My partner and I came here for a mini getaway to celebrate his birthday. We chose the loft room because of the main photo on their site showing the skylights above the bed. I was super excited about that feature however upon arrival we were escorted to our room only to be told that the skylights above the bed are under repair and will not be functional during our stay. I was quite disappointed but what was I going to do? I had already paid close to $1000 for 2 nights and didn’t have any other options at that point. I do feel that this should have been repaired prior to our arrival or a discount for the inconvenience or even a different room option should have been offered. The individual that checked me in actually came to tell me that they needed to charge my card an extra penny, lol. They are worried about a penny instead of making sure everything is functional for their guests! What a joke! The bed frame appears to be too big for the mattress because the frame oddly sticks out at the bottom end of the bed, I bumped my legs on it multiple times just walking by and have some serious bruising on both legs because of it.
The water pressure in the bathroom was extremely low and the whirlpool bath took forever to fill up. The bed wasn’t comfortable at all, quite hard. The pillows did make it somewhat tolerable. We definitely had trouble falling asleep. I did get quite the workout going up and down the inn stairs to the room, lol. Also the room never gets truly dark.

The Cliffside is a beautiful property with a Gilded Age charm. The staff was welcoming and professional. The amenities were great and outdoor fire pit area was a bonus.

We had the most romantic getaway weekend at Cliffside. The service was amazing, and the property is beautiful! I must get the recipe for the cookies and the name of the bed linens. Both were wonderful!

The inn is an old house near the Cliff Walk. The rooms are large and our bathroom was huge. Breakfast was done in an intersting way wih little pre-served portions of a wide varietyof foods, all of which were terrific. Staff was super friendly.

This was a beautiful property. The only two things I didn't like were there were cobwebs up in the chandelier and corners high in the ceiling. Not fun to be in bed and look up at those. There was a dangerous step leading out the walkway and although there was a light fixture on it the fixture wasn't turned on all 3 nights I was there. I complained about the light and they still didn't manage to get it turned on. The wallkway in general was just very poorly lit. I spent a lot of money to stay here so everything was expected to be a A

This Inn is a gem. Professional and helpful staff, Beautiful Victorian details and decor, easy access to the Cliff Walk and 1st Beach. Our room had the most amazing window seat in the bay window, too!

The house and rooms are beautifully appointed and charming. However, for the high price they charge - would expect more of a personal touch or some kind of services. Check in and out was basically just picking up and leaving your key - no real greeting or welcoming. When we inquired about things to do - there was no offer of help to coordinate and no advice or guidance offered (it was almost as if they were surprised we were asking....doesn't that come with the territory of running an Inn?). Many missed opportunites for them to "plus up" the experience....things that take little to no money or effort. House was beautiful, but really no special touches or service mentality.

The inn was very charming and conveniently located near the Cliff Walk. Additionally, the Cliffside Inn team provided a level of service that was well above what you’d receive from a standard, large hotel chain. This was the perfect place for a romantic weekend getaway.

The Cliffside Inn is a charming victorian style B&B. The rooms are beautifully decorated in keeping with the style and charm of the inn. We stayed in the Blue Room which had a Queen 4 post bed, window nook and updated bathroom and fireplace. The room was comfortable and impecably clean. The staff was warm and friendly and very helpful. There is free onsite parking as well. We enjoyed the homemade cookies and excellent coffee provided for free. The location is great. The Inn is within walking distance to Easton's Beach and the access to the Cliff Walk is right down the street. The area is beautiful and quiet. I highly recommend the Inn and would stay there again.

Thiught we were booking at a different establishment but you cant even imaging how pleasant our surprize was. This is a five star locotion for sure. Hospitality was incredible, amenaties were on point, staff was extramely accommodating and helpful. Everything with a touch of home. Wouldnt stay anywhere else and we will be back.

The location is literally steps away from the Cliff Walk- so you can venture out for the most beautiful views. Easy walkable to the Breakers for instance. I loved the decor of the property- gorgeous updated wallpaper- just enough to make it more modern but keeping old world charm. We had the Turner Suite and I was obsessed with the colors and we had a lovely ocean view. Our room was lovely and bright too. Breakfast was a great choice of 'small plates' -frittata, breads, fruit, overnight oats. Water and coffee are always available. We sat outside facing the lovely garden most mornings but plenty of room inside too. At 5 pm wine and appetizers are put out for an hour or so which was also a lovely touch not to mention the devine chocolate chip cookies that were out. Walk into 'town' is about 15 minutes and you can cut through some neighborhoods if not in the mood for the main road.

