Fairly decent refurbished older building staff friendly but nonchalant. Apparently there was no coffee in the morning since it “was on order” but never arrived. Some sketchy sometimes aggressive individuals around but police presence keeps the situation under control.

We had an event at the convention center, so Lincoln Arms was a great place to stay because of its location. Spacious rooms were a plus. If you like hotels with a fancy lobby and amazing views, this is not for you. Musty halls and a slippery bathtub/shower were the two downsides.

Room was not clean and hotel was run down. Staff not friendly at all (seemed bothered to provide any service). Door did not properly close in room and room looked pretty worn down. Would not recommend or stay here again.

The hotel is outdated and very simple. The room wasn't clean enough, and there was a weird smell that we couldn't get rid of. On our last day, they decided to clean the area with an air blower at 7 am, which woke us up. Nevertheless, the staff were excellent. We loved the rooftop and the close distance from the beach. Overall, it's an okay place to stay for a few days at a relatively low cost.

I liked that it was clean and quiet. Low key but just a few blocks from Collins and Lincoln Road but convenient in both directions was about to use The Catalina and Rivera Pool so it was nice the Taco Taco n Maxine Bistro was good the Sultan as well I enjoyed my stay from sat to tues

Great Hotel for the Price
The hotel is great for the price. Love that it had a small kitchen and place to sit, plus nice decor and comfy beds. I think my only issue was that the bathroom was quite small and the hallway was not very well-maintained.

This hotel is acceptably clean, located in a nice area. Disappointed to learn that they do not provide nose tissues, hand towel paper or coffee. These little coneniencies,are found on cheaper hotels.

Clean, quiet, and conveniently located. Our room had lots of natural light, was roomy, and had a kitchen with all you need for a vacation. Loved that it was close to some many great restaurants and bars but still quiet. Staff were attentive and lovely.

The property used to be apartments so the room was large with a full kitchen. The room was immaculate with nice decor. Emilio was the receptionist when we entered the property. He made a trip to the room to make sure it was immaculate before we entered the room. David was the receptionist the next day when we left and provided valuable assistance to us with bus transportation.

I love the staff, they are friendly and act very quickly when you need anything. great employees. the cleaners are phenomenon.
what i dont like is the reception areas it looks poor ,it was a big turn off as the first thing i was when i arrived, i was almost going to cancel my booking,i decided to give it a try.comp needs to revampe the whole reception area ,as the thing guest see when we check-in.

The only thing that I didn't like was the water pressure in the bathroom. The sink water went down slowly. And multiple flushes for the toilet.

I’ve stayed here 4 times in the past 10 years, all my experiences have been pretty OK, but this time I got no sleep do to A/C not working properly, our 2 neighbors there said the same. Another unfortunate thing is, we only had our room cleaned once out of the 4 nights we stayed. We had to ask for towels every day.

I had already paid for the room online (a month before) burt when I got a cab ride there..... the guy who was working (July 2nd, after 7pm) hit me up, with an ADDITIONAL charge! He was a disrespectful person, and has NO BUSINESS working a front desk! I checked out on the 6th (today is the 18th), and I still haven received my "incidental deposit of $400 back!

Room was SO noisy with other guests around me, I barely slept for 3 days. Not the staffs fault but room is pretty run down, tiles on floor all cracked, safe didn't work, no lobby for sundries, room turn down left a pile of towels only one day (not even folded). It looked much better in photos, and I would not stay there again.

The uniqueness of the property was great..It was old, had character, and was clean..I didn't give 5 stars because there was room for improvement..Two things that were not good. 1-No Parker (closest paid parking was 0.3 miles away). 2-no pool..

I loved the location as it is very close to the convention center, the beach and many businesses and entertainment options. The hotel was nicely kept. I wish the bathrooms had a fan in them. Also wish there was a truly designated parking for unloading as there was only 2 temporary parking locations in front of the building and they were always taken. Also wish there was a “cart” to pull luggage into rooms. Overall, the hotel was a nice, clean, and convenient and I would stay there again.

Loved the location and kitchenette but aside from that not an enjoyable stay. Service staff were helpful and kinds but had enormous issues with reception. I was unable to reach anyone for three days to modify reservation (one line rang busy and the other was just not answered). I was fine without a refund or credit but their complete lack of flexibility when their were vacancies was awful. During my stay my Citibike was stolen from inside the property and reception could not be bothered offered no help until I mentioned information was needed for police report. Super disappointed since this location is close by to my business and would have been ideal as a recurring stay.

