The property is kept very clean and rooms have been newly renovated and the property manager is by far the best i have ever had the pleasure to know. She goes over and way beyond what her job description in tails . She is personable / reliable and does what ever she can to makesure your stay is very pleasent . All my stays at overland ACS have been awsome . I wont stay anywhere else if i can help it . Only if there are no rooms available . Mrs jean is the best . Thank you Mrs Jean for all you do to make my stay at overland ACS a great experience.

To Mrs jeans boss - i want to clarify my last review .im notsure what happened to it but ALL my stays have been very welcoming and Mrs .Jean ALWAYS makesure my stay is very pleasent . I have had to stay at other places because of no openings and i hated it so im always booking my stays at ACS overland as early.as possible and i like it so much with Mrs Jean i have now told my.co-workers about ACS overland and i believe my.co-worker has started booking at ACS overland .

Great Place to stay
This property was clean and quiet. The unit was very well maintained. The staff was very friendly and professional. If I had to give one criticism it would be that it takes a long time for the water get hot.

The room was extraordinarily clean and the property was clean too. I did hear street noise as it is off a busy street but that quiets downs some after 5:00. I would stay there again and I would recommend it.

Nice hotel value, however…
The place is exceptionally clean and comfortable and offers a good value for your hotel dollars. However the older female manager is a bit of a odd duck in the fact that she is a bit unfriendly in her dealings. She seems to pry a bit too much into your personal business and was asking nearly inappropriate questions about the relationship I had with the other person I shared my room with the night before as I was checking out. I had booked the room with Hotels.com. I would stay there again despite the manager because the hotel was exceptionally nice for the money and that’s it.

Check in times are limited because there is not a regular attendant. The central air AC did not work...room actually got warmer during the night. Shower control was very wonky. Took 5 mins to heat up, then challenge to get something in between scalding got and luke warm. Very nice facility, would give it another try because it does appear to be well maintained. However my stay was not great.

Exceeded Expectations on Every Level
Our expectations were exceeded on every level! The suites are super clean and contain everything you could want for an extended stay. Jean, the Property Manager, is very responsive and I had the pleasure of hanging out with her for a little while one of the afternoons we were there. The location is awesome... It's a beautiful, quiet setting with mountain views and peaceful landscaping, just minutes away from wherever you want to go in Roanoke.You can't beat the price, location and accomodations. We can't wait to go back!

This property is in an excellent location. Easy to get to shopping, food and entertainment. A small property that is tucked away in a quiet area. Beautiful landscaping, lots of mature trees, plants and flowers. The grounds are well maintained. Our room was spotless. Very clean, well appointed with great space! Highly recommend!

The suite was very comfortable. The furniture was comfy and clean. The things I would want to see changed are minor - an extra bath and hand towel, good sized coffee mugs instead of tiny cups (Keurig coffee is way too strong for a 6 oz cup), a variety of coffee pods. We thoroughly enjoyed staying at Affordable Corporate Suites and will stay there again if the opportunity comes up!

Make sure to schedule weekend check ins
Upon arrival I realized the office was closed on Saturdays and quickly called the number I had to poke around and find for the owner? I’m assuming. She grills me and is seeming to try and catch me in a lie? Then she says there is no one there to check me in I needed to call to make arrangements prior to Saturday. A 20 minute call that could’ve been avoided, because ultimately I was able to get the key from a lockbox when she gave me the code. There are strict rules for the stay such as take your own trash out, clean the place spotless before leaving, and make sure the lights are all turned off etc. if you do not follow the rules there is a $25 fee per rule broken. The suite itself was very nice and clean, small TVs, and the bed was firm so not totally comfortable for me but if you like a firm mattress it will be for you! Overall was just uncomfortable with the 20 questions I had to play all because I didn’t make one phone call the day before and wanted to check in at my scheduled time.

Good room; Not for overnight stays
Although we loved the accommodations, this place should not be on hotels.com. It is not a hotel. It's not even setup to take check-in's for an overnight stay. The office was closed (7pm) and the manager wasn't on-site. However, she did get someone to hand us a key (no check-in). Even she said the site was not for overnight stays, but more of a weekly or monthly rental location. The room was very nice and clean - one of the best on our trip. Overall, we were pleased with the location and room. But, the process was lacking in every respect.

Great stay with 2 recommendations
Overall i would definitely stay here again if it was a solo trip. Prefer a king bed if traveling as a couple. Couple of changes I would highly recommend is better curtains vs the blinds and stop using keyed locks. Keys can be copied so electronic keys would be safer. Otherwise, excellent stay.

Jane was very friendly at check-in. She helped with an error on our reservation and resolved the issue for us. The rooms were cozy and clean. It appeared to be newly renovated bathtubs. It was clean and quiet. The bed was soft and tended to make us roll to the center.

Odd stay, but clean and well kept property.
Kind of an odd stay, I had to check in early on my lunch break because the office closes at 7 I believe and I didn't want to be late. So I got an early check in and got my key, upon arriving I was surprised that my room door was halfway open...so I was thinking I'm positive this the room number she gave me, office wasn't open so I had no choice but to risk it and make sure the room was safe and didn't look like anything was stolen or messed with. Let me just say this place is extremely clean and we'll taken care of for an old property...good location for where I had meetings and it was pretty quiet. To my surprise late the evening after check out I received a call from the lady that ran the office telling me that I didn't pay her for my stay. I remembered getting a credit card alert that Hotels.com had indeed taken the payment and it had processed on my card. So I wasn't going to pay twice, I also let her know about my room door being open..."oh yeah the maid was just in there cleaning.." that seemed odd as I didn't take my things inside the room when I checked in because I noticed the maid cleaning that exact room around 1PM? Anyways, she didn't seem to care. Overall a very odd experience and I was kind of unsettled the whole night knowing the door was open and it is like a small apartment....but like I said very clean and in good shape for the price. I wouldn't stay again unfortunately due to things mentioned above.

Due to a communication issue, we were not able to stay at the suites and had to stay somewhere else. The owner was very apologetic and did everything she could to make it right, and even offered to buy us dinner. It was clear she wants her customers to be satisfied. We would book with them again in the future. Please take note that this is not like a hotel with someone on-site 24/7. It's more like an airbnb with the owner not on-premises, so be sure to work out the details in advance and I am sure you will have a good stay. The price and location were good.

Discovered this little gem on Hotels.com. Nicely decorated. Full kitchen. Love that the bedroom is a separate room from kitchen-dining-living space. Very comfortable. Outside appearance is modest; motel orientation with doors on the parking area, but the room was lovely, relatively quiet from outside noise. Thoroughly enjoyed it for our one night stay. Would gladly stay again as we pass through Roanoke area. It’s a little bit off 81, but worth the detour, IMO.
