A great little surprise. We had to book last minute and found this unique little spot. Its, eclectic, artsy and fun. Explore the property and just hang out in anyone of the creative little nooks they have created. Staff is super friendly. 2 thumbs up!

While the guest houses are in a lovely location and the staff is friendly. I am deeply distraught that our bed had bedbugs. My daughter and I are covered in bites and I called and left a message and now one has returned our call. I had to go to urgent care and be checked to see if I had them actively on me or just bites from sleeping in the room. The bedding smelled fresh but everything seemed old and the blankets and pillows seemed stale. Started noticing bites the next day and even accused the next hotel we were staying at but they had a company come in and check for bed bugs and the urgent care said the bites were a day or so old putting us at the beachhouse properties.
Such a shame the rest of the place is lovely but I could never go back after this happened.

This property has a lot of character and some fun family amenities but it is quite rundown. Our toilet wasn’t working properly and our shower had around 4 inches of water standing in it. We were told we’d get some compensation for our inconvenience since we had 5 people in a 2 Br, 1 bath with plumbing issues! We haven’t seen that compensation yet.

While on the main stretch of Cocoa Beach, it was far enough removed from downtown and crowded areas but near enough to go to when needed. The private beach access was great so we were not at a crowded beach. The resort had chairs, towels, and other items for the beach to borrow. Plenty of spaces to hang out, relax, and take in the scenery. They created a very relaxing environment.

It was so relaxing and beautiful. close proximity to the gorgeous beach. Not fancy, but very welcoming and the house has everything you could need and was very clean. Comfortable beds, plenty of towels. Beach chairs, umbrellas, beach toys all available. I can't say enough about how much we loved our stay. Great location. Quiet but close to stores, restaurants. The staff was excellent- friendly, knowledgeable. Only negative, poor cell service and we could not connect to wifi.

Cutest little beach houses
This was a quiet little spot that was great for the family. The place is a little old and run down but it makes up for it with the beautiful outdoor areas, lots of amenties, private beach access, and good spacious apartment sized rooms. The office lady was super sweet and helpful. We had a great experience

This is a magical place. Has an artistic, bohemian, peaceful vibe. I immediately felt at home. My room was clean and comfy and had everything you needed. The property was on a gorgeous beach and had lots of places to relax and enjoy. Can’t wait to go back

We every part of our stay. Such a great vibe. While we like trying new places on return visits to the same area; this is one of the few that we'll return to again without even rethinking it. You are all awesome, including Birbal; the most entertaining talking parrot.

Our group of 4 really enjoyed our 2-bedroom suite at this property! We stayed here the night before a cruise and it was a great experience.
The highlights of this stay were our amazing concierge, Mary Lynn, and the secluded beach with lots of amenities (beach seating, grills, etc.). We had no complaints, but keep in mind this is a very old property and has a dated feel. Overall it's well worth the price if you don't mind antiquated buildings.

We enjoyed the property and the setting is beautiful. We enjoyed the closeness to the ocean and the use of beach chairs and the many areas for seating available with views of ocean. Firepits were nice although did not get a chance to use. Our room was clean and spacious for our family. Some parts of room could use some repairs, etc. paint coming off walls and some parts appearing run down. Appreciated use of washer/dryer although washer did not work well, very loud and rattled while being used. We would stay there again if in area.

The best 2 parts were the location and ambiance. The vibe was relaxed, tranquil, and peaceful. The other aspect was the freaking beach. OMG absolutely amazing sunrises. My favorite place to stay.

Absolutely charming and delightful. An excellent change of pace from the hotel scene. Very friendly staff, fabulous access to the beach. Apt. Style room has everything you need. Fill kitchen including dishes, cookeware and washing supplies. Decor is soothing, especially at night. Very relaxing place. We will definitely stay here on purpose.

A Gem!!!
I normally don’t leave reviews but the experience I had was beyond refreshing and friendly. At first glance you would not know this establishment existed but once you enter the premises, you immediately know that you made the right choice. Mary Ellen was a ham and made me feel comfortable, suggested great authentic Italian food and gave me yet another reason to return.
The private beach was the icing on top besides the property being nicely kept and if you needed anything, the office obliged right away.
My family stayed for 3 days and I wish it more!!! Will definitely stay here again!!

Amazing property right on Cocoa beach
We had a relaxing 2 night stay at this unique beachfront property. It’s even better than the online photos suggest. The beach is a very short walk from the eclectic styled guesthouses. The outdoor spaces are wonderfully laid out. My husband loved the fire pits and my son thoroughly enjoyed the hammocks. I loved it all - from the parrot who greets you as you pass by the office to the sculptures and large South American crystals placed throughout the gardens! It’s a hidden gem nestled among the high rise hotels and condos. If you want to feel like you are at your own private beach with a few friends, go ahead and book this place !! You’ll love it.

Little beach oasis

This property is unique. It is a little resort you feel like you have all to yourself. Very short walk to the beach and beautiful views. The manager is very responsive and the most friendly we have encountered in the places we have traveled.
We traveled for my wife's birthday and through a few messages back and forth with the manager, they were able to provide chocolate covered fruit and a bottle of champagne as a surprise for when we checked in.
The room was perfect for my wife and I with everything we needed. Our only complaint was that the beds were not comfortable...other than that, everything was perfect.

