They charged me a $51/night resort fee which was not stated in my rate. They also only had one elevator which was backed up. In addition my door lock was not working when I got there. They sent a repair man that fixed it.

Great South Beach location. Hotel bikes were fun to use around the area. Breakfast buffet was good and a nice addition. Lots of shopping and restaurants within walking distance. Good for kids too.

I enjoyed my stay at Hotel Breakwater. I do think it could use some updating overall aesthetic wise. It also had a faint mildew smell which seemed to attempt to be covered by candles and room sprays. The room itself was a great size, windows open for fresh air, and the bed was very comfortable. The location was perfect! I loved being so close to the beach. I’d definitely stay here again.

The property is nice, however, with the ocean and related humidity there is a strong smell of mold in the rooms. There is no heat in the rooms despite it being “winter” here We had to turn the air conditioning off due to it being so cold, that stopped any air movement making the mold situation unbearable. We moved rooms twice, every room is moldy. There are only 10 channels on the TV and not all of them have sound.
If you like Cuban food, the restaurant is excellent but I would not recommend staying here.

We checked in and our room smelled so badly of mildew that we started getting headaches. Went out to dinner and discussed realizing there was no way we could sleep in the room. Get back to the hotel around 10pm and had our friend who speaks Spanish request a new room for us. They said they had one room left which only had a king bed instead of the two queens. At this point we were exhausted and decided to just accept it so we could finally sleep (almost 24hrs awake). Odor was a bit better but location was in a separate area where we had to walk thru a gelato store and drag out bags thru broken rough concrete. Terrible experience.

Great location with beach opposite, heart of the art deco buildings and a short walk to Lincoln Drive. Walked up to watch the cruise ships leave which is a lovely area too. Stayed 2 nights 1 day. It’s not an ocean view hotel just ocean facing …… trees are way too tall. But it’s stunning and just across the road !!
Room was huge which was a nice surprise but smelt damp and musty. I put it down to a huge difference in climate from UK. But see others have commented too. Aircon efficient but noisy. Lots of little stairs to drag luggage around - we were in the building attached to ice cream shop.
Free breakfast did the job. Not fancy but tasty.
I was overcharged the service fee - it was corrected at check out and I was refunded back and it arrived into my account a few days later. The 100 dollar deposit is yet to reappear a week later but was told can take 10 days. Although odd one part of monies owed refunded immediately. I now have 3 locations that have all taken $100 immediately but not returned it as quick !!! One to watch out for if staying in multiple locations in US.
Recommend Monty’s as a place to eat drink and watch the cruise ships.
Southbeach is expensive - but I loved it.
The bars are noisy in the area until very late - which you can hear in room - although double glazing takes most of the noise. I knew it would be like this - but the allure of the art deco era was my deciding factor as only a flying visit.
Fine distance wise for both FL and Miami cruise ports.

Worst hotel and worst evening receptionist! They are so unprofessional and rude! I paid for a ocean view and I did not get it when I asked her, she said was OCEAN DR view! I was like… are you kidding me?
Also they are under construction in some rooms so smell really bad near to those room! They gave to me one of that room, I did not want it smell humidity all day was insane! Them I spoke with Expedia chat and they gave to me a solution thank to Expedia assistant not the receptionist! She was so rude, and she came to my room for argue! Can you believe? She came to my room door?! UNPROFESSIONAL

This hotel smelt so bad, I had to switch rooms. The front desk staff wasn’t very friendly either. I ate at the restaurant and the food was good, but the room itself smelt like cigarette smoke. They moved me into another room and it didn’t smell like cigarettes anymore but it did have a weird smell. The whole hotel did

Over-priced, nostalgic building
Neat, nostalgic building of old. A bit dated, with somewhat of a musty smell. Rooms were lacking seating, storage and desk space. Small pool area. Entrance is confusing at first; off to the side of restaurant. Low beds can be difficult to get in and out of. Over-priced for what you get.

Room clean and functional. Staff very friendly - especially Lily and Gabriela. Access to reception via restaurant a bit strange but get used to it. However - this is a nightclub with some beds. Music so loud and bass so strong that the room vibrates. No sound insulation. Loud music all day and through to the early hours - 2am - and starts again at 7.30am. So if you are hoping to sleep at all probably not the hotel for you

Place was very clean , staff was very friendly and helpful. Parking is no no for any of the hotels within 20 minutes from there. So be ready to pay $45 a night for valet parking.

I had to kick my door in repeatedly to get in. All the cost listed on the site were higher once i got there. Valet parking was around the corner. Please use another property unless you like frustration disappointment and inadequate service.

