Great trip
The weather was amazing and so was the hotel. The staff was nice and very helpful. I would definitely stay here again. Two blocks from the beach and everything else. You don’t even need a car staying at this location

We were giving a room with no window that can open for proper ventilation. Toilet door doesn’t lock. Slow water drain in bathroom vanity. We moved in a different hotel because of unsafe environment with smoke and weed smell all around/ Noise all night. Elevator works but very small.
Good thing is very close to market and restaurant.

There was no place to put my belongings in the washroom. The soap, Body wash, and shampoo had chemicals for oder that sting. The AC unit was so close to the second bed that the cold air made it uncomfortable to sleep on.

I did like the property but it had some construction going on in the hotel and next door so was noisy sometimes. The hotel was not to far from the beach and during the day was nice to walk around and the hop on hop off bus stop is right across the street. Very close to shopping and many restaurants. The area get a little uncomfortable come nightfall as there are many homeless in the area. The hotel makes u put in a code to get inside so at least I felt safe. Overall a very nice stay and definitely would look into this place again when going to Miami.

This establishment is not exactly a Hotel as everyone expects. My room 114 was a corner room on the 1st floor with single panel windows which let all the noise from the outside come through . You could not open the windows or the blinds. The balcony from the next door apparents was literally next to us. The staff that we did see was very polite and helpful. 1st night a false hallway alarm was beeping all night and through the next day but it was fixed. This place is conveniently located to everything but make sure if you park next door you pay right on the spot or your car will be gone. They had a tow truck parked in a hidden spot and at $300 a pop, they are doing well.

Convenient location a short walk from the beach and boardwalk. Rooms are small but cosy, bathrooms good and everything worked. AC in the rooms is noisy. I think they were a bit short staffed during our stay, cleaning was sub-par at best but staff they were very helpful when we spoke to them. It's a great spot to walk around he art deco area and much more affordable than the Delano or National Hotel, which are well worth a visit.

The shower faucet was in pieces and it was impossible to get the water to come on. The cleaning staff had to know this yet they rented the room. It was beyond a quick repair so I was not able to take a shower. (I was there only 1 night). Ceiling fan light kept coming on by itself so I couldn't use the fan during the night. No compensation has been offered for the below standard room.

I don't normally give bad reviews, but in this case.....
Staff was friendly, yes. Front Desk associate let us check in several hours early.
However, instead of giving us a 230 sq foot room that we paid for, we were given a room that is, at best,150 sq feet. Bed/living area was about 9 x 11 feet, with no room to move.
When our toilet malfunctioned at 2 AM, we could not get anyone to assist us. We had to leave the hotel and travel more than one block at 2:30 AM to use a washroom at a restaurant (after purchasing a drink, of course).
The Wi-Fi worked in the hotel lobby and corridor, but not in our room.
Bathroom and shower area was so small, about 4 x 7 feet, with no space to rest a toothbrush or any toiletries. Shower was hot and the water pressure was good, but water leaked all over the floor when you used it.
The virtual check-in process has its limitations. We observed that guests who arrived in the late hours has difficulty getting assistance and waited for over an hour (at 1-2 AM).
The Greenview felt more like a hostel rather than a hotel. Hey, at least the locks work!
Sorry, I wish I could give a better review. We have traveled a lot, including traveling in developing countries, but this was the worst hotel experience we have had.

Very bad option
The self check in is terrible option you have to call and wait for email code to access and take too much. The bathroom door was damage and never fixed until last day after notified it several time since day 1. No room service only after third day and not enough supplies as higienic paper, and internet connection mal function, so no wifi available either.

Good location, but that’s about it.
The hotel is in a good location, but the building is very run down. The hallways and walls are completely scuffed up, and everything just needs a coat of paint. The noise from the hallway was pretty bad, and my upstairs neighbor must have had bricks strapped to her feet. Bathroom is too small to really be comfortable, but the bed was surprisingly comfortable!

It’s ok
Comfortable room and bed. I had issues with the internet not working in my room and TV, improved during the week. Very slow and weak if lots of people and in room distant from router. I had troubles with my doorpad and it stopped working. Staff Promised 3x to call for maintenance and no one fixed it. I was giving a key that I was afraid of losing. People are loud in the halls and you can hear everything in your room. Great location though, close to beach and Lincoln Road

Major disappointment...frustratig and annoying
A disastrous 3 nights!
First night bedsheets covered in sand and small pieces of plastic
Shower had no glass or curtain and so water sprayed onto bathroom and room floor..
dangerous for slipping.
Asked to move room...took over 4 hours to clean empty room 211 as we moved from 213.
213 shower was much better, but no sink in "kitchen"to wash dishes and no shelf in bathroom for toothbrushes etc.
Were told front desk closed at 6.pm, whereas hotel overview said 24 hours.
Continual daily issues with code not working.
..locked out of room...had to get help from front desk.
Daily charge included $30 "resort fee"!...for what...last resort?
Minimal delayed support from staff and head office despite pleading for help.
Final 2 days were better but too little too late!
The 2 given stars are for location only...

