Wonderful Experience!!
This was a great stay for us. The location is awesome, right across the street from the beach. The staff were great. I thought it would be hot since we couldn't control the air conditioning but the ceiling fan was wonderful and the room was always the right temperature.

Very big room. Elevator is super old but its pretty neat seeing it work. Bathroom door didnt lock and the tub didnt hold water. Bathroom could have been a little cleaner but overall pretty cool old hotel. Location is great for beach and food options.

Didn’t like everything. Manual cramped elevator, no microwave, no hot water for coffee/tea. Building very old and and dark unlike next buildings that were all well-lit and bursting with life. Coffee table in lobby is dangerous (glass top not secure or not attached to the rest; came off and. almost broke it when I placed my phone.

This hotel is cute but run down. The bathroom in the lobby area definitely needs to be maintained. It was dirty and run down. The beds were hard as a rock and the pillows were thin and hard too. We got there early but could not check in early, which was fine. But our room was ready an hour be for check in and we were notified but told that we would have to pay an additional fee to check in an hour early. Also I had to pay a $25 fee already on top of the normal price. Just felt like we were being charged for way too many things. Other than that the location to the beach is nice. The hotel is cute and our room was clean.

Location was ok .. the whole place smells like weed and with kids I don’t recommend at all. The elevator was old and smells and not clean. Staff friendly but place needs major updates and cleaned. Uber can’t get to you with several streets closed we had to walk 2 blocks with luggage. Will find another place next time was told comfort in was great there.

Park Beach Hotel is very convenient, 2 minutes walk from the ocean, shopping area and restaurant are around. Building is not the newest but it's very clean and quiet. That was my the 6th time within last 3 years.

We called a couple days ahead to let the front desk know we would not arrive until 1am and they assured us a security officer would be there to let us in our room and check us in, we sat for an hour in the lobby and finally called Expedia for help. No one ever came and Expedia did refund us for the stay thankfully so we could go somewhere else to stay. I would not trust this hotel at all with a reservation. The colony has similar prices and just a block away. They were quick to help us and have someone working the desk 24/7.

The hotel was exactly what we were looking for. It’s right on ocean drive. It’s close to everything. We got the larger room and had plenty of space. We had no issues during our stay.
It’s an older hotel. We knew that going in. It was exactly as we expected when we arrived. We found it a good value for the location and size of the room. Our room was tidy. The beds were ok. I’d stay again without hesitation.

This property is HORRIBLE to say the least!!!
They have no concern or responsibility for their guests neither do they provide safety measures. The customer service is TERRIBLE and this hotel should be 1 Star at the most. I am currently battling trying to get a refund for my stay that had to get shortened due to a gunfire shoot out.

We booked a room for one night, March 12, through hotels.com. When we arrived we were told that the room we booked was not available, so they gave us a lesser room for the same rate.
There was no manager available to sort things out.
The internet did not work. Is this 2023? We needed to download and print an important document (which had to do with our reason for coming to Miami), so had to go off site to do so.
The AC was not adjustable. Unlike a lot of the previous comments, it was too warm for us.
The TV only got about 6 or 7 channels, all with terrible reception. The best thing we could find to watch was "cowboy wants a wife". YIKES!
No coffee machine in the room.
The shower was very difficult to figure out. If you read this review and still stay there, I bet you won't be able to work it on your own.
Doesn't look like the pictures at all. The lobby is super grungy.
Please, spend an extra $20 and stay somewhere else.

Staff had no idea about anything they charged one card for all 5 rooms even though reservation was made in each persons name. Aaked for manager there was none rooms were freezing wirh no controls to fix it. I emailed about early xheck in they said yes for 50.00 but then said ni when we got there. We were a group of 12 off a cruise with lots if luggage so we lost many hours of our last day

It was an okay hotel. Our room was not ready for an early check in, which was fine we went to the beach for a few hours. Long wait to check in - understandable. Get to the room to wash up and no hot water and room was freezing.
If you are a light sleeper and don't want to get woken up by partiers don't stay here its not for you. Overall i would stay here again for a night or 2. Some would expect more on Ocean drive.

The staff were nice and it was reasonably clean but it was so cold and the thermostats were locked! If you stay here, bring sweat pants for sleep lol. Other than that, great location & proximity to south beach and good restaurants :)

The air conditioning works extremely well resulting I was chilled up at night. However it is central controlled and no way to adjust the temperature by myself. The worst part is when I went downstairs and beg the only gentleman at frontdesk for help，he responded as no one in this hotel is on duty except him and he fully understand my feeling but can do nothing at all about it. When I asked for a room change, he said he can not do that because of SECURITY concern!
The result is I.have to stay up in this freezing cold room until the sun rose.

