We love the spaciousness of these suites! Kin & Kith Coffee shop just down the road & a nice BBQ place just across from the Suites. Close to Gulf Harbor area.

Newer property - very clean and neat. Nice location though it's off the beach, but not far. Many public access points to the beautiful beaches of Santa Rosa just minutes away. Great did and shopping not far at all either. Carol is a most gracious and friendly hostess.

Very nice boutique Inn & Suites. Loved the suite we stayed in. Full kitchen, living room, table for two to eat on, comfortable bed & nice bath. Pool area was very close (although not heated so we didn’t use it since it’s Nov.) Easy drive to stores & restaurants and beaches nearby. Will definitely stay here again.

Great Stay
30A Suites is a fantastic place to stay in Santa Rosa Beach. Restaurants, coffee shop, and beaches all within one mile from the hotel. I love children, but it is nice to stay at a place that is only for adults. The pool was clean and quiet too. I will definitely stay at 30A Suites the next time I am in SRB.

Place was very clean (except for elevator area which has a heavy mold smell) but rooms were very clean and comfortable. We had an issue one night with the Air conditioner and toilet leaking but the staff made arrangements right away to move our room. It was very quiet and we had the pool to ourselves. Only downside was it was further away from the beach than we hoped for. You can bike to the beach or drive down. BBQ across the street was good and a quick walk.

Beautiful room- huge high ceilings. Large frig. Large bathroom. Nice area for sitting. Big closet, but no dresser for clothes. Overall it was a lovely place to stay. Quiet and perfect for our stay.

Outstanding!
I don't usually write reviews for hotels, but 30-A Suites was a stand out! Quiet, comfortable, all the amenities of home but I didn't have to clean! Right on the bike trail, minutes from Topsail State Park and the town of Santa Rosa, yet far enough from all the hubbub to be super peaceful. Late check in was easy, and the staff kept us informed of everything we needed to know by text. Face to face interactions were pleasant and helpful. I wouldn't stay anywhere else along the panhandle again!

A Great Stay but with Odditites
There were two odd things about my room. There was no rack for my suitcase or dresser for my clothes. Fortunately, I could keep the suitcase on the king-sized bed, although I don't like that. The other odd thing: was no night latch on the door. Other than that, the room was comfortable. I felt safe driving in and parking after dark.

I liked the size and set up of the rooms. The 2 bedroom suites with I king size bed and 1 queen size were perfect for my family on a quick vacation to Panama City area.

Very convenient place to stay near Topsail beach. Easy access to 98 and Destin or 30A.
The decor inside the unit was not as expected for a beach setting. It was very dark with heavy materials. Not a great beach vibe. The unit does not have a kitchenette as it looked on the website.

We really were impressed with everything. I came down with a stomach bug while there and the staff went above and beyond to make sure everything was okay. They even allowed us to extend our stay. Thank you so much. I highly recommend this place. It is BEAUTIFUL. The staff is incredible.

King bed in the King Suite was rock hard! A fan and portable air conditioner were in the building by the elevators. Smelled like a leak or water issue. Don’t expect that for over $300.00 per night. Room was very dark and dated.

I am still recovering from the small bed. The lack of sleep starts with every single time you move, it makes noises and because the headboard is attached to the wall, it makes a second set of noises. I’m only 150lbs and could feel every spring inside the mattress. So happy to be back in my own bed but recovering from my neck, shoulders and back aches is no fun. I would have chosen this place again because it was peaceful with decent customer service but those beds will keep me from returning.

I felt like I was at home. It was like my own apartment epquiped with a full kitchen, washer dryer, and walk in closet. I would have been will to sacrafice some closet space for a roomier bathroom, but overall was extremely satisfied. I will stay here again!

Great place to stay is was a short one ,I stayed 2nights very quite came in town for a wedding. The inn was very clean and spacious, the office was very friendly,will come back but the locking of the door I didn’t like, no extra safety lock on door inside nor a peep hole, and there was and elevator which was extremely slow, I was on the 3rd floor, and was the only one up there! But overall I booked through Expedia the price was great for the quality and the room was very clean and nicely decorated!

This was a sparkling clean property right on 30A with high ceilings, modern furnishings and a nice wood floor. Room was spacious and so was the bathroom. The TV lost connection one night, but the staff took care of it the next day. (We had a hurricane come close by!) The coffeepot was old, but coffee was provided.

