Beautiful but over priced
Beautiful hotel in lovely location. I'm very back and forth about the review I want to leave.
Traveling on the off season and having free parking in the entire city EXCEPT at the hotel where I am staying seems wrong. Being charged $30 a night when the rest of the city is free seemed like an over the top money grabber from guests.
Not sure what the extra "resort" fee of $105 was for either. There were no resort amenities available at this time of year.
Most of the employees were wonderful and accommodating.
Coffee station in the lobby was nice but the carafe was about the size of the pot I usually by myself

Beautiful property and friendly, helpful staff. Our biggest issue was the resort fee cost. Not sure what that covered besides homebaked cookies in the room, which we couldn’t eat since we’re GF.

Over charged for incidentals and when asked they said it was out of their control. Resort fee plus additional for parking. Felt that could have been built into room fee. No special amenities beautiful place but very loud surrounds and the lobby has no personality. No greeting, Nothing I have to go back to. The best part of experience was the valet service.

Overrated hotel!
We were supposed to have a room with a separate sitting area but we did not have that; it was a basic room with two queen beds. They charged a fee for parking $30 per night, plus a resort fee of $35 per night which was not disclosed. They stated the resort fee was for booking through Hotels.com and not directly. It was no resort. There was no pool or anything special about the place. The best part was staying in downtown Newport which was mostly walkable.

Beautiful inn and the customer service was exceptional. A woman named Samantha greeted us with such kindness. The pastries were delicious; the car service gave us a ride to and from the cliff walk.Highly recommend and hope to go back!

We picked Forty1 North from among those available on this site on our selected night, selecting it due to its location near the water.
We will stay at Forty 1 North each and every time we are in Newport. It was an outstanding experience.
We arrived three hours before check-in, and we were accommodated instantly. A handwritten note was left in our room welcoming us by name. Shortly after our check-in, a knock at our door delivered complimentary pastries. Later that evening, another knock delivered bottled water and a bucket with ice.
The room was perfect. Well-appointed, immaculate, and probably the most comfortable hotel bed we've ever slept in.
We were allowed a one-hour late check out, in which we enjoyed breakfast in our room and the peace of mind to not be hurried.
The hotel's restaurant was also absolutely wonderful.
All-in-all, this was an excellent experience. We will be returning there... 100%.

Extraordinarily expensive for what was provided. Room was new, but things were broken. Staff were friendly and available, but not well trained, eg never given a tour of the room's features. Lots of extra charges. In general, solid place in a great location, if the price was 1/3 of what was charged. For this high a price, everything should be absolutely top notch - facility, staffing, etc.

Not a lux hotel at all. Stay at the Marriott and save your money. Had a suite and rooms are very outdated with yellowed phones and chairs were ripped. The hotel manager, Maureen is very unprofessional and disrespectful to guests. I paid $980 for a one night stay recently and was told because I have a suite I would be credited $250 for food and drink (excluding alcohol) during my stay. So nice, right? Upon checkout Maureen the hotel manager said it’s not true. She doesn’t know who I spoke to and I was not credited $250 at check out. I was really unhappy and trying to understand why she couldn’t look at the employee schedule from the day before - she never said sorry or met me in the middle or anything. It was just simply a NO. As someone who works in customer service biz, really poor performance. Best thing about the hotel is the walkability.

The hotel is in an excellent location within walking distance of all main shops and restaurants and the staff were extremely Pleasant and friendly and very helpful. The fireplace in the room is very nice and the rooms are generally well decorated as is the hotel - the pictures on the website reflect exactly what you get. The quality of food at the restaurant was also very good. However:
1. The beds and pillows are way too soft. If you need a firm bed, then you have a challenge.
2. The partial view in premium rooms is not much of a view. Only the waterfront suits have a good view of the water.
3. There is no tea or coffee making facilities in the rooms though in the morning you can get a free coffee (too week though) from the reception.
4. The outside music played by the hotel from 6 am can be heard in some of the rooms on the second floor. A little too early in the morning if you are trying to sleep in.
5. There is no gym and no workout facilities. Most of the amenities on the lower floor by the water were closed also for the holidays and given the weather.
Still, we had a nice stay in Newport and enjoyed the holidays and the proximity of the hotel to all of Newports amenities. It is a very lovely place.