Great location, close to everything. Staff very friendly and helpful. Apparently there are two buildings and our room was across the street from main hotel, you had to walk through the outside bar/restaurant area and it was hazardous as ground all broken up and raised in areas. Then you had to use you key to open door to walk through the Gelato Shop (our key would never work on that door) we had to walk around and go through street entrance. Key needed for elevator so that was good so no one could walk in off the street. Last morning after breakfast went back to room and could not get in 😡 but called desk and bell man came to open door. Overall room was very nice, clean and updated. Breakfast excellent!

The stay was overall excellent. Property location is perfect, steps from the beach and restaurants. The room was comfortable perfect for a 3 day getaway. Pool area was nice but (the windows could be cleaned ) The complimentary breakfast was good.

The toilet in our room did not function properly. It was not possible to close the bathroom door. Despite the promise of sending maintenance, these problems were not corrected.
Breakfast was poor buffet with no mugs, silverware or plates without asking and standing in line waiting. Not a relaxed environment.

LOCK THE TOP LOCK OF HOTEL ROOM DOOR!!! The property is close to the party scene which is really loud and chaotic. The first day we arrived we didn't feel safe due to two men trying to enter our room without knocking. Good thing we had the door stop/lock on at the top so they couldn't enter. We noticed they had a universal key because we could see and hear them go through the other rooms on our floor through the peep hole. When we called the front desk they didn't know who these men were and that they would call management to refund us because we didn't feel safe and refused to stay there. Management was very sincere and accommodating and agreed to refund us the whole amount so we can stay elsewhere.

Fun and enjoyable
Hotel was excellent, stayed in ocean from suite with nice private pool. Clean room, comfortable bed, restaurant on ground floor excellent, front desk staff very nice, responsive and polite. It’s a classic old style south beach hotel, gives you that real Ocean Drive and South Beach lively experience.

Famous art deco hotel - great staff
Good location, helpful attentive staff, lots to like for a first time visitor to the area for just 2 days. It is not a brand new, all glass and steal structure. Know you are renting in a historic building so it is a little eclectic. We’d stay there again.

This property needs to determine if it is a hotel or nightclub. They have singers and or disc jockeys in their restaurant that play until 1 in the morning. The hotel rooms are on top of the restaurant. After they quit playing the guests continue to talk loud and that carries up to the rooms. The manager on duty did not care. The manager in charge of the restaurant was rude. Great location but unfortunately the hotel management does not care about their hotel guests. They care more about the money they make in the late hours with walk in traffic to their “night club.”

Due to flight delays, we were unable to check into our room until 3:30 AM. The staff was very accommodating and held our room for us until we got there. They also accommodated a late check out and provided toothbrushes and toothpaste to us because our luggage had been lost. They were very nice, and I appreciated their hospitality.

Since we stayed here the first time in February 2021 for a cruise, we have decided this will be our go to hotel in Miami Beach. Great location, restaurants and bar, excellent service. One small issue this time was we didn’t get a call that our room was ready as we were promised, we chalked it up to things happen sometimes. We will be back again on Friday after our cruise!

Hello, We asked for clean towels one day but that request never happened. Upon leaving at 4:45 am there was a group of strange people hanging out in front. Security needs to be added to make folks feel safe. Too much marijuana smell within close proximity. Music was very loud and could still be heard from our suite at 1:00 am. I will not return to a hotel within close proximity to 8th street. visibly seen transactions for marijuana taking place right on ocean drive.

this place is perfect if you want to experience the south beach lifestyle. This hotel has everything you need and staff is very friendly. Now, if you want a quiet hotel, then this is not your place. For us, we didn't mind because that is the point of staying in south beach which is site see, eat, drink and party at all of the local spots. Recommend this hotel if you want to experience that.

Lily was exceptional from when I book the reservation until the end the staff was great very pleasant the manager was very nice and we asked for late check out and she said no problem we rode the free bikes that they had lovely ride. Property was in the best location for eating and partying

