New Palladian Fan
I was in Seattle to visit my son for the holidays. The Palladian staff was so wonderful and accomodating from the start. My flight was delayed and they were so welcoming when I came in late and soaking wet. The room was well appointed and so clean and comfortable. The coffee was always ready. The food in their restaurant was wonderful . The staff really went out of their way- from my Christmas welcome in my room of snacks and wine to assistance when my son had some car issues. I can not say enough good things about this hotel. It is so close to all things downtown. I was able to walk everywhere. And it is super easy to get to the airport and the ferries.

Holiday tradition
Very nice stay. Went to a show at the Moore which is conveniently across the street. This is our second stay here and both times have been excellent. This time was much smoother (first time was after ice storm and poor desk clerk was doing everything due to lack of staff - by the way she did an excellent job). Got to try the restaurant on property this time which also was excellent. Will be back next year as it is now kind of a tradition before Christmas.

We stayed at this property and had several issues along the way including the valet losing the key card for a Tesla (thankfully was able to drive home using the phone as a key), missing garage door opener from the car, no housekeeping done until requested, poor communication on how some of these problems would be handled and compensated for and then never followed through on what they had suggested. Staff seem quite unhappy and many just don’t seem to care which is unfortunate and it sounds like management is not Overly supportive of their staff, understaffing issues, trying to cut/save costs but it’s apparent by the problems it’s creating.

The amenities fee was bs. The location advertised a spa, but there wasn’t one at the location. The staff was friendly and the manager was excellent. That being said , I would never stay there again due to the amenities fee.

The stay was very nice from the moment I arrived, the front desk staff welcomed me and asked if I wanted a higher floor or take the available room. The room had all the treats you could imagine and the prices were reasonable.
I would stay there again but the hill to Pikes Market was treacherous take a Uber unless you’re Heike and don’t mind a steep climb.

Hotel was very nice, clean, comfortable. Staff was friendly, very busy during check-in. Only complaint I have is that the bathroom had a barn door that would not close all the way so there was no privacy afforded in that sense. I would have preferred a regular door that closed for sure.

This hotel was uniquely renovated, however, our suite was quite disappointing. It was a king suite with a sofa bed. We expected for the price we paid ($1300 CDN per night!), that the sofa bed would be acceptable for 2 adults to sleep on. It was absolutely not. Thin mattress, creaky springs, etc. We had to call for bedding for the sofa bed, extra towels, etc. It's like more attention was paid to the decor instead of taking care of the basic necessities of a hotel room. In addition to the over-inflated price, we were charged $52 USD per night for parking. Very disappointing stay.

Great stay, the room has a constant sounds of running water through a pipe of something. It’s not loud enough to disturb sleeping but it’s constant. It kind of drowns out the sounds from outside downtown Seattle.

No functioning air conditioning. Brutally hot on the 9th floor...open windows (without screens) barely helped, but was Seattle nighttime noisy. Awful night sleep for me and my son in a beautiful room. A room, F- experience. Left after one night.

I rarely write unfavorable reviews, but I was extremely disappointed. Check-in was ok, but I got to the "city view" room and it looked across the street to another building. I immediately noticed a sound that sounded like a fire alarm - opened my door, but it was the air conditioning. They did change my room, but the next room had the same sound. Later, one of the maintenance men said that many of the rooms had that sound. He was lovely and offered to look for other rooms without the sound, but I'd already unpacked. I turned off the a/c, but then the room got super hot.
I was resting in the afternoon and housekeeping in the next room kept slamming the vacuum against the wall.
I went to the gym this morning, and while clean, it was a sparse as a lower end hotel.
Finally, this morning, I called downstairs to let them know I needed to check out; I decided to cut my stay short, partially because I was dissatisfied with the property. They told me that because it was booked with Expedia, they couldn't do anything for me.
So, I left anyway.
I will never stay with a Kipton again, and I will probably never book through Expedia either.

Staff was great but the property was disappointing. NOTHING like what Expedia advertised. The room was incredibly small. The bathroom was absolutely nothing advertised. I chose this property because they advertised a walk-in shower, which due to my diagnosis is of utmost importance. It was just a small tub which I struggled with. No one wants to have their teenage son pick their Mom up out of the shower.

Property is nice. Belltown is great and near water and fine restaurants. There was no valet or help with bags. We had to do it ourself. There is no breakfast or lunch room service. Then air conditioning did not work and hotel was sold out so we spent $450 for a 75 degree room with no services.

Hotel is just ok. Front desk not very helpful. Hotel is very dark. No chairs in rooms except for tiny office-type desk chair. Rating facilities at hotel very expensive with very limited menu. Definite not kid friendly menu. Best thing was golden retriever in office. Would never stay here again.

Exceptional staff, friendly, professional. Incredibly welcoming and accommodating. From the valets to the front desk, the bar and restaurant staff at Penny Royal, and the housekeepers, all top notch.
Rooms are gorgeous, comfortable, and spacious.
Overall a great experience. Would recommend to anyone visiting. Great location close to Pike Market, the Aquarium, Belltown restaurants and bars.

