The Seaquarters #2 condo we rented on this expansive resort was spacious & immaculate as advertised. Being winter, we especially appreciated the fireplace in this particular unit! (Not all units have one.) The surrounding residential plantation feel was also very pleasant. Communications with the office were cordial and check-in was easy, even though a holiday. (Can't comment on any facilities as everything was rightly closed for Christmas.)
At the same time, the way the promo photos juxtapose the Seaquarters units with the Beach Club creates a misimpression that ocean access (which we especially came for) is close by. In fact. the beach and other amenities are just over two miles away! This should be prominently indicated, but is not. Further, walking is limited to the residential roads which, though slow, have no sidewalks or bike paths, walking on golf course paths is prohibited, and some roads are completely gated off, again, not indicated on their map.
So, if one is primarily interested in just a very pleasant spacious and well maintained accommodation on an appealing Cape Cod plantation, Seaquarters is an excellent place to stay. But if one also wants ocean access, choose one of the smaller "Poppy" cottages next to the Beach Club, or as an alternative, drive to the closer Mashpee Town Beach & S. Cape Beach State Park, which have wider well maintained beaches as well.

The property was just as described. It is clean and comfortable. The place is great! If I had to find something to comment on The kitchen could have a few more items. Like a good cutting board, some Trivets for hot pans, and some hand soap.

Perfect condo
Second time we’ve stayed here. Three ladies in our 60’s that travel 3-4 times a year throughout New England. The 2 bedroom condos are perfect. Clean and spacious, we love the place.

Very nice 2 BR, king bed and two twins
We really enjoyed this stay. First off, we were notified a few hours before check-in that our unit was ready ahead of schedule. Check-in process was easy and desk staff were so welcoming and friendly. The unit was very clean and up to date. Very spacious, king bed was very comfortable. The unit had two bathrooms each with a full shower. There was also a washer/dryer in the unit. We would have liked a DVD player in the unit but the absence of one was certainly not a deal breaker. Over all, we really enjoyed our stay and will likely return next year.

The Condo was amazing. It was comfortable and the perfect romantic trip. The owners do need to invest in a new bed though. It is as hard as a rock. Being from the south we like comfy beds. I was tempted to buy them a pillow top cover. A mattress is about $500 to $600 take time and invest in your property. Other then that it was the perfect stay. We went on the off season so it was much cheaper than the summer time. Beautiful area and beautiful homes all around. We were about 15 mins from the ferry to Marthas Vineyard. Your also 70 miles from Newport to visit the mansions and everything. I felt we were in the center of all attractions in the area. Enjoy your stay it is worth it!

Even though are condo was beautiful, it was not by the ocean/bay. It was not walkable at all! We wanted a view of the water. We were surprised by this. The condo was very nice, but location was not what we expected.

Check in was smooth and receptionist friendly. This unit is in a golf course community. So it’s very upscale and an estate. Upside is it’s clean and quiet. Downside is you must drive out about 10-15 minutes to reach anything. But this was not a big issue for us. Since we went during the off season we were give an early check in and late checkout!

Needs some updating. TV's are very old and not SMART. Bathtub needs to be fixed so you can actually take a bath.Kitchen had very basic needs. Only had S&P. Mattress was very hard. Felt like I had bruises on my whole body when I woke up.

The front desk made everything super easy to check in and check out! It was a wonderful place to stay and would definitely come back. The upstairs bathroom did have a slight odor from urine underneath the toilet. If I was staying more than overnight I would’ve told the front desk. Otherwise, would recommend!

Wish the pool was open :(
We absolutely loved the location and the use of our own condo for the night. We had plenty of space and clean linens. Our only issue was the email sent to us stated the pool was open until 6pm, we arrived just before 5pm so we quickly got changed and headed over to the pool only to find out it closed at 5pm. We were disappointed by this.

Spacious accommodations, furnishings and appliances in very good condition, building needs minor repairs (front door bottom trim hanging, some windows don't open. No path from driveway to door, have to walk through mud or mulch area. Vacuum doesn't work. Overall property is beautiful, glitches are very minor and wouldn't stop us from coming back.

Friendly check-in in gorgeous upscale club house. Surroundings are impecable with beautiful vistas of the ocean and golf courses. Holiday decor very festive. The condo that we stayed in exceptionally clean. Truly a great Cape Cod feel! New Seabury is first class all the way!!

