Great stay!! Not a quiet hotel or area!
Loved the hotel! Definitely not a quiet hotel or area. So if that’s what you’re looking for this is not the place for you. It’s definitely a happening, busy place, but very nice and beautiful decor and comfy beds!

A very clean hotel. Didn’t have hot water this morning but the bed was very comfortable. I would come back though as the amenities and bar are very nice.

Home away from home
This hotel is our home away from home. We love hotel Van Zandt so very much. From the moment you pull into the valet, you are greeted with a warm welcome, and they are so fast at retrieving your car. They are absolutely amazing…ALL of them. Then the front desk is so kind and helpful and I just love the welcome sparkling water or beer. We always get a corner room and it’s just the best. We love all the amenities. Thank you for another wonderful stay. We’ll see you soon.

Wouldn’t stay here again.
Absolute and complete rip-off.
I checked in quite late on a night; firstly i have to say the gent that checked me in was very polite and the check in process was fine - i've seen a few other reviews from guests on here that say they were ignored, however this was not the case for myself. It is in the morning that everything went downhill..
Firstly, I was charged $9 for a bottle of water that was sat on the desk (not in the minibar, just on the desk). I've stayed in hundreds of hotels and i have never even once been charged for water in the room, ESPECIALLY not from a hotel that considers itself to be 4 star.
I then went downstairs to check out and have breakfast, and the experience got worse - i was charged a $32 "amenity fee". I asked what this covered and was given a business card that explained it was for:
- Use of the gym
- Access to live music
- Margaritas during happy hour
When i explained i did not use any of these things i was just told it was a mandatory fee.
Again, hundreds of hotels and not a single one has charged for use of the gym facilities or for sitting in their bar where you would be spending money anyway! If these service offerings are standard then they should be priced into the room fee, which i suspect they are already.
I then went to their cafe, Cafe 605, for breakfast and placed my order at the till before sitting down - despite there being no other customers in the cafe they shouted me from across the room to go and grab my breakfas

1. We were unaware that there was construction on either side of the hotel with crews working early every week day morning.
2. King size room was nice, but the bathrobes are a rough material and not comfortable.No coffee or tea in rooms.
3. The staff was excellent, except for the front desk check out person on our last day, who was unwilling to waive the $30 late fee as we checked out at 12 noon and was not sympathetic to the fact that the music from the adjacent nightclubs was loud until after midnight. We were actually happy to pay the fee, but she was rather rude about it.
We were there for our anniversary but I would go the the Fairmont or Hotel ZaZa or JW Marriott on our next visit.

The hotel is beautiful. Its location is great for those that like to bar hop and have a good time. The rooms are really nice and clean. The staff are amazing. I recommend staying here if you get the opportunity.

What didn't I like? The long wait for my car this morning and the breakfast nook wouldn't accept my cash. I can understand the car thing, a lot of people were checking out at once, but telling me that the money I work for is not good enough is an insult to me.

600 USD/night. Shower has no pressure and water does not get hot. I am a frequent traveler and this was the first and last time I booked this hotel. Overrated and significantly overpriced.

This Hotel didn’t quite meet our hopes and expectations. It was good, but definitely not great. Over priced for what you get. Lobby is great, Geraldine’s was great, food, ambience, and live music were wonderful. However our room lacked luster for sure. Many things felt needed some maintenance. Room didn’t feel boutique or as upscale as the lobby. Great location of the hotel though. Probably won’t recommend or stay again unless much cheaper rooms we can find than what we paid this trip

Didn’t like the noise from rainey street and didn’t like the private f1 parties . Dave Mathews’s? I also heard mclaureb had an embarrassing 49 person guest list. Yeah that got around town.

Service was so friendly and responsive! Note the hotel is surrounded by construction, though that was not the noise problem, the noise problem is from Rainey Street if the room faces that direction. On the 14th floor, we could hear music until the wee hours of the morning every night coming from Rainey Street, which explains why they include a sound machine and air plugs in the room. A nice touch, but frustrating to spend that kind of money and deal with noise when that information is not provided upfront. Slightly shady.

Hotel was great and felt safe at all times, Downton Austin suffers like most US cities with a large number of crazy homeless people so I would be careful with walking around when it’s not busy.

Not at all what I was expecting for $333.00/nite.
Very friendly staff and comfortable lobby. "Piped in" aroma of men's cologne was overwhelming and obnoxious every time I walked into the hotel! Sublety & a different, more neutral scent would be appreciated! Rooms were very dark and somewhat outdated. PLUS - a $200.00 charge per night "for incidentals - to be credited if not used" - was exhorbitant!!! That was NOT stated when I was booking the room. If it had been, I would definitely have chosen a different hotel.

Outside of the heavy construction going on around the property, our stay at HVZ was a delight. We had a v pleasurable check-in w Hayley who has wonderful recommendations for all the good stuff in town. It’s got such a lovely scent wafting throughout and their infused daily water offerings were such a treat!
My favorite element came down to this: we were in town to see Pearl Jam and they played them the entire day, which made for the best vibes all around being that tons of others were there for same.
Things are done w a personal touch here, which I always appreciate. All of the staff were super-friendly!

The front desk person was condesending for some reason. the bar staff at the pool were just rude and not friendly at all. the hotel matress and the pillows were terrible. I stayed there before covid and it was great for some reason the service was really not friendly at all. seemed very snobby.