The initial checkin experience was not great, front desk lady said we’d get a text when the room was ready but we never did. But afterwards the staff was great. Melody in particular was very friendly and helpful. Rooms are clean with proper amenities but walls are pretty thin. Overall a great option for proximity to Pike Place and dog friendly!

beautiful hotel, careless staff
the room we were assigned had a known issue with the HVAC making loud noise (as its an old hotel), we asked about this upon checkin, but at 11pm when we arrived back it was still not addressed so they moved our room. We forgot an expensive item of clothing in the room and let them know first thing in the AM; however, instead of letting us retrieve it or doing it themselves they relied on housekeeping, who then threw it in the trash to never be recovered again. We were given $60 for our "inconvenience" of having a $200 item thrown in the trash.
this never would have happened if:
1) we weren't assigned a room with known issues
2) at some point between 2pm and 11pm they had actually addressed the issues with the HVAC or moved us immediately before we had a chance to unpack anything
3) either let us retrieve the item or taken 2 minutes out of their day to go with us to get the item when we brought it up (9am, again at 11am) instead of relied on housekeeping
4) actually communicated with housekeeping about the item instead of hoping they would do the right thing
every step along the way this hotel staff messed up and we took a huge loss which really added some sadness and anger to our vacation

We booked this property specifically as it was across from the Moore Theater and we wanted to walk to the concert. The building is older and as a result the rooms are small and oddly shaped but overall it had a very boutique feel. Small quirks like having a sitting area in a long corner, TV mounted on an easel in the middle of the room and a thermostat that was literally installed behind the corner of the bed headboard where you couldn't actually see it provided some unexpected challenges. Many have commented on the tub/shower combo space with no shower door, but it seemed fine.
Location was great and we were able to easily walk to Pikes Place and the surrounding area. On site bar was very nice but the restaurant had very limited menu options. Neither was open very late which was disappointing after our show. Staff was surprisingly apathetic about our experience and showed no real interest in our needs. Even getting our car resulted in "oh, the valet is around here somewhere, you'll have to wait" type of comments. However, the beds were comfortable and we did have a good time overall.

Valet parking on Virginia Street wasn’t the easiest experience. It was a pet friendly hotel but there was no where outside the facility for my dog to use the bathroom. I would not order room service again from Shaker and Spear - the food was either undercooked or over cooked - I wasted over $125 on food I didn’t couldn’t eat.

The hotel is clean, quiet and beautiful. The rooms are cozy with a great ambiance. The location is great - it's easy to walk to so many excellent restaurants!
Only upgrades I would recommend are:
-Put coffee makers in the room instead of requiring the guests to request them
-Add real shower doors and not the small pain of glass
-Put the room service menu in the rooms

-Great location for walkable access to many activities and public transportation hubs. Keep in mind Seattle is HILLY, so those with physical challenges may not find it as accessible
-Well equipped fitness center
-Many amenities available by request
Dislikes:
-Uncomfortable bed: mattress is hard and no top sheet was provided
-Shared large format toiletries: How do you know someone hasn't messed with them? Are they sanitary?
-Strong perfume fragrance in lobby can trigger allergies or headaches
-Rooms are NOT furnished for relaxing downtime (i.e. comfortable chair or love seat), only for basic sleeping needs
Overall impression:
I liked this hotel more than my partner; he thought it felt like a nicer European hostel rather than a well-equipped and comfortable hotel. I don't think it was worth the money based on comfort of room, but if you want a great walkable location it is a good option. For its price point, it is fine.

The staff was friendly and the location was great for the things we wanted to do on our trip. We had paid for a suite because we stayed 5 days at the hotel. The lighting within the location of the couch was poor and it limited our willingness to sit there. Although we appreciated a water station in the lobby, we were disappointed that water bottles were not complimentary provided in our room considering this hotel and the amount we paid for the room. That did impact our overall stay.

Nice property that was conveniently located to everything we wanted to do. Easy walk to Pike Public Market and from Westlake Light Rail Station.
The hotel decor was a little quirky, but nice enough. Our king size room was a bit small, but big enough for our needs. The doorless shower in the bathroom was a bit odd and the lack of vents made the bathroom too steamy to use immediately following a shower.
When we booked our reservation, this property was one of the lower priced options in the 4-star category and I would say that it was a good value for the price we paid.

My room was lovely and the bed was so comfy. I’d stay here again but I have to admit that I was left with a bad taste in my mouth. The hotel charged me $127 extra that was not clear through Expedia when I initially moved. This was the “resort fee.” After reflection, I could see the resort fee on the receipt but it’s so easily missed. The hotel said this charge was for the coffee, and wine hour. I think these were complimentary but NO ONE at the front desk told me about this. It would have been nice to know but instead I really feel like I’ve missed out there. Tip for front desk staff — make the guests aware of this when checking in. Perhaps having information in the room too. Also, no room service advertised but I had seen a plate outside someone’s room — was this possible too?