Unfortunately we didn't get to experience Forty 1 North due to the rise in corona virus right before our trip. I was disappointed that we were not refunded at least part of our deposit, which happened to be the total cost of our stay. I understand that their policy is such but with the virus being so unpredictable I would've thought they could've relaxed this a bit.

Their food menu is a little overpriced and the onsite parking fee of $40 is unreasonable and excessive. Parking for a hotel quest should be free or charge a more reasonable fee in the vicinity of $10 to $15

Disappointing stay in Room 7...we were there 10/17-19 (three nights) ...we did not have usable WiFi in our room (unless you wanted to stand by the hallway door)...the room TV got about half of the available channels for some reason...the ones available were mostly junk…though we complained each day (and initial night) we were there, they could not, or would not fix the problems...I don't think they really cared...they never offered: to get us a new TV from another room (the handyman said he had just installed our TV and they did not appear to be all that crowded); offered us another room; or, offered us any form of compensation for these problems... all this made the $400 per day room fee, $30 a day "resort fee," and $20 per day parking, hard to swallow…we were in from Houston and missed two of the Astros-Boston ballgames...their lack of concern about the room's problems was evident when they asked that we vacate on time because they had it rented for that day......I think they knew we were from out of town and thought they could stall us and we'd leave and forget about it...they pretend to be a luxury resort, but the level of service is lacking for the price...other problems with our room were: toilet seat that would not stand up and kept falling down; and an opaque glass between the bath and the bedroom...if one needed to use the bath at night, turning on the light flooded the bedroom with light disturbing sleep...bad design...

This property is amazing! We loved everything from the cozy rooms (comfortable mattresses and pillows) with a fireplace and the beautiful bathroom with a deep bathtub. Very romantic! We travel a-lot and this is one of our favorite places we have been in a long time. What a pleasant surprise to see there was a local seafood festival going on while we were there. Everything was walkable and the restaurants were deelish. We had the best stay here and will definitely be back!! What a gem!!!

It was a great stay! We had a lovely dinner at the restaurant in house and enjoyed our room. A bit small for the price, and waitstaff never seemed to stick around to wait for questions. Otherwise the hotel was gorgeous, just wish there were more amenities for the price of the room.

Not worth the money
My wife and I stayed for four nights from 9/6-9/10 to celebrate our 30th wedding anniversary. The first night I asked for an ironing board and it came broken, the 2nd day our HVAC stopped working, 3rd day I asked for ice and water since neither is supplied. I called 3 times and 3 hours later I got my tap hot water and ice. The 4th night I had to call again 2 times and an hour and a half later I had to go to the front desk and have them bring it to me. In the room you have a card to leave on the bed if you want sheets changed, we left the card on the pillow because the original sheets had blood stains on it and house keeping never changed the sheets which was nasty. The rooms are not cleaned well and for the daily rate we paid the stay was disappointing. I have stayed at many places for less with better customer service.

Did not like that there was no drink or food service when sitting at the outdoor couches. Such service should be available at all times when bar is open. At a high end establishment such as this you would think that a guest would not have to leave their friends, walk to the bar and carry back a tray of five cocktails.

The two young ladies at check in were an absolute delight. The room was clean, had a beautiful view, and the comfort of the room was outstanding.
We did not eat in their restaurant, however we did enjoy beverages in their lounge by the fireplace. Local shoppes are great!

Great getaway spot
Lovely one night stay in Newport. Very pretty room, the hotel is doing a nice job managing the pieces during the pandemic. I would note, I thought the hotel was no smoking (but might be wrong) and another guest was smoking on their balcony. We had our slider open and our room quickly smelled like smoke. We closed the door, but would rather that’s not allowed at all. It is like having someone smoking in your room. Not easy for the hotel to babysit those people.
They had the BEST mini bar and in room snacks ever.

The service from the front desk to the valet all were top notch. The room with the water view was a great size with an ice bucket filled and water provided. We had delicious cocktails outside overlooking the docks at sunset with sail boats cruising the harbor. The hotel provides complimentary car service which we used to go to the cliff walk. We had dinner up the street at Black Pearl which was great and lunch at the hotel the next day before departing. Though we were only here for one day- we really wanted to stay another and are already talking about booking our next stay at this hotel...Kayla at the front desk one our group vote for customer service as did jonathan "huck' our driver to the cliffs.