The staff were very friendly and the room was very clean. Although, the room was extremely small. Not worth it, at all, for $500 a night. There were no drawers in the room, only a tiny, half size closet, no drawers or cabinets in the bathroom. There was no wear to store things, nor put shoes or clothes. We had to live out of our suitcase, but the room was so small, there was no where to put the suitcase. The only window faces a wall of the next building so the room was very dark. There was a 1/2 inch of hand soap in the bottle, no Kleenex in the room and the coffee pot was tiny and cheap. The bathroom door squeaked so loudly that it woke us up in the night when one of us went to the bathroom. The whole room felt dark and depressing. We checked out immediately the next day, though we had 2 more nights in our trip. I hate that I even paid $500 for the 1 night. Expedia was great about refunding the 2 nights that I cancelled. Also, there were only 2 pillows for 2 of us. The other 2 were in velvet shams that you know never get washed. We took off the shams but the pillows underneath did not have pillowcases. They should get rid of the comforter as well. Seems very dated. They should get washable comforters.

Very cute room. Feels more like an apartment or a bed and breakfast than a hotel. I loved the high ceilings, which made the room feel bigger. The only downside was that the beds were too firm for me. I'm sure other people prefer that, but not for us side sleepers.

I liked the location for this place- it was in a quieter part of 30A but still within walking/biking distance to the beach, shops and restaurants. I had a suite with a kitchen which was great since I didn't want to eat all my meals out. The room itself was nice but the decor was dated with dark colors- not especially beachy. A note of caution if you do stay here: when I got home I had received an email from the property saying they were charging me for a scorch mark on the comforter of $95 they said from an iron. How do I know if it wasn't there before? I certainly don't remember the iron touching the comforter. Disappointing to say the least and I probably won't stay there again- definitely left a bad impression for me.

I was grateful for the refrig. I needed a toaster and microwave. I did use the 3rd floor microwave. Needed Kleenex and a small table in bathroom would have helped. I know it’s a resort area but 450.00 for 2 days way really expensive.

Public beach not terribly accessible. No on-site laundry for the Inn, my fault for not noticing that. Very small pool for number of units. It was mediocre and was all we could find last minute. It just didn’t work well for us. I felt like the lady was burdened to check me in and noticed a very large cat near where they do laundry.

I would say this was the cleanest place I’ve stayed in a while, sometimes I get paranoid about bedding and other surfaces. My stay was outstanding not only because of the cleanliness of the room and facilities, but the VERY attentive and email oriented staff. I was provided complimentary dishwasher soap and laundry detergent to make my stay easier. In room washer/dryer combo was a huge plus. The parking was abundant and convenient to my room. Short bike ride to Dune Allen beach but also huge nature park and restaurant with live music directly across the street.
I would stay again!

We reserved a regular king room and when we checked in, were surprised to find the room was very tiny. No one cleaned the room, replaced the towels or took out the trash the entire time we stayed there (4 days) except the one day we walked to the office and requested it. That day we had new towels, trash was taken out and room was vacuumed. That was it. The bathroom counters weren't cleaned, bed not made....nothing. The rest of the time the room was dirty and there was no housekeeping service. It was gross and unpleasant. I could understand it if you were staying in a condo, but we were in a hotel. Give me a break. Paying nearly $250 a night for a 10X10 hotel room with no maid service is a joke. I will never stay there again.

We needed a place for a short notice invite to come to the beach to meet with college buddy and family. What to do???
Jumped on VRBO and a couple quick minutes later we were booked and headed to the beach for a same day check in.....
Sweet suite! Didn't precisely match pic's but no worries...assume all the places are the same high quality. ++
Got a bit anxious about what floor we were to be on but no worries, there was an elevator! If I missed that in the description, my bad! (Remember the short notice/quick booking part.....)
Keypad entry is a plus, plus. Plus.
Wireless, secure internet strength could be bumped up a tad.
Readily accessible luggage carts in foyer made hauling gear in and out a breeze. Thoughtful.
Staff is very 30A friendly, caring, and knowledgeable. Comforting.
Top drawer accommodation, all round. See you next time we 30A vacay!

Suite was clean. Easy bike ride or walk to the beach. Nice to be a short distance from the traffic and majority of large groups. Absolutely love the small town feel of Santa Rosa. The suites are easy to find and simple to pull out onto 30A. Very happy we found the location.