Great location and the kindest staff
We stayed in this hotel last month and it was pretty good. The location is faultless, amazing, and the location for price point is amazing! The room was pretty nice, we had some issues with the air con being so cold and unable to adjust it which was frustrating but we were moved. What stood out to me is that I got some bag news when I was away that my sister had passed away and I had been crying. The blonde haired lady on reception asked if I was ok and she was so kind and so sweet to me, hugged me and was genuinely so caring and I honestly am so grateful. Her kindness was overwhelming. Thank you to this lady.

Definitely not as pictured. No self control temperature… room was freezing. Everything was old. TV was very small .. just wasn’t happy at all with room. However, location is perfect.

The staff were helpful and friendly.The area did not have many parking options , so we paid a day to park in tiny lot behind our hotel. The attendant was not on staff at all times, so it was a gamble to wether or not your car was blocked in and if the owner was there to move the vehicle.

I really loved the spaciousness of the room and the location of the hotel. Problems with too much air conditioning were resolved after 48 hours (I opened the window, maintenance redirected the air!) as there is no control by room - it is central air. Service at the cafe was always excellent and the check in was great - we were also given two very warm blankets to help with the cold. There was no concierge service for activities and we were on our own for that. The room was very quiet in general and the hotel had a certain charm that grew on me! I would definitely stay there again and I really appreciated the extra security for new years eve!

The room itself was clean enough, however the overall facilities are very outdated. The view is not as advertised or pictured. Walls are so thin you can hear everything from conversations to sneezing. We only had 1 washcloth in the room and when we asked for more from the front desk we were told they were all being washed and they would bring some up. We never received them.

Thing I liked the most was convenience. The property is in heart of South beach . Its very happening (both day and night) and the beach is just a road cross away.
Major drawbacks, the building is a little old and has centralized AC for the entire hotel. You do not have an option to control the AC temperature of your room . I fell sick the very first night as the temperature was set quit low and it did not suit me. Rooms are a little small and the property doesn't have free parking. Parking would be an additional 40$ per night which you would not be able to avoid as there are no free parking areas nearby.

No hot water for almost 24 hours. When you called to ask the status of it being reoaired they had a dont csre attitude. One and only elevator also out of order. No coffee maker in room. No hand towels, just wash clothes.

I love the area and location for this property,So quite and clean,the front desk girls were very nice and helpful.At first I was little worry about it because some bad reviews but some people just have different opinions,I love the smell and how clean it was since I walked in l,just perfect if you only need a nice clean room to sleep and shower if you will be all around like I did,I was out enjoying south beach and downtown all the time and in that case just perfect.!

They charged extra 25 at chekin which is not mentioned anywhere. Rooms are not so great. Very old. Doors and locks are damaged. No bedside charging. Shower doesn't have screen. Parking is costly. I shoul have parked in one of the garage.Only good thing is location. Closer to beach and on ocean drive

Poor service at the beginning eventually they came around. It’s a very old fashioned hotel. The phone in the room didn’t work to call the front desk. The water pressure in the shower lacked and service to clean the room was very slow but once done completed well. Simple things like ice….they didn’t have an ice machine you had to go digging for ice. On my last day there wasn’t anymore ice at all.

The stay was for 1 night so it was adequate. The hotel is very dated and has a very funky smell in the lobby. The elevator was very old and interesting so we took the stairs up and down for the remainder of the stay. I was disappointed in parking accommodations. It's behind the hotel and it's easy to get blocked in as there is no valet or anyone checking on it. Luckily I was able to do a 10 point maneuver and get out of the lot when we left in the morning for the airport.
The beds are the most uncomfortable slabs of granite I have every tried to sleep on.
It was not a comfortable stay but worked for 1 night.

I paid $40 ( $10 tip) and next day morning I had to go get my car. I couldn't pick up my car because a car was also parked my front. When I asked the morning staff lady for help, she was disinclined to help. I asked for the manager's phone number and name, she didn't answer, she didn't want to help. I waited for more than an hour when the car parked in front of me disappeared. That's when I realized that she didn't help because she was working for her own business. I hope she doesn't work in this hotel for long.

Hotel had mole on the walls and wasn't clean. House keeping never cleaned the room, they just gave new towels. Hotel didn't provide cups or utensils. Wifi barely worked. Lobby had a nasty smell. One of the worst hotels I ever stayed in.

