We waited a hour to get checked in the room. The water did not get hot the entire time. The guy tried to say we over filled the bath tub and it leaked downstairs which that is not true because the water would not even get hot to use the tub. It was suppose to be a spa bath which was not had a water little fountain. Was not happy at all about all of this

I’ve been choosing Greensprings by Diamond Resorts for over 5 years now. There is plenty to do at the resort with the indoor/outdoor pool, mini golf, and tennis courts. Also depending on which building you’re staying in, you may have views if the main golf course! A added plus. This was my first visit since the pandemic and it continues to be my favorite. The staff is friendly, but my favorites are the open floor plans - very large to accommodate all guests, quiet complex, close to Busch Gardens 15 minute drive, and fair pricing. I recommend and will be returning come summer!

Coffee maker ruined our morning. Not only was the coffee provided disgusting but also the coffee maker had not been cleaned and therefore made our home brough coffee taste horrible.

We left notes about this with Alex along with my phone number for a manager to call, and I haven’t heard from anyone. The beds are so hard they are unsleepable. They offered foam bed toppers, we got two, and had to make it work given the timeframe and schedule we had to keep. We were in pain every morning. Then there were roaches in the kitchen. I was able to kill one and take a picture of it, but the other one got away. The soaker tub was dirty. The cabinet doors in the bathroom and kitchen needed repair and looked like they were ready to fall off. The coffee packets were stale. There was zero outdoor lighting anywhere near where we had to park, which is just dangerous. We were planning our wedding in April and were hoping to stay at Greensprings at that time, now, there is no way we will stay there again.

Clean, spacious rooms and great facility! Overall great experience.
When I first arrived at my room the sheets on the master bed were found to be badly stained. The front desk was very responsive to providing replacement sheets.
The only other negative was during check in. The clerk described how Hilton hotels soon to be taking over the site. I asked for the availability of Hilton Honor points, but was told they were not yet available. No problem. Immediately after checking in, the concierge offered me 50,000 Hilton Honor points if I sat through a sales presentation. I feel that this is very inconsistent. Either offer points or don't.
Again overall good experience with my stay.

We were not told ehen making reservation about a $200 fee. Just the resort fee of $56. We did not have an extra 200 to charge for a deposit. They would not let us stay, almost wouldnt give a refund- we shall see if that happens. We drove 4 hours just to be turned away.

I’ve stayed here several times. Never was it this bad. However this time I was put in an older unit. Regardless the age of unit , it was dirty , it smelled like old musty water. The bathrooms wasn’t clean. The appliances made noise. The front entrance to unit didn’t lock so anyone could walk in. . I just wasn’t comfortable. I stayed one night and left . I was supposed be there weekend but it was awful . No immediate manager reached out till the following day . By then I was done

Greensprings is always a fun place to visit! The staff was friendly and we enjoyed the pool and hot tub. Tammy, who works in the recreation building, is so good with our son! She even remembered him from our last visit!

Hair and Pee in the toilet
We’ve stayed at this resort many times over the years! Sometimes good, sometimes not so good. This trip takes the cake! After a lengthy check in experience, we made it to our unit. The Door was open, which we thought was odd. My daughter went to use the restroom and when she opened the lid of the toilet it was full of toilet paper, HAIR and pee! It had not been cleaned at all! The kitchen has crumbs all over the counter, crumbs on the carpet! Clearly this unit had not been cleaned! We went back to the lobby and again, waited in line quite a while! We told the guest agent what happened and showed her a picture of the content of the toilet! She just looked wide eyed at us, barely said a word, took forever to find us a new room and the manager who was next to her, didn’t even enquire what had happened… why we were being moved…. Nothing. Just told us as we were leaving to text if the new room wasn’t sufficient. She clearly knew there was an issue but avoided anything to do with it. I’d be very Leary about staying on this property. Housekeeping is clearly cutting corners and the units are looking tired and unkept. We won’t be back. Ever. Additionally, the sales reps should refrain from repeatedly screaming at guests from across the room as they try to leave, to come over and get their “welcome packet” so they can try and meet their sales quotas. It’s rude and unprofessional.

