Loud neighbors, no sleep
The room itself was nice, the housekeeping staff were great and responded to what we needed after checking in. However, the guest above us was extremely loud. They were up until 2-3am watching TV loudly and jumping on the floors. We got very little sleep either night of our stay. I called security 3 different times late at night to report the noise, and nothing was done. We were all exhausted by the time we left. Despite the comfort of the room and excellent location, I would not stay here again.

The wait to review the room and clear my deposit is insane. I understand its a holiday, but i know for a fact it was cleaned and verified before the 27th. Now I have to wait after a holiday for it to clear. And i know yall like to blame it on the banks, but you as well took more time in the process!!! Not ok. Its never taken this long to get my money back.

I have always been pleased with Patriot's Place, especially the deluxe one bedroom or two bedroom lock off accommodations. Everything is always clean and in excellent working order.
There is sometimes sound transfer from one unit to the next and the tank-less water heaters take forever to warm up.

Sales pitch, stay at your own risk.
Had to endure a sales pitch that seemed like phishing or a virus. Toilet seat had gouges, TV in bedroom didn't work, floors squeaked when walking, internet issue, allergic reaction after laying in bed.

Easy check in and check out. Called to see if we needed anything. Fireplace perfect fit for Colonial Williamsburg! Very kind and friendly staff. Will return and recommend to my friends and family! Well done.

Clean but thin walls
The room was clean and the resort nice. I didn't like that my bed was directly infront of the door to the room and the thin walls. I could hear the people in the next room cleaning dishes, coughing and sneezing as if they were in the room with me.

Cleanliness issues
Check in clerk was great. Strong smell as we walked into the main foyer of our unit. The units are definitely dated. The ceiling had damage from what looked like water leaking. Both chairs and the couch had stains on them. The one chair the upholstery was torn at the top. The bed was comfortable we were concerned the duvet was flipped inside out. The kitchen was not completely cleaned the outside of the microwave and fridge had food on them. Hair was frozen inside the ice bin in the freezer. The curtains in the porch door had food on them as well. We washed a load of close before we looked in the dryer. There was no way to use it as it had gunk all in it.

I go to Williamsburg once or twice a year. I came for an event. The room was nice and neat but the sink in the kitchenette was only six inches . i also had a problem with the unit next to me . I am a senior and the unit next to me had toddlers were up and running around all hours. One night 4am to 7 am.

This property was in a good location to access everything in colonial Williamsburg. The rooms were clean and we had a unit at the back so there was no road noise. A family in our building had a colicky baby and we could hear that through the walls. Our adult children stayed upstairs from us so we could hear them move around as well. At check in both times( I checked my kids in a day later) the concierge did a time share pitch. It was a different person each time and both were pretty aggressive. I ended up feeling like I was arguing to get them to give me the wrist band style key to my room without signing up for my 'free' $125 gift card or 'free' week. We have just finished 20 years of timeshare hell, so that was a big turnoff for me. The pool was actually heated, but it was 40 degrees out so I wasn't brave enough to try it. The fireplace uses the wrapped logs you can get at any grocery store, so that was fun. We made s'mores.

The property and check in were fine. I did not appreciate being directed over to the sales booth (under the guise of a concierge)-we had no interest in hearing a presentation. Then we received no less than 4 phone calls while we were out having dinner and other inconvenient times trying to talk us into listening to the sales spiel. The first “no, thank you” should be respected.

The carpet needs to either clean or replace the carpet. The dishwasher was bolted down once you opened the door and pulled the tray out the whole unit tilt over. The oven burners wasn't settled in. The carpet black tap holder enter the kitchen area is lifted and the wooden flooring is spacious.

Nice walking grounds, staff was great. The unit fully supplied and close to everything.
The internet had trouble connecting at their business center. it was a bit noisy around the unit where I was at. There's a connecting door from my studio unit, I did not prefer, I felt someone would open that door, I blocked it with a chair and, I could hear other people on the other side. The carpet bothered me, it would be nice if these units had no carpet,
I've stayed here before, through my timeshare and I don't remember if these things bothered me? II had no complain before. Not sure if this was the best room given to me since this was booked through expedia.com?

