Absolutely perfect and will stay again.
So, i was hesitant because the reviews were bad. But, it was exceptional. I wasn't expecting a full kitchen which was an awesome bonus, i saved so much money by not going out to eat. The staff was above and beyond with everything. No mold, roaches, or dirty mattresses. The only issue i had were my towels were covered in hair. But the staff immediately replaced them. This will definitely be my go to spot the next time i visit. And, being right on the beach with a balcony...perfect. For some reason i can't add photos on here to show how awesome the room was.

I'm sure this property may be a nice place to stay. However, when I tried to check in it was after bad storms and the hotel didn't have any power. I had my 84 year old mother with me and she had a terrible time walking up 5 flights of stairs. Once to the room there was no power and the rooms were not cleaned or the beds made. We decided not to stay. The front desk person that was actually at the adjacent hotel told us that we needed to contact Expedia for a refund but, it wouldn't be a problem. Well, it's been a problem! Myself and Expedia have not been able to contact anyone at this location! I was also then charged "resort fees" on top of everything.

Exterior and lobby were beautiful. The room was a disaster. No chair to sit in. No soap in the bathroom. No forks or knives in the kitchen. Inside of microwave was rusty. Toaster broken. Carpet dirty. No kitchen sink stopper. No dish cloth. Several hall lights not working. Elevator filthy. No housekeeping unless you ask, but even if you ask, there is no housekeeping. No front desk clerk. You had to go to another property to check in or to get assistance. Left name and number for manager to call on Friday and was told no manager available until Monday. No call back on Monday either.

I will never stay at this property again the sheets were dirty elevators did not work and filthy bathroom half clean food in the AC unit carpet just nasty was scared to walk on it.. the only good thing is the view I could post the pics.. oh and the TV did not work

Checked in room to find hair ball in the toilet, no towels, toilet paper or blankets. Opened the stove and there was a pan with molded chicken wings and stunk bad. We were moved to 2nd room didn’t have those issues. However bring house shoes the carpet is gross and the room needs a good deep clean along with repairs.

This hotel is not fit to compensate no one. I stayed November 3 through the 5, 2023. When i checked out on that Sunday i realized i had bites on my arm. When i returned home i realized my legs arms chest and my behind was bit up by what was later to known as bed bugs. Never have i ever stayed at a hotel to have this happen. Room number 504. Needs to be closed down. The whole hotel needs to be renovated. Just disappointed. This was my birthday weekend and i came home ate up by bed bugs.

Staff was friendly and parking was great. However the building needs some serious updates. Had an irritating smell and the doors didn't close all the way so you heard constant whistling from the wind.
You get what you pay for but would not stay again.

Works for a quick affordable stay kind employees
It met our needs and the value allowed us to go on a quick last minute stay. Just a couple suggestions would be to provide working electrical outlets as our entire main room the outlets were not working which effected the tv and charging options. The comforter had a pink stain on it and bed was made with the sheet ontop of the comforter which covered it. Other than that our stay was very pleasant and we would go back but just would bring our own sheets and comforter.

Nothing to brag about
Wifi did not work the whole time, put in 2 requests no updates from front desk, also houseekeeping only came around 1 time during a 4 day stay. Why are w we charged extra fees when they are not provided?? The only things I enjoyed was beach front and shopping was close

My family and I had a wonderful stay. JD was amazing!! I don’t understand why people are leaving negative reviews. It is a bit outdated but it is not nasty. I would come back and recommend others to stay for a short vacation.

The front desk person was awesome. I think her name was Sharon. The property is older but it's in a good location with beach view. The bed and pillows made for a good nights sleep. I would definitely stay again

Great stay! It’s is what it is lol.. Nothing fancy just a clean room and a great view. Staff is very friendly and accommodating! Close proximity to restaurants and grocery shopping!
I stay here frequently and recommend it for quick trips! It’s definitely a no frills stay! For the price don’t expect a resort! Just nice people and amazing view!

Housekeeping was not great. The rooms are not maintained well. We reached late night and realized that they just provided sheets on the bed and managed for a night with just sheets and then asked for comforter from the front desk the next day.

The location is perfect but our room needed some repairs: blow dry is not working. I didn’t bother using it or else I will be electrocuted. The exhaust fan in the bathroom is broken. The balcony door lock is broken. Rm 603 is the BROKEN room!

Great location and price! The staff were super friendly and very attentive. Very comfortable bed. My only suggestion would be maybe shampoo the carpet periodically. We had black feet.

I like this place. The people at the desk were super nice, and got things done quickly! Parking is near and convenient. Elevator is convenient with minimal waiting or walking. The property is older, but well maintained and clean.

It was a good stay for the weekend. Beach access was great, pool was clean. They said parking may get full when checking in but we never had an issue with parking. Property is old and needs some updating but clean and room had a full mini kitchen. The only issue we had was the tub clogged the last day. I’m sure they would have fixed it had we asked. Front desk staff was super nice. Close to everything.

