The little town house was perfect for our trip to key largo. Although there were maintenance workers and I did not like how during each day there was a ladder leaning against my balcony. Also the does look like they may have been broken in to a few times.

I d t like to les e reviews but the place has so much potentialā¦ The cleanness was not good the sheets had hair the towels were dirty.. The walls when u went up the stairs the stairs where dirty .. I have to say that was it because like I said it has so much potential big and spacious for a fam or a couple ā¦

Our stay was great--the place was perfectly clean and ready. The slight downside was the noise from the bar/restaurant across the canal but by the time we went to bed around 11 pm it was not very noticeable. Bed and pillows were comfy. Would definitely recommend!

Perfect place to stay with friends
This property was at a great location right on a canal and across from a restaurant which played live music at night. My friends and I were able to cook a nice meal and have drinks on the nice sized balcony.

We would choose again
We loved the location, we loved the layout and it was definitely clean. We had a little dilemma with the hot water. Pressure was weak and the hot water was hard to find for a shower. Front desk clerk was a gem and 2 great restaurants within walking distance. Loved the small kitchen complete with wine glasses. Def would stay again...and the warm cookies were a plus.

Good for the price
Spacious, two-story suite with a nice balcony overlooking the waterway. But first night AC thermostat wasnāt working so it was way too cold. Soap and shampoo were empty. However, they were responsive and fixed both the next day.
Kitchen could use a dish towel and dishwasher tablets.
Bathroom showed signs of age: poor shower pressure. Bed was comfortable.

More space than we really needed for two, but nice to have the bedroom upstairs. Very comfortable in every way. While the trip got cancelled due to the weather, very cool to be able to book a snorkeling tour right on the property with Sundiver Snorkel Tours. This stay exceeded our expectations. Thank you.

Our full stay was good but the check-in wasn't great. First, half of the property was being repainted on the outside and they put in that half. In their defense they said this was the quite side because of a noisy bar right across the canal. This was true. There was tape around windows, doors and room numbers. Made it hard to find the room. The room they assigned up was not ready. They then gave us another room. OK. The room was nice, clean and looked out over the canal. Unfortunately, we were in bed and at 10 pm someone tried to come in but stopped with they saw it was occupied. Turns out they gave our room to someone else too. They left and were given another room. At 11:30 pm there was another know on the door to apologize for this. Unfortunately, this woke us up as we have early dives the next day. Another unfortunate thing was that the door had no deadbolt or any other way of locking from the inside.
Other than this, the stay was great. No complaints. It was close to restaurants and the dive shops. We saw some manatees at night and iguanas during the day. Had a good stay.

First thing was the check in staff charged me $86.62 dollars more than what my Expedia paperwork showed. I asked them to explain it, but they literally could not, and would not explain it. Thanks to Expedia for getting me a refund of the overcharge.
They were painting the outside of the property, and the outside walkway to the room was loose dirt and cement. This was tracked into the room, but our living room floor seemed as though it had not been swept or vacuumed before we checked in. The staff were nice, but everything about the property spoke of inefficient management, and uncleanliness. The outside of the property was cluttered with junk, and excess items. It looked very trashy for lack of a better description.

We drove from Miami to Key largo and when we arrived at the hotel they said that Expedia overbooked our hotel room and we had to cancel our plans and drove back. They told us that they didnāt have any room for us.

Hotel is undergoing renovations but rooms available for rent were exceptional. Rooms have balconies overlooking an inter coastal canal. Rooms have two levels with sleeping quarters on second level so there are stairs involved. Bathroom on each level with shower on second level. Full size refrigerator and cooking capacity.
A/C was not working properly in first room but moved to another room with perfect temperature control. Out of the way a bit but weāll worth the experience

Location is great. Construction/painting was going on in our building and we should have been put elsewhere as I booked this months ago. No equipment in the kitchen, except for 1 dirty fork. Missing one of two sliding shower doors. The entire property, which we have stayed in before seems in disrepair. Front desk staff was very pleasant. But, as a result of managements lack of concern for their facility, we will not be back.

Lovely room. Plenty of space for 2 people. 2 bathrooms, a good sized kitchen, and a nice balcony. Say by the pool and watched the boats go by in the canal.

When we arrived I was a little worried because the appearance of the building is not very nice. But as soon as we entered the room I felt relieved because it was quite nice and very clean. We had a sofa bed with a half bath and kitchen downstairs and a king size bed with a full bath upstairs. We didnāt use the pool or any other areas of the hotel.