I wanted to extend my heartfelt compliments to the entire team at Hotel Breakwater South Beach, particularly Team Lily, Kai, and Adriana, for making our family’s stay truly memorable.
Lily, in particular, welcomed us with grace and patience, going above and beyond to check us in earlier, recognizing the exhaustion from the scorching South Beach climate. Her efforts to ensure our rooms were as close as possible showed a dedication to guest satisfaction and upheld the hotel’s strong sense of professionalism. When a mix-up with one of our guest rooms occurred through Expedia, Lily handled the situation efficiently, asking us to call Expedia while simultaneously resolving the issue on her end.
Furthermore, the rest of the staff diligently assisted us with our nine-person sized luggage, making us feel well taken care of throughout our stay.
Regarding the hotel’s ambience, we found it to be somewhat average, with multiple entrances that occasionally led to awkward encounters with other guests. We understand this may not be easily altered, but it’s worth noting for future improvements.
Our rooms, while relatively nice and chic, felt a bit dated. The showers, offering both handle-style and rainshower options, were a highlight. However, we did encounter a concerning smell, resembling moldy water, in rooms 202, 208, 211, and 220. It would be beneficial for the hotel to address and investigate this matter to ensure a comfortable stay for all guests.

From the time of our arrival at this hotel the staff was amazing! They were so accommodating with everything we needed while we were there and everyone was so nice! Lily / Kay were super helpful. She placed my luggage in holding area so I could explore the next morning. Knowing the heat factor, she suggested I keep hydrated while placing a cold water bottle in my hand. It is so refreshing to meet someone who actually cares about you as a person. High recommendations have already been given to family and friends. Loved the outdoor band when arriving at 10:23 pm Sunday. Thank you for a great stay before my cruise.

My husband and I had the best time at this hotel. It was a last minute 3 day weekend getaway over the 4th of July. There was a problem with our room & I think her name was Alex or Alexander moved us to a junior suite. It didn’t have the balcony I wanted but everything else was great. She was so friendly and helpful, she went over and beyond to find us the perfect room. All of the staff was helpful and friendly. The hotel is walking distance to just about everything you could want to do, clubs, restaurants, bars. Valet parking is super expensive but you don’t really need a car in south beach. We paid $100 to park our car for a short stay and didn’t use it but one time. The price of parking would literally be my only complaint. We would definitely stay here again.

There are plumbing issues throughout the property. My room smelled of mildew and my clothes in the closet had to be washed to remove the smell. I am unsure what the issues are but leaks and plumbing problems are pervasive. The cost of the room does not equal the quality. The staff is friendly and helpful, and proximity to the beach is great, but I will find another hotel during my next trip to South Beach.

Awesome place!
Location - could not be any better. First street from the ocean, right next to Mango club and bunch of other bars.
Their soundproof insulation is pretty powerful, i must say. Our window was facing dance club on the corner and it was quiet in the room.
They provide beach chairs, towels, have free bike rental.
Hotel staff is fenomenal. Lily (concierge) went above and beyond helping us out. She gave us awesome recommendations for local food within like 20 min drive, helped out to rent a car right from the hotel (and car was there within like 15min).
Long story short - great place!

Do not go to this hotel. The rooms are small and smell of mildew is strong. The air conditioning unit is so old and loud you cannot get to sleep. The pool is gross. Valet doesn’t know what they’re doing. The front desk clerk had poor communication skills. The only good thing was that a second morning front desk clerk asked how my stay was and I told her the truth to which she gave me another room that didn’t reek of mold and mildew. The Bentley Hotel down the street is far better for the same money.

The beach is located directly across the street, plenty of food options in walking distance. Very loud with outdoor party restaurant across the street. Surprisingly we couldn’t hear the music in our room. I will stay here again.

Hotel is right in the heart of South Beach and across the street from the ocean! The staff is super friendly, kind and helpful! They stored our luggage, loaned us bikes and beach chairs, gave us beach towels to use and Lily and Kai at the front desk even gave us an early check in at no extra charge since we were exhausted from our honeymoon cruise! Highly recommend this hotel!

My boyfriend and I stayed for 4 nights and we had a great time. We were able to walk everywhere and the one place that was a bit far we were able to use the hotel bikes. The staff was great and was always asking if we needed anything when we came into the lobby. This hotel is in a very busy and loud area as there is a bar right beneath it however we had no issues with noise as the double windows blocked it out.

Great location, will definitely stay again
If you are looking to party all night this is the place to go since you are right in the middle of everything.
Pros: Location was right on Ocean Drive right in the middle of everything.
Right across from the beach
Room was comfortable
Cons: A little loud at night so make sure that you don't mind the noise.
Pool was small and the glass and pool needed to be cleaned
Bathroom needs to be cleaned a little better
The only parking is valet and it says on here it is 30 dollars a day but i paid 50 dollars per day which is overpriced.

The beds were not very clean. We took off the bedsheets and the stains that were underneath grossed us out so bad we would never stay there again. It was an experience close to the beach property was not bad, but the bed was really disgusting.