This place was awesome! Karen, at the desk, really saved us! She was also very kind, helpful and friendly. I can't say enough good things about her!
The room had an oceanfront view. There was a full kitchenette, with plates, glasses, silverware, coffee & maker, full fridge, stove, microwave, pots, utensils.
The bathroom had shampoos, body wash, conditioner and soap, plus a hand soap dispenser.
The ice machine is down, but you can get ice from next door.
My only complaint is that we couldn't stay longer!

The view was great, but we were missing towels, a shower curtain and there was a handful of hair on the shower wall. Washer and dryer was at the neighboring hotel which was inconvenient.

The wallpaper was tearing and peeling,the balcony door would not close without you having to jerk it shut,the tv was a 19 inch very small,balcony overlooked the pool and parking lot!! Just expected more than what we got!!!

Excellent price for being right on the beach! Balcony overlooking the ocean made it a 10/10. Room was clean and spacious. Felt very safe there. Nice little kitchenette. Staff is not there at night or early morning. So you have to walk to hotel next door if you need anything. We stayed 5 days and we’re unable to exchange dirty towels because they ran out?? Only complaint.

Friendly staff. Shower at beach access did not work. Noisy guests. No amenities beyond coffee in lobby. Guest laundry is at another property, costs to use, and both washers were not working. No counter space or towel bars in bathroom.Liked the room layout with bedroom areas separated by kitchen area. Old property, kind of rundown, with just the basics. Nice beachfront.

Active mold in room. Carpet so full of mold it turned your feet black. Holes in ceiling and walls. Could see light from cracks in balcony door. No ice machine. No laundry room. No water for rinsing coming off of beach. WiFi spotty at best. Did have good AC…

The elevator was definitely not up to code. It would stop on the wrong floors and sometimes wouldn’t even open. No ice was available on site. The pictures online do not reflect the actual state of the rooms along with the other amenities. The only saving grace was the location.

First of all i got a queen suite but with full size beds second it was not what the internet said false advertisements third you had to go next door for ice then it just wasn't a clean place you couldn't even rinse off after coming off the beach so everyone was rinse off in the pool would not recommend to anyone stay away.

This hotel was described by another guest as “the best homeless shelter in Panama City Beach.” The ice machine was broken, as well as the door on the back side that leads to pool and beach, which left you getting to the pool in creepy dirty area on the side of the hotel. We asked for towels and wash cloths multiple times. Once I was told by a housekeeper, when I asked for towels and wash cloths, that she was about to get off. On the last night there, we asked for wash cloths and was told they didn’t have any because they were left at their sister hotel beside us. So instead of them going and getting them, they just sorry. The tub was backing up and my husband to buy a plunger just to unstop it. The vent in the bathroom had not been cleaned in years. There was mold on the little patio from the AC leaking. Their “continental breakfast” was a joke. There was coffee, bowl of oranges and flattened blueberry muffins. There is absolutely no way I would stay here again. This hotel needs to be torn down and start all over. Clerk at night was very nice. She apologized profusely. The owners ought to be ashamed.

Arrived for check in. Sign in lobby said to go to a different hotel to check in.
Hotel is old and falling apart.
Room had mold, broken toilet, an oven that was on but switches were off, bugs, shower had minimal pressure… etc.
Great View and that was it. Terrible.

The hotel was very clean and the staff were nice and friendly. The only thing that was bad was the ice machine wasn’t working so you had to go next door to their sister hotel to get your ice. Overall, a pleasant stay!!

The property needs a paint job badly. The day staff at the counter nearly lifted her head to greet us. The property had just experienced a bad rain storm which knocked out power and disrupted there check out and check in process for the day. That I understand! But one would think they would be going out of there way to make us happy customers. Out check in was at 7pm-3 hrs later then expected and they only gave us 1 more hour for a later check out. It’s hard to say if the property/the pool were just effected by the storm/wind. But the bottom of the pool was very dirty. I could be wrong and need to verify but there was no continental breakfast. I was told it had been discontinued.

Nice view but…… that’s about it needs updating bad swimming poo nasty. both elevators are broke down. We had to climb six flights of stairs. Key did not work had to go all the way back down and then all the way back up first night. Toilet runs all night and you can tell by the picture electrical is not so good.

The room 201 balcony door knob was broken and we contacted the front desk. The door would not close nor lock. It place my family in an unsafe environment. The maintenance guy came rigged the door and stated a new door knob will be replaced. Gary the (no integrity) manager only offered 20.00 refund credit. I couldn’t leave the hotel room to eat out that night. The house keeper guy walked in our room without knocking and the Gary (manager) stated he didn’t know about the situation. I pray God will protect the families who have no other option to stay at this hotel or the one next door. Gary need to be retrained to provide quality services. Be Aware folks!

The view of the ocean is great. The property needs to be updated. The room smelled awful in general. I asked for housekeeping three different times before we got somebody. They only changed the sheets because I asked for it. We had to take the garbage out ourself because we didn’t know if we would get housekeeping. The balcony chairs are not sturdy. When we checked out it was never thank you or come back nothing. Most of the employees that you saw could care less about you or their job. They looked like they were miserable. It looks like poor management and unhappy employees. I don’t plan on ever coming back to this place and stay.