This place was just ok for us! We live in Denver, and went on a cruise out of Miami. We stayed 2 nights here. I loved they had refrigerator, microwave, kuerig with no pods so bring ur own! it was clean. On the other hand, a little out dated. Bathroom was updated, but the building itself was worn. It’s great location! It’s right in the heart of the Miami strip. I had my 9 year old. If it was all adults I would stay here again. Families should fork out a few extra dollars to stay somewhere a little nicer!

GREAT service! We got off our cruise in the morning and it was raining out while we had our luggage. We were able to check in early and the man at the front desk was super friendly and accomodating. The room was so cute and clean. The only issue was the shower head, with the half glass wall, it sprayed water out of the shower and the pressure was really low. Otherwise, great stay for a great price.

Great location, but pretty beat up
The internet and cell phone reception was really bad in the room. The stairs were under maintenance so you had to use the tiny elevator that is pretty beat up. The towel rack fell off the wall, they fixed it after 2 days. Room had a strong weed stench. There is no housekeeping service to make your room (I believe they said they do it once a week, so depends on which day you stay).
Great location, really walkable to everything in the area. The shower is also a huge plus, water pressure was great.

When I first entered my room the first thing I noticed was the smell. Old and musty. I got one of the rooms with a renovated bathroom. The sink however didn’t drain all 3 days I was there. No hand soap at the sink either. Shower was fantastic. The bed was very comfortable. The room door had an approx. 1/4” gap around it when closed. The kitchenette area had a new microwave and fridge which were handy. There were also dishes and cutlery but no sink so you couldn’t clean up. It said in the instructions “take care of your dishes”. How?? Weird. It said in the listing it had a front desk which it does but only till 6pm so if you had a problem or question afterwards you were out of luck. My after hours check in was easy with a code for the front door.
Lobby bathroom had no hand soap.
The building itself is old and run down and in dire need of a makeover. They were there laying new tile in the lobby area but it needs a lot more than that. The halls are in terrible condition and so are the stairs. The elevator is very small and old.
Front area outside is not attractive at all and anyone and everyone sits there. It has no upkeep whatsoever.
The location of this building is fantastic.
Close to everything. I would not stay here again. It was definitely not worth what I paid.

Excellent location near beach, one block from Lincoln Road.
Price is reasonable, especially for a room with fridge, microwave.
They have a partnership with a beach chair service and beach towels are available.
CONS
Privacy / security: In addition to emailing a credit card and government photo ID PRIOR to arrival, they also require a personal photo before you can check in.
This seems REALLY sketchy- especially for single women or minorities. Why do they need a personal photo? Why isn’t my prepayment info from Expedia enough to be able to check in?
Acts like an AirBnB / VRBO: There was an email request to take out trash upon leaving. This is a task housekeeping should take care of. There also really isn’t “staff and service”- again- it is like a short-term rental property vs. a hotel.
As of Dec. 2023, the building is still being renovated. When I stayed, they were installing carpet. The lobby and elevators also need work. Once completed, the décor seems like it will be similar to The Ace or The Standard hotels.

Not worth the money
There is very little positive I can say about this hotel. The hotel is in need of a major renovation. The elevator is dated; the hallways are dated; the room is was in is date (the bathroom was updated). The hotel smells like a hospital ward.
At 11:01, the day of checkout, I was locked out of my room as I was trying to check out.

This hotel is the worse I ever been to. It completely ruined my vacation. It started the day we were on our way to Miami I got a call from someone stating that the room I booked was trashed and it wouldn’t be ready when we arrive, but they have one available at their other property that and they have the same amenities but in different location. I agreed, when we arrived past midnight they don’t have anyone at the front desk to check in so they sent me a text with a code to open the main door which it was hard to open we weren’t the only ones having an issue opening the door everyone else had the same issue, also the hotel diez t have elevators so we had to drag out luggages upstairs. Expedia customer service has been trying to contact them about my complaint and no one has returned their call.

Stayed here for three nights and I had absolutely no complaints or problems with anything. The staff was very nice and professional and also very understanding. The room was clean and had a decent amount of space. It is also in a convenient location where everything is walking distance from the hotel.

A great location to start from and lots to see around the area across beaches and shops. Really a appreciated the Miami free bus.
The rooms were clean and presentable with both fan and AC options. The AC though is a window mound so very noisy. I turned it off during the night.

One to avoid
This hotel is being run down while a new one is being built on lot to the north. The adjacent car park charges $10 per hour for unloading and the overnight parking two blocks away costs $40 per night. In the room we founf the new hotel was within touching distance outside our window. There were old cobwebs hanging in the tiny bathroom where the mirror was rusty. The metal headboards on the beds were also rusting and the paint peeling from the walls around them. Worryingly, the evacuation plan was for a different side of the bilding on a different floor. The pool is somewhere in a different hotel. There were no facilities to make hot drinks in the room and no food in the building.
On the plus side the bed was comfortable and the location was excellent. There are good restaurants nearby and city tours start outside. The beach is a short walk. In the room the TV had a selection of several local stations.
It seems as if the hotel is being run down, and will close completely when the new one opens next door.