We stayed here for two nights and it was fantastic. The staff are very accommodating and friendly. They left us complimentary beer,
Pop and snacks for my husbands birthday. Each evening has a complimentary happy hour in the lobby. The suite was spacious and very clean. The location is perfect as it is right next to Rainey st where there are a lot of entertainment options. It's also within walking distance to Congress st bridge and a wonderful walking path. We will definitely consider staying here again.

Over the last year alone I have stayed at this property several times . I’ve put up with construction being so loud and waking you up but chose to look past it and rebook a few more times . After this evening I will never stay at this property again . I booked for a night with the intentions of enjoying the property and enjoying drinks and dinner . I was rudely turned away . My husband and I were told if we aren’t part of the private party they were hosting we could not be accommodated and there is no other bar/restaurant on property . With that being said I than went to the front desk to express my concerns and they said I should have been told that in advance and I could have drinks in my room . Okay so basically because of a private party we are banned to a room!?!!! . Absolutely ridiculous !! What was the point ??? Don’t spend your money here . Apparently not all guests needs matter !

We have always loved staying at the Van Zandt. The service and amenities are always spot on. Unfortunately, there are several properties around the hotel that are under construction. The traffic, the noise the dust etc. all made stying here this time quite disappointing.
Again, the hotel itself is amazing as is the staff. Drue at checkin was amazing! She made our arrival very special and welcoming. It’s team members like her that keep us coming back.

The property is fine; beds comfortable, staff was nice, courteous and very accommodating. Pool was very small no place for our small children who were travelling with us. The parking fee was outrageous by far the highest I had experience. There was construction going on around the vicinity.

Pros: great lobby (smells nice) and decor, friendly staff, complimentary drinks upon arrival, housekeeping offered daily, earplugs and white noise machine in room, mini bar variety, dog friendly, easy walking distance to nightlife.
Cons: rooms need fresh paint and updates, pool is nice but no sun until early afternoon due to surrounding buildings, construction noise, excessive traffic due to construction, and daily valet rate is ridiculous, noise level from street level nightlife.
Overall a nice stay but don't feel like the price point matches the accommodations.

Though, someone picked up my friend’s running shoes mistakenly I guess, by the poolside. We ask the front desk but no one turned it in.

Very nice property; we enjoyed a room on the 11th floor that had a very nice view of the lake. Rainey Street was a very short walk away; here were several bars, live music and dining options. Be aware that one will pay $63 a day for unlimited valet parking (in addition to the room charge); all the downtown hotels do this, so this policy is not exclusive to the Van Zandt Hotel. A $35 resort fee is also charge per day in addition to the room charge. Neither of these fees were a surprise to me as I researched this beforehand; just be aware of this. There is also a lot of construction downtown but none of this really took away from the good experience we had.

Had a wonderful stay at the Van Zandt. Upon arrival I was instantly greeted by Valet and a doormen John who retrieved our luggage. Michel at the front desk was warm and inviting and very personable she had us laughing within the first few minutes of check-in. I didn’t tell the hotel it was my birthday but Michel noticed on my ID and once I got to my room she called to ask me what kind of complimentary beverage I would like for my birthday, what a nice treat! When it arrived there was also a lovely veggie tray with it, I loved the hospitality. Everyone was extremely friendly and prompt to help with whatever I needed. The room was incredibly spacious and the toiletries were great and luxurious. I would 10-10 recommend. There is some construction in the area but it honestly didn’t bother us at all and was very quiet. Thank you to all the amazing employees who made my our wonderful, keep up the good work!

Enjoyed a weekend with old college friends. Hotel has a really cool vibe, super clean. The hotel lobby and rooms are a bit dimly lit as is part of the ambiance, but I would have preferred it to be a little brighter. With that being said, I would still stay there again.

The staff was amazing! Friendly and courteous to say the least. Great recommendation from the concierge as well. The complimentary happy hour was a bonus. My only critique is that the curtains in my room needed to be replaced. They had some wear but I’d stay there again.

Hotel and staff were great—property is just off Rainey St, which is super convenient, but rooms that face that street are noisy. We borrowed the hotel bicycles for a morning ride and explored the UT campus.

The staff went above and beyond to accommodate us. All the receptionists took time to make us feel special, give us recommendations for food in the area. Most of all, the staff helped us with billing for the stay as we had a difficult scenario splitting a room and needing to have it finalized a certain way for reimbursement.
The doormen helping us with our luggage when we arrived and opening doors for us was a very nice touch. The entire building is clean and smells fantastic. The location is also unbeatable. Also, the daily happy hour was something we looked forward to every day!! I would absolutely recommend this hotel to anyone staying in Austin.

Great hotel. Large city amenities, and personalized guest service. Despite construction all around, they’ve maintained a quiet and intimate environment for guests. I will add the caveat that it’s still on Rainey. They’ve done a lot to mitigate the sound, but there is only so much you can do in a spot like that. Room was ready early, valets were very kind and attentive. New go to when I need to stay downtown.

Great hotel in the middle of it all. This is not the place for you if you want a quieter stay, as the neighboring bars play loud music until closing, but it’s such a perfect location to enjoy Rainey Street and surrounding areas. Even with all the nearby construction, it’s surprisingly easy to get in and out and an easy drive (by Austin standards) to the water, Zilker, Barton Springs and other areas outside of downtown.

Don't stay if you intend to sleep
I would not recommend this hotel for anyone over 25. The noise from the bars was so loud that I tried to sleep in the bathroom. I lived in NYC for years, I can handle street noise, but this was like trying to sleep in a bachelor party. Also, there were no seats available at the pool. And it wasn't possible to catch up on sleep during the day because of the construction noise.
