV, good bathroom, good shower, good closet, good bed.

People in the room next door played loud music at all hours of the night and even early in the morning, were smoking weed, when we called down to the front desk twice, nobody did anything to stop it. Hand soap was gross/empty/watered down, should just replace.

Worst Place I have ever stayed.
This apartment doesn’t have hot water in the shower. SoFla vacations has terrible customer service. Everyone I spoke to said they would fix it. Never did. Unit smelled and was noisy. Sheets smelled. Hair everywhere. Stay anywhere but here. I travel weekly and spend over 200 days a year in hotels. This is the absolute worst stay I can remember in years.

Besides the uncomfortable bed, and not being able to use the apps on the TV, what made my stay extremely uncomfortable was the lack of privacy. The people staying next to our room weren’t even making loud noise and yet I could everything they were saying like they would be talking in front of my face, it was just a door separating us and there was even a gap. It made our stay very awkward.

The property is filthy and I couldn’t believe that in a 20th floor you could have such a bad problem of cockroaches. I would not recommend this property at all and will never stay in the Arya residences or Arya hotel.

bed is very comfortable with good quality of beddings.
- The pictures don’t reflect the actual room.
- Bathroom has black molds and other gunks.
- hand soap seems cheap and mixed with two kinds of soap in a commercial bottle, no vanity kit, no first aid kit, no laundry bags.
- in general, it seems cheap and gets stripped down to a bare minimum.

Disappointed is a understatement. We have stayed several times at Arya in other units under different property management companies. We love the area where it is located; however, This unit needs to be updated. The bed lamp on the right side is hanging by a thread; the coffee maker is so old, that is embarrassing. The quality of coffee, toilet paper, soap, towels and pillows is so low that we were just disgusted.
There was poor communication as we were not told the unit number or if parking was included, which the front desk didn’t handle well either. One of the ladies gave us attitude as soon as we told her we were staying at a private unit. We were not able to check in before 4 pm, so we did at 4:30 and the room reeked of bleach. We had to leave as we couldn’t stand the smell.
The balcony offered no privacy as it is shared with the unit next door which was also rented and they spent a long time outside and we could hear their conversation. We had to close our curtain to get some sort of privacy (so much for paying extra for the view).
Bottom line, we won’t be staying at this unit ever again or under this property management.

The private residence room was small and just had a mini refrigerator and very small microwave with no seating option within the room, the tv wasn't working initially and had to be fixed, the door was also stuck and needed maintenance to open. Parking was not included but I only found this out upon check-in and had to pay to park which was an unexpected cost. The area was quiet and safe but I probably won't return to that hotel again since it wasn't convenient.

Good hotel, bad management company
Hotel Arya is a nice facility. Room was clean, staff was nice, pool was great. Elevators were half out of service so that was annoying everyone. My problem is with SoFla the management company- they did not respond to my emails and sent a weird credit card request that was unnecessary and eventually went away. I would stay there again but book directly and avoid SoFla.

The accommodation was ok. The apartments are a bit tired but ok and the view from the balcony is lovely. These are apartments are owned by an outside company separate from the hotel and they are impossible to get hold of so just hope nothing goes wrong. When you call you get an answering service who rely a message to the owner. And they never call back. I had lots of issues that needed resolving during my stay and none were resolved by the owner. It was the worst customer service I have ever experienced.

Very central, great location. Room was great. We had a balcony view and it was nice being on the 16th floor. My only negative experience was the hotel itself didn't have a restaurant and the pool/hot tub closed at 6pm.. so we never got a chance to use it.

Beware!
Please don't make an uneducated mistake by booking with anyone besides the hotel itself.
SoFlaVacations hosts rooms within Hotel Arya so the properties are not managed by the hotel nor are they "managed" in general. SoFlaVacations' listings are deceptive and do not include actual photos of the room(s). In addition to that you will not get any sort of room service, including clean towels, sheets, and other various services. Furthermore if you can get in contact with the manager you are out of luck if it is not between the hours of 11am and 5pm. But that is assuming they return your calls.
I requested more towels during my 5 day stay, a new fitted sheet, and a new remote for the television as the one they provided was broken when we checked in. These simple requests required 10 phone calls to two different numbers, several voicemails and none of these requests were fulfilled until a day later. They also left no laundry room key to wash our clothes and I had to plead to the hotel to let me use a spare one.
Not only that but there were no electric outlets to use so we had to unplug lights to charge our phones, the sheets were dirty with other people's hair and we were only provided one roll of toilet paper for 5 days. Arya Hotel is a great location, their staff was friedndly and accomodating and the hotel was quite nice but booking through SoFlaVacations detracted from every positive aspect of the stay. They are a nightmare, do not book with them!

This property charges for daily cleaning. The furniture in my room was extremely dusty. You have to take your own trash out. The pool area is beautiful. The hotel restaurant was never open. I emailed for room service that I never received. The picture of the deluxe room wasn’t what I received.

It was perfect for my wife and daughter. Great views of the bay and the on-site parking came with the room. Access in and out 24/7. Commute to south beach or Biscayne 20 mins 25 with traffic. Definitely recommend for families or persons looking to enjoy Miami without the hustle and resort feel of the strip.

Very tacky to require credit card information for security deposit before client checks in. Bad communication as far as specifying this property is separately owned. Check in is over the phone with a representative who then explains the conditions of your stay. Also, the room looks ABSOLUTELY NOTHING like what is represented on Expedia. Totally misleading. The room had a very funny smell and was aesthetically dated like someone’s grandma’s house. I wish I could get a refund. Honestly.

The management company that handles this room needs to be a little better organized. Also, I rented an apartment with a washer and dryer and it did not have one. The description of what I rented was not what I received.