I know 30-40 years ago, this was one of the newest/best places to stay. Hotel shows age, but has character. I like the older style hotels, but thought the price could've been a bit less.

Room 201 balcony door were broken and would not close. Family were hungry and wanted to leave the room to eat out however maintenance took hours to come fix door temporarily. I stayed behind to wait on maintenance. The employee stated the entire door knob must be replaced. Talk with Gary ( the no integrity manager) offer to refund 20.95 for inconvenience. Its not acceptable nor professional. Who will leave their belongings unsecured??? The door would not close nor lock…I am not happy with the property condition nor with customer service. Three women and a baby staying in a room with a broken balcony door. 2nd floor…Also employee walked in room without knocking on the door.

It was the worst Hotel we have ever stayed in! It was dirty, the bathroom had mold, no soap anywhere, rust and floor was coming apart. The microwave was dirty and rusted, the oven was disgusting, the ceiling fan had over 1/2 inch of dust it was nasty. The coffemaker didn't work & most of the outlets did not work we had to search for working one to charge our phones. Hotel needs to revamp the rooms. disgusting & we didn't feel safe.

The property was fine; nothing spectacular but the location was great, a few steps and you were on the sand. The room was clean but was lacking in what i thought were standard amenities. The lighting in the room is horrible. A lamp would make a world of difference. Also the outlets by the bed are European…. What? The kitchen utensils are practically nonexistent. 2 forks, one butter knife. A lid on the toilet would be nice and the vanity in the bathroom is so small it’s easier to brush your teeth in the kitchen. Again - little changes that would make a huge difference. Overall, the property was “ok”, especially for the price.

There was no toilet paper or tissues. Also no toiletries. When I called the front desk to report it the clerk said "I'll send somebody up afterwhile." The door to the balcony was warped or something. It wouldn't close all the way. I heard complaints from other guests like the stove wasn't working, the outlets didn't work, no toilet paper, no shampoo or soap etc. Bright spot was the day desk clerk, Karen. She was so friendly and sweet. I probably would not spend more than one night here. Upkeep is severely lacking. This property should not be billed as a resort.

When say check in at 4pm they won't check you in a minute before. Long wait out the door to check in. When I booked the hotel it said resort fee for 2 nights $30, when we got there they charged us $40. Check out is 10am and you better be out by then.
2 queen size beds in totally different rooms. One room had the air conditioner and the other had a dirty, warped ceiling fan, so one room had to be kept cold to help keep the other room comfortable.
The 3 in 1 shampoo and soap dispenser was empty.
On a positive note, it was nice to sit and watch the ocean.

Think about your location.
This hotel could use more lighting in the rooms. It was quite dark There was heavy rain while we were there and our room which was in the hall under a covering had a huge puddle we had to walk through to get into our room. Also there was leaking in the lobby. The beach access was great and grounds were clean enough. Water pressure was great in the shower but the toilet was slow to flush or take down toilet paper. Friday and Saturday night was loud and rowdy. We did not feel very safe due to the loud yelling and crowd hanging out in the parking lot and streets. There was a lot of drinking and heavy smell of marijuana. We woke up to the sound of people vomiting. Over all we enjoyed our stay but most likely would not choose this location again. However Panama City Beach is still our favorite beach.

No glitz no glam but hey, you’re on the beach!
Overall okay. The room had a nice kitchenette and bar for eating. Mattresses weren’t very comfortable unless you like sleeping on coils but it sufficed for one night. Location walkable to many conveniences. Had to ask for blankets, soap, shampoo since there were none in the room. But they had a dish towel and soap. Cold A/C and right on the sand.

Room was ok, location is good but the crowds that gathered in the front parking lot in the evening playing extremely loud music and all the Marijuana smoke made us leave after 1 night. There was alot of chaos and not a good place to go to and relax.

Check-in at the hotel is suppose to be at 4:00 pm, we got there at 4 and were told we'd have a 10 minute wait due to staffing issues and that they were trying to get rooms cleaned. After almost an hour, we still didn't have a room so my husband asked what was happening and asked for a manager and the gentleman at the front desk was able to get us a room. The manager wasn't there at any point in our stay to discuss the issue with and this was a continued issue with other guests checking in the entire time we were there. When we finally got to the room, the coffee pot was full with old coffee, dirty towels were left hanging in bathroom, and the shower curtain was yellow at the bottom so I'm not sure why we had to wait an hour since the room wasn't really clean. The beds had sheets and pillows on them but we had to put the comforters on ourselves. Both the kitchenette sink and tub back up so be prepared to be in ankle/wrist deep water. We paid ~$75.00 in resort fees, but we're unclear of what the fees were for as there was no gym, breakfast, housekeeping, management, beach towels, or amenities that would warrant resort fees, so I'm assuming it's for the view.