Our room was very nice, spacious, and nicely appointed. The grounds were very nice; heated pool and fire pit were especially nice. The property is very convenient to a great number of restaurants and all of Colonial Williamsburg.

Booked this not knowing it was a relentless sell you a time share dont take no for an answer. kind of place 😡 foyer to our unit and unit smelled of cat urine and the front desk put a 250 $ hold on our card for incidentals and at check out said it would be ten days before released…rediculous

Left an expensive purse in the closet. When I called about it they didn’t have it. Obviously their cleaners took it and did not turn it it.
Railing going into the unit was wobbly and almost falling off.
Called for towels and 5 hours later had to call again. See no reason why I would want to buy into their vacation sales.

An excellent value and a thirty-minute walk from Williamsburg Transit Center. The area is NOT well set up for pedestrians so you may want to rent a car, as public transit has very limited hours of operation and route coverage. Visibility gear is recommended, I wish I’d brought mine!

The room reeked of like, powdered floor deodorizer that was floral and very strong. I thought it would dissipate over the first day but it didn't - also the walls were paper thin. I could hear the adjoining rooms entire conversations at 7am and them banging around for pots and pans. Splatters of makeup on the bathroom door and hair in the bathtub. The bed was comfortable and the full size fridge were the best parts. I never complained or anything, I would not stay here again.

The thing most important to me was that it was clean. The room we stayed in was connected to another one and you could hear them talking. It was a great place to stay. What I didnt like was the pressure to purchase a vacation plan and the $250 refundable damage depisit.

We really enjoyed our stay here. We had a 1 bedroom with fireplace and balcony. The unit is very well laid out and comfortable. The kitchen was well supplied and everything spotless and clean. Check in was friendly and professional. We look forward to staying there again!

There werent any face towels or blabkets for the pull out. Thr shower curtain had mold on the inside side. The playground although fenced in really makes it look unwelcoming with yellow tape and the sunk pond or whatever body of water right next to it.

The walls are paper thin! There was a shared, but locked, door between our bedroom and another guests bedroom. We could hear everything- snoring, tv, footsteps.

Best kept secret in Williamsburg!
Felt like a condo. Spacious. Soaking tub! 2 sinks! Apt size washer/dryer with detergent! Balcony was lovely..could hear crickets and tree frogs and watched deer through trees. Beautiful seperate dining room with cherry table and chairs! Felt like colonial Williamsburg. Only complaints are a cat odor in hallway and a subtle smelly odor in washing machine area. Loved the large wood burning fireplace in living room. Even sofa bed very very comfortable! 1 bedroom was exceptional value! Stunning place, with fabulous colonial feel. Could hear through walls, however 4 units in each building and everyone in my building respectful of quiet. I loved it!

This is a timeshare property so upon checkin we had to listen to a little bit much before we could actually say we didn’t want to listen to the 90 minute presentation the next day. The room was clean and the property is super nice. When I got in the shower there was a giant dried up boogie on the curtain though which was displeasing. Then at night we could hear every little noise from next door making it very hard to sleep. The door in between the room was a single door instead of the usual double ones that connect adjoining rooms. It would be a great place to stay if you had friends or family in the connected room but not for a quieter trip.

Should have read reviews before booking. The building we stayed in had a VERY strong cat urine odor in the hallways that permeated into the room. Able to hear conversations in other rooms and footsteps above. While the unit was mostly clean, it was dated. Some of the upholstery had stains and bathroom sink plug was broken. Additionally, didn’t realize when booking this property they would try to solicit purchasing time shares. Not what I was expecting. Convenient but would not stay here again.

I Found A Real Wood Burning Fireplace in CW!
Everyone so friendly, helpful and kind. Chris #2 help bring all of my stuff to the condo. Kiyanna the Concierge was very well knowledges, and she and the front desk staff made a wonderful first impression. Close to everything in Colonial Williams. The best part was having a real wood burning fireplace! Going back for 6 nights in December to celebrate my birthday. Highly recommend to stay there!