The property was in a quieter part of town. The property was cleaned daily. Front desk staff and ground keepers polite. Room with 2 beds, It is spacious, kitchenette and bathroom and closets. Now, rooms can def use an upgrade on utensils, tv... should be a smart tv where guest can cast from their device to the tv. There is mold, please look into this. what is the point of a kitchen with now working fridge? We notified the front desk... Nothing was done. There are wooden floors. There was a broken piece of wooden floor I made the front desk aware because i did not want to be held responsible for it. Property has potential. However they need to invest and make upgrades. The A.C is noisy however, it def turned into white noise for me... I did not want to hear outside. walls are not sound proof however tenants are quiet at night. It takes too long to refund hold deposit. Ill be calling soon.

Great small boutique hotel in a converted Art Deco apartment building. Would be ideal for a longer stay, as there is an almost full size kitchen and large sitting area. Walking distance to Ocean Drive and all it has to offer, yet in a quieter, more residential section.

This property is an updated old apartment building steps from Miami Convention center and a couple blocks from the beach. All is great but their WIFI blocks certain applications. For a remote worker like myself to have my 3CX VoIP phone application blocked was a huge issue. Instead of working from the hotel I had to go to a restaurant or business center to take and make calls.
Repeated requests to the South Beach Group IT Department were not responded to.

Hidden Gem!!!!
What a gem of a spot to find in South Beach. From a location standpoint- I couldn’t have been happier. James Ave is quiet and quaint and away from the busyness of Collins without sacrificing the close proximity of all the action. The staff was fantastic- and the view of my room was outstanding. My studio suite unit had a wrap around window and it was lovely to have the curtains open. The space in the unit was so large and for the price I just really couldn’t have found better. I would come back here again and again.
I did have an issue w the bed frame, as the mattress seemed to fall on the sides from the support slats underneath, and I asked them to come check it but it didn’t seem to make much difference. I didn’t make a big deal of it tho. I really loved the room and didn’t want to have to relocate.
I have suggested the place to many friends already since and will absolutely come here every time I’m in Miami.

Walking distance to some of the best attractions in Miami Beach, and not in the Ocean Drive party zone. A few blocks to the beach. A few blocks to Lincoln Road a few blocks to the bass museum and the Collins park Cultural Center. The rooms are large and well furnished. This is an old apartment building so there are no amenities. That is good because you don’t need them in this area. Also the costs for amenities and extras at the signature hotels are enormous. No pool or any bar etc.

Wonderful little gem
The stay was quite pleasant. Otto checked us in after a very long 24 hours journey getting to South Beach. I'm traveling with family from Japan, so expecting were high. Despite the small issues of a clogged kitchen sink and requesting an additional table chairs, Otto got it handled very quickly, and our Miami adventure was able to begin. The staff was great, the location was prime. I would definitely recommend this hidden gem to anyone traveling here. Walking distance to the beach was a snap, and there was an abundance to places to eat and shop, or just people watch. Great stay, and would stay again if it fit our needs at the time.

The place is good no doubt. Nothing is wrong, spacious room, everything works fine, host at reception is nice & helpful
Few comments:
1. AC makes way too much noice
2. Windows open right next to someone else's room, so stay feels a bit closed-up
3. For me personally, booked it on wed for next 4 nights and it was super pricy. I checked prices 2 days later and they were selling the rooms for half price. So I kind of felt like i got cheated.
I may find something much cheaper next time.

We did not sleep either of the 3 nights that we stayed there due to the guests above us. They made noise continuously and we complained to management various times and received no help. The last day our neighbors left their dog in the room while they went out and it barked the entire day. Still management did nothing to help us. Poor customer service.

After a certain time they lock the gates and you have to ring them.
When I arrived to the hotel the gate was locked and nobody was answering the call machine or the phones, so me and several other families were stuck outside waiting to be let in. Unfortunately all of my things were already in my hotel room so I had no option but to wait. The worst part experience the hotel wasn’t even that clean either… truthfully a full refund is what I want.

Great, clean & large apartment style hotel in a nice residential location, but still in the central south beach area. The lobby is small and can get congested and I think they said they don't do luggage storage, which I can imagine if you need that would be annoying, but other than that was a great stay.

