Will never stay here again.
The room was dirty. There was no transition installed between the carpet and tile, you could see the plywood. When you turn on the water to take a shower it came out brown/tan and never cleared up.

The sheets steel like cigarettes, maybe they were not washed. The room above was making noise until 3am and I had to wake up at 6am for a business meeting… My lack was f sleep ruined my day with tiredness and was exhausting flying back to NY.

The beds were extremely comfortable however we switched room twice and the heat didnt work in either room. It made for a difficult night staying warm.

Kind of disappointed by this stay. Have never had a problem with a Holiday Inn Express before.
To start, reservations were a mess. Someone in our group called several days ago to book two rooms, but had a very hard time communicating with the person on the phone (because of the hotel employee’s broken English), so we called to confirm we had two rooms for the night. They said no. So I booked a separate reservation (through Expedia). No big deal. When we got there, though, they told us he did indeed have two rooms. They let us cancel one so didn’t end up being a huge deal, just very inconvenient.
When I got to my room it immediately smelled like smoke, and the carpet was nasty. I called down to let them know about the issues hoping they offer to switch rooms (they were not full), but they just said sorry we will make a note of it.
All in all, not the worst hotel experience ever, but a very disappointing stay for $150 in a respectable hotel brand.

This was a nice hotel, but very very loud. The housekeeping carts were very loud and we could hear every step of the people in the room above us. We were also near the elevator and heard every ding of it going up and down the floors. Do not stay if you are a light sleeper.

Meh...
Had some trouble checking in. Booked online, the charge is on my card, but the person at the desk said it didn't. He ended up getting us a room with 2 queen beds rather than the rib with one king that I booked.

We booked our room 11 days in advance. To ensure we get the room we wanted. That’s typically why we book so far out. We arrived late evening after a 4 hour trip and was only notified that our room was not available, I’m assuming it was given to someone else prior to our arrival? We were given a different room other than what was booked. After our trip we were tired and just decided it wasn’t worth the hassle to mess with the issue. Me, my wife and out two year old make our way to the 4th floor and open the room we were assigned, to be startled by the people already in that room! All of us embarrassed, I went back down to the lobby with my family to be questioned when I mentioned there was a family already in the room assigned. We were given another room at this point. I asked if pricing would be less and was not given a clear answer. The next morning during check out, I’m given a total that was More than my original booking to begin with. Unprofessional, they should have notified us before arrival that our room was not available so we could get rooms elsewhere. Lack of communication, very little emotion or understanding from the property with the issues and concerns.

Stayed here for 7 days. The breakfast wasn’t good. The place was dirty!! The rug throughout the facility was dirty and stained. Doesn’t look like they changed the bedding through the whole week, bathtub was dirty and slippery. The card entry system hardly ever worked. Had to get the card recharged at least 10 times to get into room. The Laundry facility only had one washer which was never cleaned which cost 4.00 per load. As we left we informed the people at the front desk of our stay they didn’t seem very surprised of my complaint. I wouldn’t be so disappointed if the place wasn’t so expensive for what we got!

Great hotel
Great place to stay. No issues. Loved the comfort of the bed. We were only there for one night so didn't take advantage of the pool or anything else. Great breakfast too. Loved the cinnamon buns!

Quick overnight stay
Hotel was nice, bed was comfortable, room was clean. Unfortunately we were placed on a floor with large group of children and the elevator was out of service the next morning.

My wife and I go to the Holiday Inn Suites in Grandview at least two or three times a month to get away it's always quiet clean and the staff is very helpful and friendly

They had no vending machines at all. The 3rd shift staff were very rude when id asked her where the vending machines were then she said we have our products here. They wanted to charge me $2.00 for a 16oz can of coke. I told her she lost her mind I could door dash a 12 pack for a few bucks more, She got really mad at me and founded her face up. Up charging that much for travel convince is just plain robbery.

Hotel seemed nice when we checked in. When we got off the elevator the smell of marijuana was so strong in the hallway. Had to put a towel in front of the door to keep it from coming in more then it was under the door. There was child in the next room the cried starting at 3 am for the rest of night so between the strong smell- which I told the front desk about and the child- not much sleep was had

The desk clerk wasn’t real friendly. The room was clean. The pool was overly cold to the point you couldn’t swim. The breakfast was mediocre & not stocked. The breakfast buffet was not being monitored and things were not being restored or filled. I’ve had better hotel breakfast food.
Our experience wasn’t horrible but not great it was just ok. Would we stay there again? Possibly.