Beautiful hotel with a comfortable bed, really nice bathroom products, and a cute decorating them that’s well executed. They put thought into things like outlets for plugging devices and there was a clawfoot tub in the bathroom and even a yoga mat in the closet. The location was just on the edge between cool and the dodgy area but I was never worried, coming from NYC. The hotel bartenders were also friendly and had a heavy pour. Oh and I got the Ricky Gervais pillow.

We appreciated the character-feel of this hotel and especially the warm, enthusiastic, and thoughtful front-desk staff. They left a fantastic impression on us. We were however a bit disappointed with space being smaller than expected and not as clean as that of another Kimpton hotel we've previously stayed at.

Hotel is in a good location, short walk to Pike's. Staff was friendly. Room was a little small w/ no coffee maker. They did have coffee in the lobby, but would prefer it in the room.

The staff were kind of nice. It was mixed. For instance, some were really nice. My 29 year old daughter had trouble with her thermostat. She called the front desk and they told her they had a card of instructions if she wanted to come get it. It was 3am and she asked if they could just talk her through it. Once both parties realized she forgot to put he door key in the special slot to turn on the rooms power, the front desk person hung up on her.
Our room stunk like a barn. They painted the wardrobe and bathroom door and used rancid paint. Yes it happens due to anaerobic bacteria. But obviously the paint crew did not care. It was not natural gassing off, it was bad paint.
Finally, they use barn style doors for the bathrooms. In every room I entered, the bathroom doors did close properly. If you are going to use something, hang it correctly.

This hotel was not what I expected. The hotel doesn’t feel clean from the moment you walk through the front door. Very dark and warm hotel. There is no running A/C outside of your room. The bed and pillows were comfortable. No breakfast options offered but pastries at a cost. They advertise a restaurant/bar but seems to only be open at night. The hotel is in walking distance to all Seattle has to offer so that was nice. The staff was friendly.

This hotel, for the price, turned out to be just ok. The room was very small. They had repaired the bed frame with tape. There is no lock on the bathroom door. The view from the room (granted I knew I didn't pay extra for the view, I understand) was the HVAC unit. Overall, I wouldn't stay here again.

This is a nicely remodeled hotel. It has a great location to most of the sites. However, the rooms are small, like no chairs or desk or anything, so be prepared for that. We didn’t have any towel or bed service during our four days here so that’s a bit of a miss as well.

The hotel was very cool and decorated in a trendy, but unique style. The fixtures were amazing, the bed very comfortable, and the sheets and towels were super clean. When i came into the room for the first time there was a dirty tissue on the floor and and the rug was all bunched up and crooked.

The look was very unique which I liked. Staff were friendly and helpful. The restaurant was delicious and I would definitely eat their again. However I won’t stay here again due to the smell and noise. There was a mechanical vibration strong enough to be heard over music or the TV. And you can hear all the street noise even on the 9th floor. The smell was overwhelming in some places and hard to explain but not pleasant at all. Unfortunately I barely slept even after they very nicely moved me twice.

A lack of hot water is a no-go. A lack of hot water in an already started shower is a memorable experience. I stepped out for about 10 minutes and eventually just rinsed off in the cold. This did not change for the next few hours.
The hotel was quite noisy with virtually no insulation from the noise outside. This is not a big deal on normal nights. On NYE/NYD its a a bit of a killer of sleep, at least until the party goes back inside at 6am.
While immaculate, the bedding was not the best. Really uncomfortable. An Ikea couch and throw blankets would have been preferred to the five-sheets-and-a-duvet-on-a-bed-of-lumpy-pillows. (But the pillows did have fancy pictures on them, so that was nice)
Clearly, they were understaffed and ill-prepared for full capacity.
I'd try again, but how often do you book a hotel in your own city?

Service at the bar is slow. Food tray was left by the elevator and I tripped on it while getting out, and ended up with a huge bruise on my foot. The beds are uncomfortable. The door slam, so was woken up in the morning by neighboring guests. Walls so thin you can hear the convo in the next room so clear, and evening the phone convos. Front desk service is the best part, but hotel was not worth the price.

Hotel was really nice and the decor and style of the entire place is amazing. My two complaints: mattress on bed is really cheap quality and definite high and lows spots throughout. Woke up with a sore back from it. Biggest complaint is the bathroom. It looks great and the sliding barn door looks awesome. Problem with that is it doesn’t close well enough to create a seal (you can actually still seen into the bathroom when closed) and there is no fan in bathroom. So there’s absolutely no privacy in the bathroom unless your spouse cranks up the tv super loud to drown out the bathroom noises. Bathroom is all tile everywhere too so everything echos. Lastly the shower. No curtain or sliding shower door. Just a three foot section of glass. So you basically have to get inside the shower to turn it on and get out fast enough to not get sprayed with cold water. And even on full hot water it barely kept you warm.

Hotel does not have parking and surrounding areas only have parking until 7am. Overall hotel was overpriced for features and the parking situation was terrible.
