Our only problem was that there was someone smoking marijuana right near the entrance. We could see them. And the stinky skunk smell actually permeated our room on the third floor. Room 310. Very unpleasant.

Our family has stayed at this property a few times. We are always comfortable. We would have had a more pleasant time but for the noise coming from adjacent rooms into the early hours of the morning. We were unable to sleep well due to loud noises coming from above our room #202. Constant stomping and banging sounds. This ruined

The hotel is very clean, very stylish, and well appointed. The rooms are huge! My only critique is that the mattresses need to be replaced. They are very very squishy.

I Booked 3 Rooms From 12/24/24 - 11/26/23 Second Room Grandkids Sofa Bed Had Bed Bugs Moved To 3 Different Locations & Each Room SofaBed Had Bed Bugs Still Alive & One Room Room Had Rat fetus My Daughter, Son In Law & Grand Children Had To Stay In My Room For One Night, Until A Room Was Ready & Available The Next Day, Also
The Toilet In My Room Was Broken. Very Bad Experience For Us & Especially My Grandchildren.

Very one night stay
We had a really good stay at this hotel. It is across from a shopping center where there are some great restaurants and had easy access to the highway. Our room was very quiet. Breakfast could have had more selections, and we never got the extra pillows we asked for.

Marriott definitely needs to upgrade rooms. Lots of rust. The mattress for the couch was very dirty and disgusting looking. The breakfast was cold and not many places to sit.

All furniture was s cheap & uncomfortable that we were miserable. We would have left but other family staying there as well for a memorial service nearby. Water hook ups reversed, exhaust fan earsplitting. Soap? Frig fell out of cavity if door opened. Only half water came out shower head.

My kids thought the bathroom tub was extremely dirty and they didn’t want to take a bath in there. Also there were hairs on the floor and I’ve mentioned it to Expedia and they did not do anything about it.

Very Good and Pleasureable
The front desk staff was awesome. Each evening when I returned they had a smile on their faces, They made me feel that they were happy to see me and that they were happy I was there. Also it has a small kitchen sink which is a plus. There was ample parking. Many restaurants within walking distance and it's just a couple of exits away from Dulles. The television options are plentiful and there is a personalized greeting on the television screen when you power it on. There are also two elevators which is also a nice plus. On the other hand, the water level in the toilet bowl needs to be higher, the head housekeeper needs to wait after she knocks before entering the room. She did this twice to us. The stairs are old and hollow. That along with the carpeting on the stairs need replacing. More breakfast options are needed. A television is needed in the desk area of the room.

While our stay was rather benign and fine, our suite had a shared door with the room next door and we could hear everything through the very thin door separating us - which also wasn't locked until I locked it. Thankfully they weren't super loud but we could hear talking early in the morning (usually before we were ready to be up). The free breakfast was a madhouse with kids and families - there was no sense of order, many of the kids had screens with the volume way up. There was a side room that you could go sit in to be away from that madness but it was freezing cold. Also - they ran out of many items and often they'd put something out and the swarm of people would get to it before we could. After our first night we left around noon and when we came back the room hadn't been cleaned. Not a huge deal but we thought it was kind of weird. Then the next morning the maid knocked at 8 or 8:15 am - we were checking out that day so I didn't understand why she was knocking so early. I used to be a housekeeper in college and I NEVER would have knocked that early.The bed was comfortable, the room was clean and staff was very nice though so I'll definitely give them credit for that just seems this hotel isn't for us. We'll definitely be checking out other hotels in the area before we'd stay here again.

Our first room nothing was wiped down. There was urine on the toilet seat and floor. Then after a hail storm the first floor rooms started flooding. Then we were put into another room where again the toilet wasn’t wiped down and the floor both had urine on it. The towels had hair on it.

I love this property!!! It was so nice to be greeted by the staff as I walked through the door. They both helped to check me in so I could quickly get to my room and I really appreciated their service after a long day!!

Arrived at the Hotel and room
was not available at the Hotel and per front desk sold out even I had reserved my double bed sweet . Waited until 10:30 PM and finally they give a room very dirty , no clean linen bed etc’s . When complained they said call Expedia - Worst experience booking through Expedia and terrible service I received from Marriott - Ruined my whole trip.

Overall a great stay
Our stay was great for the most part. The only thing we noticed is the walls are very thin. You can almost hear the conversation of your neighbor if they are loud enough and the traffic is pretty loud. I don't know that there is much that can be done about it. Mostly it was in good condition and clean. All of the staff were very friendly and accomodating.

Sadly, seems to be going downhill
We noted in our booking request that we would be there for a funeral and asked for a quiet room. Instead, we got the room between the elevators and the ice machines, no joke. They switched us to another room and then that was not available yet so, after a seven hour drive, we sat in the hall waiting for another 15 minutes.
The worst part though was the mattress. We've stayed here many times and the room looked off, there was no lamp on one of the bedside tables and then the mattress was the worst I've ever had at a hotel. My neck and back hurt for our entire stay, not pleasant anytime but certainly not when you're already emotionally exhausted.

I tried to check in early and experienced so many issues. First I called the local number and got corporate Marriott. They told me because I booked through Orbitz, I had to add a note to my account or call back the local number and press 5. Which was wholly incorrect. When I finally got a local person, they said they can't guarantee, but at that time it looks possible. But I needed to call back in the morning. Called in the morning to have them say no it was not possible.
The rooms layout was a bit awkward, but overall it was spacious for just myself. If I had another person with me, that closet would not hold two suitcases. Breakfast was very blah. I ended up ordering more food via ubereats. They delivered directly to my door which was a positive. This hotel is not a full service hotel, so you'd have to go to the front desk for anything you need. That includes any questions, because I called down during the evening to see if they had utensils and I was put on hold for at least 5 minutes before I hung up. Still overall a decent stay for my one night.

Property is near shopping and food. Has all the essentials, breakfast is unremarkable but is served properly and cleanly, WiFi works, staff is very pleasant and helpful. We stay here every time we visit family. We're relieved it is not only close to them but is a decent place to stay.

Property was near our event but nothing special. Barhroom area was very basic. Water faucet in tub dripped all night. Bed comfy and room spacious. Breakfast good but some soccer tournament going on lots of noisy guys talking loudly and taking up large breakfast area. Very expesive for what you are getting. Wish I had booked fancier place a little further away. Probably would not stay again unless half the price.

You need to stay here.
We really enjoyed our stay at this hotel.
We were greeted on arrival and check in was easy and quick.
The room was very clean, the bedding and towels were brilliant white and the fridge and microwave were clean and fresh.Although cleaning of the room was on request only, everything we needed was readily available so it didn't cause any inconvenience.
Breakfast was well stocked and the staff worked hard to keep everything available and fresh.
The reception staff were very nice, with one of them welcoming us back each time we went back in the evening.
We would definitely recommend this hotel and look forward to another stay in the future. Thank you to all of the staff.
P.S. A shout out to Picken's school, who had a group of students staying whilst we were there. They were so quiet and well behaved that we didn't know they had been there. A credit to the school.

The location is great. Many restaurants nearby and if you drive like 10 miles you will be able to take the metro to go to DC. Our only complaint is the breakfast. They were out of many items at 7am therefore we had to grab breakfast from somewhere else.