The amenities like the gift shop, beach, restaurant, indoor and outdoor pool, and kayaking and paddle boarding were great. But make sure to get a room with a view because our view from the room was a bad view of the heater on a roof.

Quick off season get away
We found the townhouse in the Club at New Seabury the perfect size for family of 4. It was clean, gorgeous grounds, great weather, and the views from the main clubhouse and private beach area and pool are amazing. Although this is not on the beach, it is only a short drive to the club’s private beach and pool area.
The Mashpee Commons area that is close by is filled with shops and restaurants.
I’d love to be back in summertime to take full advantage of everything this club offers.

Nice, queity stay
This location was perfect for a couple nights away not too far down the Cape. The New Seabury complex was quiet and suitable for a walk around the neighborhood or on nearby conservation trails. The kitchen was stocked with basic cooking utensils, but the property is also a quick drive to Mashpee Commons if you wanted to pick up dinner instead.

Found a wad of hair on the upstairs shower wall, towel racks (both) downstairs bathroom coming out of the wall. Pulled out the couch to sleep and there was trash under it. Let alone I booked water front and didnt get it. Whole condo shakes ehrn the plows went by

Know your property!
I called the office about one week before we were scheduled to arrive. I asked a simple question...Is there a DVD player in the unit we were renting? The woman in the office checked with someone and returned my call stating that all the DVD players have been removed from the units. That's why I was surprised upon arriving at the unit that there was in fact a DVD player. It would have been nice to know so we could have brought some movies with us. NOT A DIFFICULT QUESTION TO GET RIGHT!

the condo was just what we wanted for a family stay to all be together - a big space and some smaller outdoor areas- kitchen- 2 baths- fireplace.. it was close to the mashpee beach and south cove state park- which were great with trails long expanses of beach- maybe 2-3 miles away...
what was almost misleading and what we were not expecting was the seabury beach was a winding 1.1 mile drive from the condo, the condo was on a golf course and we just could not get a reservation for dinner in person or on the phone - we finally realized were were not really welcome to the seabury club member spaces when no one we asked in person at the restaurants knew how we could get a reservation , a callback for a dinner reservation hung up on me, and some club members did not leave us a space to walk on the sidewalk- I live in what is considered an upscale beach community and usually beachgoers are low key but not this place- so it was not my cup of tea- I would say to stay clear of the clubhouse...popponesset beach had nice chairs and a bar which were enjoyable- employees we came across were very nice except for the fellow who hung up on me

Very upscale community and right at the beach. Had to figure a lot out on your own and after having our dinner plans cancelled twice by the restaurant we really did not get any consideration - sorry we have to cancel. Did not feel real welcomed but like we were in someone else's territory.

Worst hotel experience of my life.
This place has no one on staff to assist guests. Our condo’s keycard access stopped working and we were locked out for 2 hours in a snow storm trying to get ahold of the hotel staff. Answering service couldn’t get ahold of anyone and left messages for 7 different people. After that, we called the police to try and get ahold of the people and after 2 hours of sitting in our car, they reached a contact. There were two pregnant people in our group that needed medication and we waited 2 hours in the cold trying to get in. This is absolutely inexcusable for a resort to not have someone on staff for guests. I will never stay at this place again.

Thanksgiving week in Mashpee
We stayed in a two-bedroom condo on Lanyard Court Thanksgiving week. The condo itself was clean, roomy and comfortable, with a gas fire, microwave and full size stove and refrigerator. We did not use the club facilities, but we did make day trips to Plymouth, and to the Cape Cod National Seashore and Provincetown. Wood's in Plymouth has great seafood and inexpensive, and, don't miss the movies at the National Seashore Welcome Center.

The property was absolutely amazing. The condo was way more than I expected. The only con is that I didn’t get to speak with anyone at check in and check out. I’m just use to that kind of thing, not that it’s necessarily bad at this location. I would definitely recommend and return someday.

We enjoyed our stay. We had a nice view of the beach from our cottage but had no way of accessing it. We had absolutely no cell service where we were at. But it did give us the chance to just relax and spend time together. It was a very quiet, private cottage, so we thoroughly ended that!