Everything was good. But when I opened the refrigerator it was a rag in there. The tub in the biggest room looked like hair was in it. And I’ve stayed here before with no problems but this time it was a few things I didn’t like

The villa we stayed in was over all very nice it had a full kitchen/dining space, spacious living room, outdoor patio, 2 bedrooms, 2 bathrooms, tons of potential for natural lighting, & a laundry room. The villa was very clean except for a few bugs both living & dead in both bathrooms but the large soaking tub was amazing. The set up of the villas themselves is possibly the first thing that I found to be off putting the building we stayed in had 4 suites & we were in the middle. It was very hard to see the numbers on the buildings especially at night. Out of all three nights we stayed we were only able to park in front of our actual building once & since you have to register your car it was less than ideal. Check in was different too as I was asked if I was single or married which made me uncomfortable as a traveler the guidebook was interesting though. Security wise we did feel safe as you have to scan your card to get into the building, onto our landing, & into the room. The first nights sleep was not overly rest full as the family above us seemed to be up every hour & sounded like they were dropping bowling balls on the floor. There was also the issue of housekeeping coming into the room on the first day & making my guests bed but not mine that was a touch disturbing as we had the sign on the door saying not to enter. Overall it was a nice place to stay & it probably is better suited to families who are going to be spending a week or more versus only a couple nights.

This property is quiet and the facilities are great. However, the unit we stayed in had old furniture. Most of the tables had water stains and other spots on them. The shower in the master bath could use an update. The refrigerator door opened towards the wall which was odd but seems like an easy fix. The beds were super comfortable though.

I enjoyed my stay as we always have in the pass. My only concern was when we were checked in how it was emphasized that there is no smoking in the home. The woman said it 3 times as she stared at my husband which was appalling be cause the family ahead of us did receive the same greeting nor was there any mention upon no smoking in the room. After the 3rd time I stated we get this is a non smoking family.

Worst unit ever in 10 years.
We've stayed at this resort many times over the last 10 years through several management companies. This was the worst unit we have been in. Things like a bottle cap left on the bedroom rug when we moved into the unit, centipedes (one in each bathroom), domino sized soap bars, missing silverware, no sponge or stopper provided in the kitchen, a toilet that periodically ran water through the bowl. Hilton does not seem to care about the unit they put Hotels.com customers in.

They need to do a better job of announcing all the extra resort fees and $200.00 extra deposit. Also wifi was not good and only allows 1 user unless you want to pay more. Carpet near back deck inside living room was soaking wet due to rain and also roaches in bathroom and kitchen. Place needs updated. We have visited this resort many time over the years and just seems to be slacking . The event coordinator was great though. They also need to open to cabana next to main pool. Suck not open was always a nice feature when pool side

Overall - room was spacious but very shabby and facilities were great. It was an affordable option for families, but feels hard to recommend to others knowing the condition of the rooms.
The room was in dire need of an update - dingy carpet, extremely pilled couch, drawers falling out of dressers. We were on the second floor and the floor above us was very squeaky, keeping us awake when the kids on the third floor were running around. We couldn’t hear their voices so it seemed to be more of an issue with the floor/ceiling than actual sound proofing. But there was plenty of space for 4 adults and 2 kids in the two bedroom suite.
However, the facilities - pools, mini golf, tennis/pickle ball courts - were in great shape and very fun and family friendly. The staff at the activities center was kind and helpful as well.

How you handle situations make all the difference.
The check in with Alex was good. I was charged a resort fee of $200 that I was not expecting. When I booked it said the resort fee was $28, so to say the least, a $200 resort fee was a shocker. Upon getting to the unit, we had to sweep the floors, there was hair in the bathrooms. The washing machine was full of dirty water and did not work. I did report all of this to the front desk. They were very accommodating and very friendly. They asked if we wanted housekeeping to come, we did not because we had already taken care of that part. They asked if we wanted maintenance to come about the washer and we did have them to come. Richard was his name. He checked everything, told us what the problem was and came back later with Alvin and they took care of the washer. They were very nice and very professional. True gentlemen. Our overall stay was wonderful. The pool are is absolutely amazing, we loved it. The outside patio was wonderful. My friends and I will definitely be coming back to Greensprings Resort. Also, Casandra from upper management called to speak to me about the refund that I had asked for for the inconvenience of items that were not right in the unit. She said I would be full refund of the resort fee that I was charged. Thank You

Still good even though they’ve gone downhill
The bed was a little more firm than usual. Made it hard to sleep. The shower stall in the master bedroom used to have glass doors but now have curtains. I had to be extra mindful of water on the floor. The corner tub used to have jacuzzi jets but they have done away with those. Resorts are taking things away from renters/guests and are hiking up room prices and resort fees. You don’t even get all the pots anymore!