Only good for one person traveling alone
Not a business hotel. WiFi is very slow, even when the signal is strong, no laundry service (despite what it says on the Hotels.com site), and while it is one block from the back of the Convention Center, the conference I was attending only allowed people to enter through the front, which is a 12 minute walk in the sun and humidity. Rooms are cleaned “when someone is available,” which turned out to be 3 times during the week I was there. Good for the environment, but unpredictable.
Not at all secure. 2 out of the 3 first times I walked in, there was no one at the reception, and the doors to the rooms and locks are very flimsy. Even when someone is at the reception desk, they are only looking at their phones, and most don’t even look up if you say Good Morning. The exception is Emilio, who was friendly, and tried to be helpful.
The room I had was large, with kitchenette and eating area, but the air conditioner is a wall unit as loud as an idling truck (without the diesel fumes). I got used to it by the second night, and it does drown out any outside noise, but it was so loud that it was hard to make phone calls, and it would have been very annoying if I had been staying there with someone else. I told the reception person about it for two days, but it never got any better

This was the best stay we've had so far on Miami beach. The property was spacious, lovely decor, comfy and the rooms were the nicest we've stayed in for such a good price. We found the hotel staff to be very friendly and extremely helpful. The room had everything we needed and then some! Early and late check out can be hard to come by but it was no problem here. The a/c was COLD, the water pressure & temperature were all great (the only thing with the bathroom is that the sink seemed to back up but it wasnt terrible), bed was comfortable, large closet space with hangers. plenty of towels, tv worked nicely, the property was quiet, easily accessible, felt safe. Theres a lovely terrace on the top floor where you'll find the ice machine. Fresh beach towels were provided every day and we were just a couple minutes walk from the beach itself. We're definitely going to look into staying at Lincoln Arms again for our next stay in Miami!

Stay was pleasant. Rooms were nice and clean. My only peeve with this hotel was the ice machine on the 4th floor. . Nothing to scoop or grab ice with. Just seemed gross and unsanitary. TV didn’t have many channels or much to watch either. Most of the staff was kind and competent.

Well I didn’t like the hospitality once I arrived , i was trying to come through front door & front desk person just watched me struggle , didn’t at least hold door open for me ! I didn’t like that hotel had no hbo & i put my please clean room sign on my door & nothing was ever cleaned in the 3 days that i was there ! I enjoyed this place when i stayed there 5 years ago but now it’s different & I would never stay there again

While the lack of parking was a minor inconvenience, the grounds are lovely as well as the rooms and staff. I will look here first when I stay again in South Beach. I really enjoyed this hotel.

No parking, closes parking is about 4 blocks away unless you want to pay $50 per night. No convenient stores near by. Staff was really nice and friendly. Rooms were pretty clean just a little dated.

The condition of the room was not good, very much used off and partially dirty areas (bathroom, windows....). The aircondition was extremely loud and had to be switched-off during night but since the windows could not be opened, it became hot when sleeping. Guests in other rooms were noisy.

Avoid, Avoid, Avoid! You've been warned.
I travel to South Beach often, and I came to experience that this property in particular and South Beach Group Company in general are the worst of the worst. Unless you plan to have a perfect trip where you won't need any assistance, this is not for you. Their business model is to avoid contact with guests at all costs. Once they get your money, you will not get anyone over the phone, don't expect an email back even if you are promised one and forget about leaving a voicemail, no one cares. The general manager’s job is to hide from guests, and if you happen to meet with her, she will give you promises then disappear, literally.
They use scam tactics like cancellation period ending in 11:59am instead of pm. The property manager will send you to SBG booking site/number and booking will send you to the property manager.
I tried to get a hold of them for over a week, calls/emails/VM, then I showed up at the hotel, I thought I’d test their phone, I called right there, it rang, the front desk person didn't even bother to glance at it.
I came over to the property to meet the manager 2 weeks later, the phone rang while I was there and the young man at the front desk picked up!! It was a delight to see some change, come to find out, it was his 2nd day on the job, and hasn’t gone through the training of how to avoid guests.
Save your money and go elsewhere with better business ethics! SBG has many hotels but I try to avoid them unfortunately.

A quaint 1920 Art Deco property . We stayed 4 nights and wish we could have stayed more . The staff went out of their way to help us . There was a young Man with a pony tail who worked the front desk . He was fully engaged with everyone what a pleasure . Then there was Gong Gong a stunning black French Woman who was one of the most charming people we have ever met .She worked at the front desk . We had concerns over where to put our bikes we had rented and she told us what to do Tip : you can rent bikes for $35 for 3 days . They are called Citi Bikes and they are all over South Beach .