Poor WiFi
The WiFi service did not work and when it did it was spotty. We could not look up real estate properties or check email. When we called the office they were closed and could not help us. The next day they blamed Comcast.
The condo was very clean and the beds were comfortable. The TV included HBO, no movie option.
Check in was 4 and check out was 10. It was so short a time for so much money. Being the off season we did not visit the pool or beach. Nothing was included.

Absolutely beautiful! The lovely cottage was warm and cozy. Loved the fireplace, sunroom, private yard, and the comfy beds and spacious rooms! We came the week after labor day so most of the resort was closed, but we had a nice lunch at the marketplace, and dinner at the club house. Beautiful location, close to amazing beaches. We would stay again! Thank you!

1. Unprofessional staff: Day 1, the pool staff was playing football around & over the pool. I was moving my toddler to keep her safe & out of the way of the staff so she wouldn't accidentally get hit be them horsing around. Extremely unprofessional that as a guest, I felt I had to stay out of the way of the staff.
2. Operationally questionable: Day 2, there was a storm and power outage. So many things went wrong this day it's hard to summarize... It's supposed to be a very high-end hotel... yet they don't have functioning generators. My husband is an Electrical Engineer; therefore, we know the reasons cited for why the generators were not working are not true. Regardless, as patrons, this should not be our problem. The Holiday Inn had power and it’s 2 stars, this fine hotel should have had working generators.
3. Poor communication: The way they handled the power outage was disappointing to say the least. It took them the entire day to communicate with us and then whey they did, the communication between employees countered what one other was saying, the communication was slow, inconsistent and lacked thoughtfulness. Sadly, very unprofessional and disappointing.
4. Not family friendly: One day we were told our toddler, who was wearing 2 swim diapers was not allowed to use the family pool. But she did the day before. In consistent & frustrating. It does not say this policy anywhere on the website. Had we known, we would have booked another hotel.

The property is very well manicured, however, the Ocean course was so poor that is was unplayable. So for golfers counting on playing that best to call ahead before booking.
The pool closest to the ocean is for adults only. Be advised that if you have small children you will not find this place to be accommodating.
There are often private events and local residents at these spots.
The other options are a fry place where teenagers are in the kitchen
otherwise drive out to Mashpee for food options

Nice area, mostly peaceful.
The staff was helpful and friendly. We were a few weeks too early to take advantage of the seasonal amenities. Unexpectedly, there is an event center located across the parking lot and there were large crowds and very loud music until around 10:00pm 2 of 3 nights. It sounded like a young crowd given the music type and nature of shenanigans (car burnouts) in the parking lot I will not return and would not have booked if I'd known how disruptive the evening hours were going to be.

Very disappointed - Never again
Upon arrival at the unit, which was 10 minutes away from the main resort desk by car through winding streets and encountering numerous speed bumps, I opened the door of my car to the stench of manure. There was naturally an abundance of flies, which entered my car every time I opened the door, as well as into the condo unit. I drove back to the front desk and complained to two clerks, one of whom apologized but offered nothing other than to 'check it out' and get back to me. I provided a cell phone number, and never heard from them again. A beautiful weekend on the Cape, but despite the nice weather...I couldn't open a window, couldn't stand to be outside. There was organic fertilizer all over the place, on the lawn, chunks on the sidewalk and driveways, and no one else in sight outdoors. No offer to change me to another unit, no offer to refund my stay. At $300.00 per night, I should be able to expect better.

The Weekend at New Seabury
Our stay was wonderful. The cottages are a great place to stay & are within walking distance of the beach. The staff was very nice and helpful the whole trip as well. This was our first time staying here and we would definitely come back! The only drawback was that everything closes down the day after labor day and we were not made aware of that, even after asking before we booked our stay. The Beach was beautiful and very well kept and the staff down there was great.

The pool on the beach was excellent, and the pool and services at the Athetic Club we’re fantastic! The Athletic Club had a huge pool, ping pong, and a number of other activities. Food and beverage was good quality and reasonably priced. Try the Blackened Cod sandwich!

Two bedroom, two bathroom condo with kitchen and outdoor room. The condo/house was on the first green and the start of the second tee. Very pleasant condo with excellent service. Beautiful golf courses and excellent restaurants. The pool and beach were wonderful. Beautiful spaces with great and congenial service.