I made a mistake, reserving two rooms instead of three. One was canceled when a family could not attend because of military duty. Everything nice, the one apartment accommodated four of us nicely. The lack of counter space in the kitchenette was problematic for breakfasts.

This property is close to EVERYTHING you would want to do, shopping ,dining ,adventure.The cons are -the whole unit smellled like cat urine!& the previous family's dirty laundry was left outside our door the WHOLE STAY even after we reported it.take up the carpet,put down hard woods dont allow peopleto bring pets or charge extra fees for them.

Not very many decently rated hotels in the area so we decided to stay here, let me tell you I’m so glad we did! The grounds are beautiful and well kept. The staff was amazing and so kind and didn’t try to sell us any BS, we actually may want to become a timeshare owner now and they’d didn’t even push it. So much more convenient than a tiny hotel room, it was definitely dated but beautiful in my opinion. The only complaint I have is the parking, not many spots, we ended up parking on a curb outside our building. We’ll definitely stay here again!

Can use a refurbishment, but was adequate for us
Check-in took awhile and I had to go to a couple different people in order to get my keys. It’s a timeshare resort, so I had to tell them I didn’t want to do a tour when they asked. They didn’t pressure me, so that was good.
Whoever designed these buildings put the thinnest, creakiest floors in them possible! We literally laid awake and could hear the people upstairs walking across their floors throughout the night because the floors creaked so bad. The common hallway had a terrible order of funky shoes, and it carried into our suite. Luckily, we opened the windows and sprayed Febreeze which helped some. The door to get out on the balcony was warped and we had to kick it in order to open it on the bottom. We never could get the slider open—it also was stuck. The drawers in the kitchen were rickety and needed updating. Things seemed clean, so that was good. We had enough paper products to last us and plenty of space to spread out. The bathroom layout was interesting, but proved useful with two sinks in the morning. There were two showers and two sinks but one toilet.
I would try someplace else before I came back here.

Location and the hotel grounds are good but thats all we really liked about this property. First room we got was on the 2nd floor but had a huge dead bug right in the middle of the carpet. 2nd room was on ground floor and was ok but had a bit of a weird smell. Plus we had someone staying above us and they were an early riser and you can hear every movement upstairs...like an old house. We had fun a busch gardens so thats all that matters but wouldnt book this place again

Details, Details, Details
The front desk was friendly and provided good service. But I was initially assigned a room which was not completely cleaned and there were dishes still out on the counter and table (details). There was a bag full of trash in the entryway to the room. I was assigned another room and the refrigerator and feezer was not working(details). After a long day we returned to the room late after 10:30PM to find that our keys were deactivated (details).
The reception is not near the rooms as this is a resort with dozens of buildings. So you have to drive to your building unload your vehicle, take your belongings upstairs to discover there is an issue with your room. Then load everything back up to drive back to reception to have it remedied. The resort is set up nicely and if you like privacy and separate entrances to your dwelling, this is a good place. But there is a lot of improvement needed on the little details to make your stay comfortable.

Electricity went out in our unit, phones didn't work went to front desk for help doors were locked, finally two maintenance men opened to door and said they didn't know what to do. They found a key to one room they had left and gave it to us. We had to go back to front desk and ask for towels & wash rags. Also, they never update or room change. So we would've been responsible for or first room. They charged us $250 resort fee at checkout said we'd get refunded in 7 to 10 business days.

Water issues galore
The buildings and rooms are old and outdated, which normally wouldn't be much of an issue but our kitchen ceiling had a 2'x2' visible wet spot with black mold growing on it. There was also a major water leak / broken pipe in our building the second morning of our stay, which created a river of water outside and no water in our room. The front desk didn't do anything to help.