Have breakfast somewhere else
I've stayed at Forty 1 North three times before and was very pleased. This time we had breakfast with the worst service imaginable. The waiter brought out the silverware (knife and fork) and forgot the spoon. I had to ask twice for more coffee and another ask for milk. We asked for salt and pepper 3 times before it was brought to the table.The orange juice was forgotten even though it was added to the check. After I gave my credit card to pay our bill, the manager brought back someone else's credit card and check for me to sign.

Disappointing Stay
Room service screwed up repeatedly, cigarette butts and glass all over the grounds (i ended up cleaning / picking up to protect my puppy), loud thumping music at night can be heard inside rooms, no movie system (who still watches regular cable?), and staff was rude- room service guy in particular was irritated that we ordered room service and visibly and audibly treated us crappy (we had no weird special requests or ant other reason to treat us crappy). This place is set at a pricepoint that has higher expectations for the stay- truly a disappointment.

Amazing Hotel!
The stay was perfect! I did not want to leave. It was my first time staying at such a nice hotel and I’m so glad I did. The only issue was that there was a window that wouldn’t lock closed so the AC was not able to keep the room cool. Everything else was perfect! Perfect location, perfect rooms, amazing staff!

ive been staying in this hotel for 7yrs now and it’s always a pleasure. The staff is exceptional and they loooove my dog Tutu. She’s treated like a little adult there . I give this place a thumbs up. It’s central so close to all the mansions and activities too!

The room itself was very nice and comfortable. The view that we paid extra for was very disappointing, more over a parking lot than the water. The hotel charges a daily resort fee when there is absolutely nothing that justifies that. There isn't even a fitness center on the property. The hotel itself is just trying a little too much to be cool. The cost of this hotel is just too high for what you get.

Property was certainly very nice, rooms were extremely modern and clean. The only issue is they charge a $35 per day resort fee which is normally fine, but when we were sitting outside in some of the outdoor furniture overlooking the marina one evening (7:45pm) we were told we needed to leave as there was a private party/event starting in 15 minutes. To be asked to leave the outdoor lounge area (which was the major attraction to this hotel) and yet pay a $35 daily resort fee just seems quite inappropriate.

We have stayed there a few times in the past and have always had great service and enjoyed ourselves. This time, unfortunately, this was not the case. It started out with us arriving early as usual and upon check in, giving the concierge our phone number so we could be called when the room was ready. I did not understand how it was not in the system already as we had already stayed there a few times in the past. We were told we could wait in the lobby as it would be a short time, but it was a beautiful day so we went out and about. A few hours later we had not heard back, so we walked back to the hotel and found supposedly we had been called, but the number called was not remotely close to my number, which she wrote down. I still don't understand why she didn't call the number she wrote down or at the time check the database to see if the numbers matched. Anyway, we finally checked into our room and there was a strong smell of marijuana. How housekeeping cleaned the room and did not inform management of this prior to us getting to the room is mind blowing. We were moved to another room, but the multiple mis-steps were very disappointing...to say the least, especially from a place of this supposed caliber and price point. We should have been offered a complementary evening, a complementary meal, or at the very least a significant discount for another stay. Nope. Unfortunately, I do not see us going back there.

This was our second time staying at 41 north over New Years. The location is perfect and within walking distance to everything. They have a great bar and restaurant, and in season there is outdoor dining and bar. All of the staff are warm and friendly and incredibly helpful. The room is extremely comfortable and the bathroom is large with a great shower and separate tub. We had a few minor issues that they handled immediately and followed up on. Very professional. We love it there.

Nice place to stay but the $35.00 per night 'Resort fee' was hard to wrap my brain around when I could not understand what part of the place made it a resort. Plus, the $30.00 per night to park your car I thought was excessive considering a room over looking the parking lot was $450.00. I would expect a hotel of this caliber to have complimentary coffee int he morning. We called down for just 'a cup's coffee this morning and knowing how expensive things were we even embarrassed ourselves and asked how much it would cost? They asked if we wanted a cup or pot and we said "oh just a cup" and never gave us the price, so we figured maybe they were just going to send a cup up and we would tip the girl. Upon answering the door and accepting the pot of coffee, we got handed a bill for $10.00. Other than that it was all a great place, I just hate all those hidden fees that add up after you already spent enough for a room off season. However, the staff was great!

One of the best hotels I've ever stayed in. Clean and fancy. Great staff. I thought the valet service was going to be a pain, but the valets were super efficient, they ran to get your car very fast. Being a small place helped with the quality of service. Perfect location, smack in the middle of all the action. Definitely going back.