Comfortable Stay!
This hotel looks average on the outside, but what a nice surprise when we walked into our room! More like an apartment, the room had a remodeled full kitchen, Livingroom, upstairs bedroom and full bath (1/2 bathroom downstairs). It was a great and very comfortable stay!

Convenient location right off US1 in Key Largo, Fl on the water. Was a two story townhouse which I didnāt realize until we got their. I donāt do stairs well and you had stairs to get up to the unit then stairs again once inside the unit to get to the bedroom and full bathroom. I was happy that their was a nice 1/2 bath on the main living floor. Had a full kitchen even though we only used the refrigerator.

Great view of the Marina. Enjoyed live music from the restaurant/bar across the canal. Nice accommodations.

We enjoyed our 4-night stay here. The place was clean and well kept. We appreciated having a kitchen and eating on the deck watching boats go by in the marina. We also walked to several good restaurants in the area. Another reviewer mentioned the music from a nearby bar-- our room was further away fro so that wasn't an issue for us. We would stay here again.

Did not expect it to be so gorgeous, it was cheapest last min reservation and I expected it to be more motel like and it literally felt like I walked into a townhouse weekend home. Front desk was very accommodating and pleasant personality which again I did not expect that after reading some of the reviews so I was to say the least extremely impressed. Coffee on the balcony quiet Sat morning 10/10 would recommend!!!

It is a unique property. A lot like a timeshare in that it is a fully furnished apartment with a stocked kitchen. The balcony overlooks the water, the only complaint would be the music from the restaurant across the water. Sharkey's is a great restaurant but the live music is a bit loud for people who turn in early. Bring a sound machine and it's fine. The bedroom is upstairs and the stairs are no joke. they are steep. I cannot recommend to anyone who can't do stairs. There is a pull out downstairs and a half bath but the shower is upstairs. Perhaps they have accessible rooms but I don't know. Overall I really liked the place, mostly because of the kitchen! coffee marker, 2 burner stove top, full refrigerator, plates, cups, silverware, everything you need.

The unit was fairly clean. The bed was comfortable. There were pistachio shells in the shower though. All of the towels and sheets had stains, clean but stained. At one point I asked for more towels the response was ābathing towels?ā from the lady at the desk. I said yes thinking she meant the towels to dry off with. I was brought washclothes. The second day we needed a couple of towels. The same lady was outside smoking on her phone. She begrudgingly went to get a towel and came back with one hand towel stinking of cigarette smoke (she didnāt put out her cigarette) she told me they were out of towels until the next day. It stunk so bad we didnāt even use it. Checkout was easy and with a different front desk person. Lots of space, right on a canal with a balcony. The ice machine is a nice touch. For this time of year it was a decent stay for what we paid.

In general, the property was roomy and pleasant. There's a bar on the opposite side of the canal that has music playing late, but it's not overly loud. Overall, I would rate it 4 out of 5. Unfortunately, they didn't allow me to check in early. Almost nailed the timing, though.

This place was great with a few exceptions. We had a 4 night stay here & it was almost perfect. The lady at check in rude to me & the customers checking in before me. They also overcharged me which I disputed with hotels.com & they refunded me the overcharged amount. I asked for a receipt 4 times & still haven't received it. I even contacted the owner of this property & never heard back from them. Obviously, they don't care about customer service or repeat business. Other than that, the room & place was a great stay but I won't ever stay here again because of all the crap I had to go through from the overcharge. They made me feel like they were trying pull a fast one & rip me off by not giving me a receipt for the charges.

Need to replace Front Desk staff
The property itself is clean, spacious and comfortable.
The front desk clerk who checked me in was absolutely HORRIBLE. The woman (Ariel?) was rude and barking up the orders like a Colonel. She even ended up telling me I couldn't park my car at "Check In/Check Out" spot WHILE CHECKING IN.
Her behavior was unacceptable and the management should re-evaluate the personnel at the front desk. She must be miserable and hate her job - she should NOT be in hospitality industry.
If this was my first time staying here I would NEVER want to stay here again, but
I will return because I know other staff are warm and welcoming, like Esther, another staff who is kind and friendly- just perfect.

The property was clean and apartment was in itself comfortable and clean. Unfortunately, too many stairs and our room faced a bar/restaurant with live music making it difficult to sleep. Except for the maintenance and cleaning staff, the front desk personnel was not friendly and we found unprofessional. Finally, I donāt recall ever seeing so many fees. Iām surprised they didnāt charge a fee for each piece of toilet paper. We will not return!