Our Patriot's Place stay receives mixed reviews. A staff member courteously phoned that morning to inquire if we needed anything special for our stay and to ascertain our arrival time so they could prepare everything. They do not tell you that in order to obtain the advertised rates and your room keys you must attend a 90 minute timeshare presentation at another property in the Williamsburg area. Since we wanted to spend time with our grandchildren we opted out of the sales presentation for a $60 FEE! It is a quiet, scenic location and the accommodations themselves are nice & well kept. We had a first-floor one-bdrm suite with a fireplace, balcony, kitchenette, diningrm, and washer/dryer in unit. Check-out is easy; just text them when you depart. We probably won't stay again given the timeshare pressure tactics :(

I liked the location.
I did not like that our stove had a strong chemical odor when we went to use it. We basically had to clean out whatever was used to attempt to clean the stove. It was awful.
We did not use any services - no one was collecting trash and outside trash bins were overfull.
The carpet was dreary and looked like it needed a thorough cleaning or replacement.
The dishwasher had damage to the interior and the basket hid a rusted area.
Some guests were extremely noisy and inconsiderate and the sound transmitted easily.
It look a long time to check in.

This place is ok, affordable, largely convenient. Nice to have a kitchen if you want to use it. However, I will never stay here again because they badger you into a sales meeting to consider purchasing a time share. You DO NOT have to attend, but you do have to INSIST that you are not going to attend. I hate this kind of marketing, and refuse to give such an establishment my patronage ever again.

BEWARE.
1) Property is timeshare owned, and they will be extremely pushy when you check in to attend a sales pitch the next morning. I didn't realize we had a choice to decline because they presented it in a way that makes you think they wont release your room keys until you agree to go on the presentation. Wasted 2 hours the next morning and was late to our event.
2) Villa was clean - but had no soap, shampoo or conditioner. We travel with shampoo and conditioner, but it required us to go back out at 11pm to get soap so we could take showers the next morning.
3) Sofa bed didn't have bedding. We found a fitted and flat sheet in the closet but no pillow cases or blanket/quilt/comforter. We had to call housekeeping at midnight to request pillow cases and quilt. They showed up with pillowcases and a very light blanket. My son ended up using all the towels to help cover up. We ended up going and purchasing a quilt the next morning.
4) They advertise like the rooms have laundry service, they dont. There was detergent in the room, but no washer/dryer. When we asked a staff member outside she responded with "its in your bathroom". ?? We went back to the bathroom. Sink, toilet, shower, door to bedroom, door to living room. Where is the washing machine hiding?
5) Restaurant was advertised as open daily until 10pm, it was closed the entire time we were there due to "a family emergency"
We had a good time, but not because of the hotel by any means. We would not book again.

The property was nice. At checkin I was told I had an appointment at 8:45 am for a presentation. I was on vacation and a sales presentation was not on my agenda. The rooms were super noisy. We could hear the conversations in the next unit. The folks above us sounded like they were running marathons until 1:00 in the morning. There was also loud music well past the quiet time on a couple of days. I will not be staying here again.

Only exists to sell timeshares, smells like pee
The room itself was clean, but very dated. I’ve had worse hotel beds, but also much better ones. Outside of the room in the hall smelled so strong of something like cat pee. It was enough to make you gag.
Checking in was what was the most frustrating. After getting checked in you’re forced to go over to the Concierge desk and be aggressively pitched coming to their timeshare presentation. The keys are held hostage til you listen. He was holding them in his hand, we had told him no many times, but he just kept pushing to get us to go.
We then got a phone call about it yet again the next day. Good grief.
Additionally, turns out we got given a room someone was already in. Yikes. Accidents happen but it was just the icing on the cake for what was already an infuriating check in. After driving all day we just wanted to get to our rooms. This place does not make that easy.
Definitely would not return.

I asked staff for sheets and blankets for the sofa bed, as there were none in the room, even though we called ahead to confirm a reservation for four people - I did not receive any the first night so I just used a towel for a blanket. The next day, my husband tried to request three blankets since there were four of us but only one blanket (the main bed's top cover only) for the whole room. The woman at the desk refused more than two. It's not like we were building blanket forts. We just wanted to sleep.