The location is great. The service not so great. We had a less than ideal time checking in. Front desk wasn't very helpful with the check in process. We had to figure out everything on our own, even after asking for help. The valet parking isn't friendly and instead is aggressive. The room was clean and comes with just bare essentials. No décor. The housekeeping staff was the only true delight aside from the convenient location of the property.

The property is great. Unfortunately, there was some kind of construction work going on outside until just after midnight. This was bothersome because we had to be out at 3am for our flight and got no sleep. Otherwise, we had a lovely time.

The only good thing this hotel has going for itself is its convenient location. We checked in at night to a room that had sand and dust on the floor, the room hadn’t been cleaned. In addition, there were no water bottles in the room, there was no kettle of coffee maker, the sheets were in a bad condition, the property was centrally air conditioned so you could not control the heat and it was very chilly. When I brought up the unclean room and missing water bottles with the staff, there was not a scintilla of remorse shown, the staff didn’t even offer to get the room cleaned. Also, I heard the most ridiculous answer for why water bottles weren’t there in the room, apparently the owner wants it that way. Well if you’re trying to be sustainable great, I’m all for it but there are enough sustainable options for offering water that doesn’t include plastic bottles, this was just a case for cost cutting. The hotel also charges a hidden resort fee, which you get to know only when you’re checking in to the hotel. In conclusion, only thing you’re paying for at this hotel is that it happens to be in the heart of south beach, I would not stay here again.

When I got there it was giving me “haunted mansion” vibes. I was ready for Eddy Murphy to come out at some point. Property is VERY old, smells like nursing home when you walk in. Water bug met me at the door, elevator is VERY old school, so we used the stairs. They didn’t have digital keys, they had a regular key like the keys you get for your house. Bed was hard as a rock, very very cold in room (I can imagine it was due to the extremely hot temperatures outside). Also, you cannot slide the glass “shower door” as it does not move and you have to go inside the shower to operate it. Water gets hot when it feels like it.

I booked hotel accommodations. I arrived at the hotel and was given the key to my room, to only see people already occupying the space. The security guard informed me that all rooms are occupied and I have to figure out new accommodations at midnight. This is the worst hotel I’ve ever been attached to. I wouldn’t recommend this location if they were giving out free rooms.

The hotel lobby and bathroom were dirty and deplorable. They would not check anyone in until 4 pm, when they had a lobby full of people. We got to the hotel at 7 AM because of some travel complications and when asked to check in early it was a $40.00 fee. When I asked to check in 15 min early they told me it would be an extra fee. What a joke. The room was clean but the bathroom had a sewer smell that would not go away.

The location is perfect if you plan on going to the beach and enjoying the excitement of South Beach. The property itself is older and small, but you are not in the hotel if you are at the beach.

The website said parking was $35 a night and they charged $50 a night ,The check in paper work even said $35, The staff was not friendly and slow, The ice machine was in the basement, half the lights did not work in the room, The place was dated and seemed to have a musty smell, We ended up leaving after the first night, Then we waited 45 minutes for our vehicle to be brought to us I know they wasn't busy because it was 7AM when I contacted them,I will not return to this place.

The central AC has no control within the room! It was extremely cold. They ask you to use blankets if you are cold. Got sick with such cold room and hotel lobby’s. Extremely old hotel, just running because of the location advantage! Very small rooms, poor bathrooms, they don’t even make your room on multiple day stays. Bathrooms are worst, very small and sinks are outside in the room itself! Our room didn’t even have hot water one of the 2 days we stayed! They said they could get it fixed- like we have all that time on our stay for them to do it!

Prior to checking in I was charged 38$ resort fee and additional 250$ deposit fee. I wish that information was available on website before I booked.
Also I requested early check-in, because it was a daytrip and did not want to waste time traveling and sitting in traffic. Upon arrival at the hotel at 10 AM, the were lines of people whom also had been promise early check-in. Long story short, no person got early check-in. I waited in that out dated lobby from 10AM - 3PM.

Great stay great people great value.
Loved the cuteness of the place. The hotel has a vintage look to it. It’s an old building with the original elevator working. The location is great, directly across the beach. You can walk down ocean drive for food and entertainment and stumble back with no worries. The people were nice at the front desk. No one bothered me or rushed me out on check out day. They accommodated my belongings while I spent the day at the beach both before check in since I was early and checkout since my flight was later. The bed was clean and comfortable. The shower worked just fine and the most important thing was that there were no signs of bugs. I totally enjoyed my stay and will always look to book here first from now on.