The property is BEAUTIFL. Sometimes when you look at pictures on line you arrive and wonder how they managed to make it look so much better in the pictures than real life. This in not the case with this property. In this case real life is much better than the pictures show. Its just steps from the beach. It feels more like a home than a hotel. Cozy places to spend time with family. The staff is amazing, friendly and welcoming. We loved it and will be back.

Hidden gem!
This was such a great find and right on the beach. We could only stay a night but will be back for sure. We had some communication issues through vrbo because the property is managed separately but we figured it out. When we arrived everything was perfect and everyone was very friendly.

The pictures of the rooms are not accurate, at least the one one we stayed at. It was dirty, the pillows smelled like old saliva, the floors were dirty, don’t even get me started on the bathroom: the bathtub diverter was missing and it was just a nail sticking out, the area around the drain was rusted, and dirty! Dirty was the common denominator. Being so close to the ocean was amazing but the rooms need improvement for sure! I do not recommend this place.

Nestled between tall high rise hotels was beautiful find called Beach Place Guesthouses. We stayed in Peggy's Tree House, located on the second floor with a oceanview. A beautiful 2 bedroom apartment with 2 full , (all though I like to refer to it as the bungalow). The bungalow was extremely clean, had an apartment size washer and dryer. Ready and waiting in our room was lots of towels, wash clothes and beach towels. Housekeeping stopped by and offered to refresh the bungalow and remove any trash. Beach place has a awesome backyard complete with tons of seating and a short walk to the beach located on the north and south sides of the buildings. We also loved the triple spigoted beach showes. They have tables, chaise loungers, lawn chairs, fire pits, grills (they supply firewood, charcoal, and lighters). No need to run and buy Beach supplies, there is a beach shed that has all you need, chairs, boogie boards and sand toys. The staff was so friendly and helpful even with our late check-in time. The highlight had to be that we go to meet Bilbar. Bilbar is Beach Places resident African Grey parrot who loves to whistle and say several phrases. There is a xylophone near him and he loves to hear it played. We definitely had an amazing stay and look forward to our next visit. We highly recommend staying at this gem by the beach.

Charming, right on the beach
We booked several rooms in this hotel for my mothers 80th birthday. There were lots of us staying at the hotel and they were very accommodating. It is such a unique property and you will love staying here if you love charm and being right on the beach. This is not the first time we have stayed here, and we do plan on going back.

Best area to stay on the Space Coast. Feels very private and it is home to amazing beach views and easy beach access. Rooms are spacious and kept up pretty well. Plenty of places to sit and relax. This was our second stay and we will keep coming back. If the resort is really crowded (and your neighbors do not park well) parking can be frustrating, but it wasn’t a challenge this visit.

I LOVE this place. It’s a resort style property right on the beach. It’s a good place to come and get away from the noise of life. I love the outdoor patio areas where your can sit in rocking chairs looking out to the beach, lay out on the chairs, or relax in the hammock. Also if your care about vibes, the vibes are so good here. There are beautiful crystals all over that lift the spirit. I can’t wait for my next visit.

Nice beach get away.
This is my 4th stay here and I always love the quietness, full apartments, closeness to the beach, sitting areas with BBQ, hammocks, rocking chairs, picnic areas. If you want quaint and quiet this is the place for you.

This is an older property that has been well cared for and the owner has created a greater experience than just a hotel stay. From the Sea Grapes to the wildlife that is everywhere. They even have a parrot. This is a neat place and I would recommend it.

Everything was great except a couple things. There was no electricity attached to the bedside tables so I had to get an extension cord and bought my own bedside lamp. Also the kitchen sink was leaking and they didn't want to fix it. I asked for a discount but no go. The place is otherwise very nice and beach accessibility is great. Could use a little shade there tho...

This place is amazing. It is close to the Beach and is a beautiful place at night. Very romantic if that is what you are looking for. Everyone is very friendly and they gave us a tour of the place when we checked in. I will definitely book with them again. The only complaint is it would be nice to have a little more comfortable beds to sleep on. But still good place to stay. Very clean!!!

This is a great place to stay if you are looking for a hideaway on the beach in plain sight. The room we had was clean, quiet and had a great view of the ocean. The decks and chairs were a perfect place to relax while watching the sunrise or enjoy the breeze coming in off from the water. Having the fire pits and charcoal grills available were nice as well. The staff was friendly and helpful with the property being close enough to anything you may need. Overall, staying here made our vacation even better than we expected.

The pictures did not do this place justice!! The view was amazing and the place was decorated beautifully with warm lights that lighted the garden area just right. The beach house we stayed in was clean and we'll stocked with everything we needed.the bed was very comfortable. They had beach towels, chairs, toys, firewood, and even sail boat. The only regret is that we only booked for 2 nights and when we wanted to stay longer they were already booked.

We will be staying again.
We loved staying at the Beach Place Guesthouse. The view of the ocean was awesome and our guesthouse was great. Check in was very smooth with good communication even a couple of weeks before we were to stay. The guesthouses could use some updating and some small maintenance. The same with the outside but it was still great. They were even making updates as we stayed. I would highly recommend and we will be staying again in the future.

Our room Waterfront was wonderful! Amenities very good of course there is a resort fee so chairs and umbrellas not exactly free.
They could use a spot to put soap in shower and many plugs need replacing to accommodate chargers for phones, just just fell out of socket. Also door windows could be cleaned before each occupant. Very small steps could make this a perfect resort.