Cozy & quiet in Newport Beach...
Quiet, charming bed & breakfast next to the cliff/cliff side trail (ocean side trail permitting views of the dozens of enormous mansions built by the nations 19th/20th century barrons). Newport Beach is a gorgeous little town, safe and tourism friendly. Easy 1 mile Uber to all locations or just walk. Cliffside is cozy, quiet and has ample outdoor and indoor space, fire places etc.

This was a gift to my daughter and her husband for Christmas as they don't get away much these days. She reported that the king suite with the skylight was exactly as pictured and perfectly lovely. The double tub was a huge luxury for them and they relaxed and enjoyed every minute of their stay. I could not be happier.

The dream vacation
I came here on Saturday. Karen welcomed me with a huge smile and positivity. She showed me around and gave great suggestions. I felt like I was staying at a friend's house. I left on Monday and already rebooked. This place is a gem and all the staff here are fantastic. Hats off to all of them.

Great getaway.

Beautiful property! We had the Swan Room and it was perfect for us. Small? No, it was incredibly cozy. To enjoy a sensational breakfast in the morning and a glass of wine and hors d'oeuvres in the evening was so nice and made possible by the excellent staff.

Very cozy and loved the fireplaces. Enjoyed the games in the cozy library. Breakfast and reception hour were good. Easy checkin and checkout. Enjoyed the fire pit they had burning as weather permitted. Super easy to get to the cliff walk. Would have liked more easy plugs for charging devices.

Nicely appointed bed and breakfast. One block from the Cliff Walk. But it's not a five star hotel. Stayed at the governor suite. One large room with a large bathroom, very nice and clean. But towels were so old that they were grey instead of white. Towel rack - rusted. Low water pressure. Intermittent hot water. At 9:30 most substantial breakfast food items were gone. Based on price expected a more luxurious stay.

Outstanding Anniversary Trip Visit

Fabulous Stay!!
Everything was perfect from the moment we checked in until we checked out.
We were given a map of the area and helpful hints at check in, plus a delicious nibble of banana bread.
We stayed in the Blue Room, gorgeously decorated and very comfortable. We especially loved the bay window seat with a slight ocean view and views of the lovely neighborhood- we spent our evenings reading and relaxing there, sometimes with a glass of wine from the wine hour, provided every evening at 5-6pm.
The included breakfasts were great every morning until 10am, a surprise each day with tasty muffins, quiches, fresh fruit and more. We loved sitting outside viewing the lovely gardens while enjoying our breakfast and coffee.
There was plenty of bottled water to help ourselves to, as well as snak bars, nuts and other goodies out all day.
The only negative was not having any electric car charging or electric outlets to plug in. We had to drive quite a few miles to find charging elsewhere.
It’s a beautiful property and a short walk to the Cliffwalk, and easy drive to view the mansions/museums.

The property was quiet, safe and aesthetically pleasing. The website indicated that the blue room had a refrigerator, which it did not have, which was disappointing. The bathroom in the blue room definitely had a water leak, so floor was always wet, which was dangerous and inconvenient. Also the bathroom door did not have a knob so very difficulty to enter or exit. A safety concern. OSHA should be called. The morning staff were pleasant. The breakfast was exceptional! The blue room was not worth the money! The courtyard was very peaceful. We will not return to this Inn. We live in CT and have plans to return to RI, but will research another hotel . We did enjoy the cliff walk which was located near the Inn. We attended two classical concerts at the Breakers for our wedding anniversary which were amazing! Unfortunately, the stay at Cliffside did not measure up to the wonderful classical concerts for our 43rd anniversary. We are not inflexible people and usually don’t complain , but it was disappointing. Close to 1500. For two nights and not worth it, bathroom needs to be fixed and advertising refrigerator needs to be clarified.

We were looking for a place for a two night getaway, and the Cliffside Inn was the perfect location. Breakfast was wonderful, and the cliff walk was just a couple of blocks away. We walked the entire cliff walk and we walked around downtown. I’m sure you could find a ride if you don’t like to walk, but walking half a mile to restaurants is wonderfully relaxing for us. The staff was always available to us and there were always snacks available. The wine hour was sweet because we started each evening there while enjoying the beautiful yard. Also our room “the loft” was clean, nicely decorated, and felt very private.

One thing to consider if you stay in the Cliff Suite, there is no privacy in regard to the bathroom. The doors to the bathroom open to the living area. They also did not close completely and would not offer a sound barrier even if they did. So if you would like some bathroom privacy, check into which suite would offer that. The hotel is great so it is worth doing a little investigating to find the right room for you!
Location is lovely, parking is super convenient, tasty breakfast, steps from the cliff walk, snacks/beverages always available, lots of vignettes to relax in (both outdoors and indoors), hors d’oeuvres & wine in the evening….they cover it all!
Would happily stay at the Cliffside Inn again:)

It was my first time in Newport, RI and it was such a pleasure staying at The Cliffside Inn. Only being 3 1/2 hours from New York, I most definitely got the feel of being away. I have been wanting to visit Newport for several years and I am so happy that my first experience was absolutely amazing - from the guests service, the breakfast and cocktail hour provided, minutes away from the Cliff Walk, the beautiful decor of my room and the overall experience. I look forward to coming back.