Not bad but not great
Good size, great view of the marina via the patio. My friend & I stayed in a King Suite with 1 king bed & 1 queen sofa bed. It would have been cruel to have anyone stay on the sofa bed as the mattress was nearly paper thin, like sleeping on coils & in addition, the sofa cushions were dirty & stained, our hands were sticky after handling them, pretty gross. My friend & I wound up staying in the same bed (king) upstairs. Some of the dishes & food prep utensils were dirty & had a thick wet bacon grease substance on them. The table on the patio had fresh coffee ring stains & other dried up liquid(?) stains. We made it work after cleaning it & when we got back to the room at night around 10:30p, we sat out on the patio with a few drinks to chill & enjoy the view, etc. however, we heard a couple a door or 2 down outside having a loud argument for at least an hour to hour & a half, & in the brief silences of their yelling match, weād hear bags of bottles thrown into tin garbage cans. We tried to not let it kill the ambiance but sadly it got to be too much. Itās not a bad place to stay but little things that go uncleaned/unnoticed would make it a place I wouldnāt stay at again. The tv didnāt work right, even after changing the dead batteries in the remote, I had to use the dials on the tv itself to control power & volume. What I did like was that it was 2 floors, a good layout & the patio with gorgeous palm tree & marina view, & the receptionist who checked us in was really nice.

Cute off-the-road accomodations with the huge bedroom upstairs and a balcony on the water. Very quiet - we slept wonderfully! The half bath downstairs is a nice touch. The full kitchen (no oven) was useful, from storing our ice cream in the freezer to making coffee in the morning to reheating our leftover dinners (so many good places to visit just minutes away!) The place was a little worn, but super clean and I really liked the decor. Lots of details and nice staff. Immediate response from the staff via text to some small issues. Covered parking under the building. I only stayed one night, but I would definitely consider it for longer stays.

The room was amazing. Clean , huge two bathroom, balcony looking over boats , kitchen was perfect, full fridge. Will desaturated again. Only issue was lots of cockroaches on dishes and in drawers. However room was amazing!

Adequate roomy hotel with kitchen
Roomy set up with kitchen, bath and living downstairs and bedroom and bath upstairs. Cost was a little higher than on reservation, the personnel attributed to fees. downstairs tv remote not working, upstairs bathroom door was a barn door - looked cool, but didn't stay closed.

We were a little scared at how nice the room would be because the outside of the hotel made us think it was going to be like a motel 6. But once we got our room, we were pleasantly surprised. It was clean and beautiful. Had the king bed upstairs with a nice bathroom and the couch bed was downstairs. The marina view was great. At night you can sit on the balcony and listen to the band at sharkeyās (bar across the marina). Overall we really enjoyed it!!

It is a decent hotel very well located. The plumbing is weak so shower is like a trickle and toilets do not flush well. Bedroom is upstairs. Bed is comfortable. Nice balcony area to sit and view both stationary and passing boats. There is a restaurant across from the waterway from the complex that plays music but we only heard very little inside the unit.

Way better options out there for the same price. We were only in Key Largo 1 night and wanted something simple and inexpensive, we got the simple part. The room was run down, not clean and noisy. any longer and we definitely would have found other accommodation.

I booked 2 suits and it was pay at property when check in and check in was not until 3 pm they cancelled my room on their own in the early morning and also charged my card at 2 pm for the rooms so when we got to the hotel we had no room and they didnāt have a vacancy what a joke I will never go with this place again and Donny recommend at all

Great place but no hot water. (Only warm, if that)
I booked our anniversary vacation here at Waterside. Everything looked just like the pictures, very clean and nice. The employees are all very friendly and helpful!
The only complaint I would have is that their hot water isnāt hot. After getting rained on, we were looking forward to a hot shower to warm up but the water was room temp at best. Not hot at all. Couldnāt even produce steam of any kind. Other then that, great experience and great location!

The rooms are not as nice or clean as shown in the pictures. We had to move rooms due to works crawling out of the shower drain. The bedding was dirty and had to be changed. The door locks to the balcony did not work and appeared to have be previously damaged from someone prying on it to open. The security chain of the entrance door was previously broken off and reinstalled verticality and could slide the chain up and open the door. I would not recommend this as a property to stay at.

I liked that it wasn't too far from Pennekamp State Park. I disliked that they added unexpected "resort fees" even though there are no resort amenities and I was not warned of the additional expenses, totaling more than $360.

We had a nice 1- night stay here. The updates are clean and tidy, even if some things already showing wear. I have a feeling someone's pet had their way with our sofa, which isn't management's fault. The kitchen could have been cleaner, but ironically the floors were slippery from too much cleaning product. On the other hand, the AC was ice cold and beds were comfy. We loved the view, the location, and had plenty of room for our family! Would stay here again for sure!