We stayed at greenspring several years ago and it was top notch. But it seems to have gone downhill. There were repairs needed especially in the master bathroom.
They were clean and friendly.
A big concern for us was we were sitting in the living room watching tv and One of the cleaning people just walked in without knocking and don’t apologize or anything. He just took blankets and sheets to the back room and then left. We were so uncomfortable with that we had to put a chair under the door handle when we were sleeping.
We had fun overall. The pool was great. I don’t know if it was worth the money that we spent on it.

This is our go to place when staying in Williamsburg. Staff are friendly and helpful. Rooms are spacious and very clean. We had an issue with our AC as we arrived and Richard from maintenance came to our rescue. While we waited for the work to be complete Richard offered some good advice for non touristy things to do and places to eat. We highly recommend Mooyah for lunch or dinner.

Greensprings Vacation Resort is beautiful. It is a great place for families. A home away from home. The staff is very friendly. The amenities the resort offers are absolute fun and great with families. The 2 bedroom, 2 bath, with a living room, dining room, and a kitchen is amazing. It was clean and spacious. The beds were really comfortable especially for a person with back and hip disability. The room also includes its own washer and dryer that is very convenient. The kitchen has everything you need. They also offer communication through messaging to communicate with convenience. I loved it! I recommend this place for everyone to try. We will definitly come back.

Although it was an overnight stay &we didn't really get to use the resort like we would want to, it was comfortable and the room was very spacious. The entrance area in our building could have been cleaner, however it could be lawn debris from all the comings and goings. Definitely thinking of coming back during Christmas time.

We’ve stayed here in the past when it was owned by Diamond Resorts. We came back hoping for the same experience. The unit we stayed in could definitely use a face lift and a better cleaning crew. Ceiling paint around the bathroom exhaust fan/vent was peeling and falling into the bathtub, mold in corners of bathroom ceiling, master bathtub had surface mold that I had to clean before I could give my toddler a bath and you can see cleaning spray stain where they just sprayed cleaner but didn’t actually scrub the tub, master bed frame was broken in the middle. I expected a cleaner, more updated stay than what we had especially for the cost. It is located in a nice quiet area and there are many activities for kids to keep busy. The female security guard was very friendly and welcoming. Same with the front desk staff! But warning: the concierge will try to schedule you for a timeshare presentation.

Would not go back. The resort is old, smelled. AC wasn’t working, they are charging for Internet. If you bring your own hot spot, you cannot get out to the Internet. They block all connection in order to charge you for a day pass. Unacceptable and wouldn’t recommend them. They are pushing timeshare- beware.

Great experience my wife and daughter were going to be staying at a resort in the area for Father's day that was planned without knowing what day it was and was able to book last second great room great staff and concierge service ended up being a great relaxing fathers day weekend I recommend this place for comfort relaxation and cleanliness and convenience when staying in Williamsburg.

Friendly staff, surprised by add-on $59.00 resort fee that was not included in Expedia pricing. Minimal items in condo. 1 shampoo for 2 bathrooms, one dishwasher tab, 6 plates, minimal cookware. Bring your own items if you plan to cook. Rooms were clean and condo beds were comfortable . I expected more for the price per day plus fees.

VA 2023 Family Trip
This place was great! First time going to VA and decided to do an extended stay with the family. The room was spacious, clean and had all the amenities of home. Plus the additional amenities, such as the indoor pool, activities center, etc, were all amazing additions as well.

I have stayed here for many years now. The two things I don’t like are the 200.00 deposit. It used to be 100.00 and I think it should still be that. Also, you now can’t change the temperature from 72. I was so hot at night it was hard to sleep. I may look for other places to stay for the temperature reason alone.