The Inn is in a great location, parking was convenient, the common spaces are very inviting. Microfiber sheets and polyester mattress cover meant we were lying in a pool of sweat both nights. Slept with open windows to try to cool off. Wherever our bodies met the bedding we were burning up; the rest of us froze. The two of us slept very poorly both nights. Breakfast was well done, but there were never knives or teaspoons offered. It was just strange not to be offered a full set of utensils (how do you spread your butter on the bread?). Only one newspaper available to all guests, and I had to go onto the wet lawn to retrieve it myself at 9 AM. All the guests spoke in hushed tones during breakfast, while the staff on duty were very loud; they were in the kitchen and we could hear their entire conversation from the bistro tables in the parlour. Having said that, the staff were prompt and responsive to any requests, and very friendly. With a little more attention to detail from the owners, this could have been a much more enjoyable stay.

Wonderful property! The staff are amazing! We actually added an extra night and they did it for us seamlessly. The morning breakfast is divine. The walk to the cliffs is literally steps away. It’s not too far from the city center but bikes are available making it a little easier. Oh, and Antonio’s pizza will deliver via Doordash and that was fantastic for a night of staying in after walking 15,000 steps♥️

I found Newport to be generally an overpriced destination and will not return. The Cliffside Inn fit this decription The Inn Keeper was friendly and helpful. I liked the creative breakfast items and the downstairs library sitting room.

This was a last minute reservation and we were extremely pleased. We stayed in Room 7 overlooking the water. The room was quaint and clean with a luxurious feel. We were most impressed with the staff who were welcoming and accommodating and extremely well educated. I got the feeling they truly loved their jobs. For us the location was perfect (about 1 mile from the “happening” tourist burdened areas and it had a peaceful, calm, and serene atmosphere). No work out facility which initially concerned me but ample activities to walk up and down hills, the cliff walk or take my hour long bicycle ride each morning available for rental immediately outside. Others did yoga on the lawn. Loved the lighter health conscious breakfasts and early dinner wine hour. Late evenings they have an outdoor fire pit to relax.

All Around Perfect Stay
The Cliffside Inn exceeded our expectations in every way! Our room (the Turner Suite) was beautifully decorated, spacious, and very clean - plus, we had a nice view of the beach from our bedroom window. Due to the pandemic, daily in-room housekeeping has been suspended, but the hotel staff encourages guests to text any requests, and they were very responsive when we asked to have our towels switched out, etc. The breakfast selections were a pleasant surprise, in that they offered a variety of options and new recipes every day. We can’t wait to return!
*The only downside about our room in particular is that it would not be ideal for those with mobility issues since it’s located on the 3rd floor, and taking a shower requires stepping in and out of a very tall bathtub. Otherwise, these features add to the historical charm.

We loved the fresh fruited water, coffee, tea and snacks when we arrived. The staff was extremely friendly and accommodating! The breakfast was delcious! Pleny of seatimg to have privacy. Room was very clean, sheets were so soft and bed was very comfortable! We also enjoye the gas fire pit in the evening. We only stayed one night , but i would have loved to stay a few more! I would highly recommend!

Right near Cliffwalk. Room which was very nice. Jacuzzi tub nice and they had a bottle of Prosecco in our room for our anniversary. Beautiful property, we stayed there a few years ago under different ownership & the service and food were much better. Felt much more inn or B & B like then. Due to Covid, Breakfast was on a heating platter but some of it was still cold. We felt staff could have been more interactive with guests. Little things that they used to do no cream ( other than tiny little coffeemate ones in one flavor) or half n half with coffee, One juice verses a few options, no one comes out to refill your coffee or clear your table when eating on porch. No maid service unless you request it, but prices remain high. With all the options in Newport that are lovely we likely will try another place next time for the money we spent.

First time experiencing a B & B, and if they're all like the Cliffside Inn, they have a new fan for B & B's. House beautifully decorated in its time period and immaculately clean. The room decor was delightful, with a full bath. Great location, snuggled in a quiet residential area with a short walk to the Cliff Walk, 20-minute walk, or 5-minute drive to downtown Newport .
I am sorry though; I didn't get the full experience of breakfast. Due to COVID precautions, all breakfast was prepackaged. Though the evening wine and horse d' oeuvre were a welcome treat.