Reserved a king bed room online. Got there and was told only queens available. Was given keys to get into the queen room. They did not work. Went back to front desk, the lady said they had problems with keys for that room last weekend as well. Gave us new keys to the same room and they still did not work. Then she had to change our room. The ice machine on our floor also did not work.

I can to this hotel based on the reviews. I came Kansas City for a funeral didn't think i would leave with bites. Don't wait your time or money you may encounter bed bugs. They have had bed bugs before because the man at the front desk didn't care nor have a concern about the bed bugs.

The location was convenient and quiet. Our room was clean and very comfortable. I had to conduct a couple of tasks for work at the business center. The computer system was very slow, sign in was cumbersome and there was no printer present.

There seemed to be a fair amount of noise throughout the night and nothing was done about it. The tile floors in our room seemed to be dirty as there was patterns of clean walking area and discolored tile on the sides.

When I checked out, they tried to add extra charges that were NOT DISCLOSED at the time of booking nor at check in. I threw a fit and WAS REFUNDED the surcharges but I should not have had to go through this.

Great Hotel for Price
My husband had a Doctor appointment nearby and we live 2 hours away. We stayed here to make the drive easier. Its location is slightly tedious as its off a one way street, so you have to go around the block in weird ways to get back. It was very clean and the bed was comfortable. Staff was super pleasant. Our only complaint was that the walls were super thin so you could hear noises from surrounding rooms and the interstate was just outside, so you could hear traffic all day and night. They offer a free buffet breakfast daily. Nothing fancy, just basic hot food and pastries with juice and coffee. The indoor pool is NOT air conditioned and with the weather lately, it was extremely muggy due to no ventilation. There are windows that can open, but they were closed. We just chose not to use it. Overall a good hotel if your not there for pleasure. No frills type of hotel.

Location was inconvenient on a one way frontage road and gps from the interstate going south took me to the back through a neighborhood, so when I saw all the iron fencing around the property from the back (at night), alarms went off in my head. Semi parking accessible from back. Coming to the front looked okay. Front desk person was very nice, she handled the family before us with so much patience and kindness, I knew it was genuine. Room was nice and clean, a copy of other Holiday Inn Exp I’ve stayed. We only had 3 towels for 4 people though, and too tired to worry about it. Beds comfortable, bathroom good, all clean. We missed breakfast, checkout was easy because I prepaid with Expedia.

Front desk staff were unprofessional at times and were a bit mean to my father in law when he checked in. Rooms were very clean. The shower never heated up. Woman working the breakfast area was terrific! Pool and gym were both clean and made our stay nice

I read previous reviews about the breakfast for this hotel & had my expectations low. I must say I was blown away by the best hotel breakfast of my 5 night road trip between MN & TX by this hotel. It was fantastic - fresh, hot cinnamon rolls & scrambled eggs along with many other choices I didn't take. The place was clean, the room very nice & we stayed on the backside of the property so it was nice and quiet despite being just off the freeway. I recommend this place & if I go this way again will be back!

No Hot Tub at this location. I need to ding Expedia for including this hotel in their results when a hot tub filter was applied. According to reviews that I went through after our stay, others have mentioned this as well. Swimming pool was not all that warm either. Signage for the Hot Tub/Spa still hang on the walls but it was apparently removed during a remodel within the past 2 years. Expedia needs to update their results criteria since my wife was really looking forward to using a hot tub.
As for the room itself, it was clean but I wish we would have received the King bed I originally reserved. Our room had 2 queen beds instead and we made do since my wife didn't want to switch at the time.
Internet access was not fast enough for video streaming.

My husband and I booked this room for New Year’s Eve. We wanted to celebrate doing something different. I chose this particular hotel because one, it was close to home. And two, it had a hot tub.
Well, we got checked in ate and got dressed for the pool area and I found NO HOT TUB! I was very upset. The front desk wasn’t very sympathetic. Before I called I check on their website just to make sure that I didn’t make the mistake. Unfortunately, It’s still saying that they have a hot tub.
I think this stay was a waste of money. I could have stayed at home.

The food was super old when I went down at 730 am. Checking the food more frequently to make sure it’s available and not crispy from being in the heat element for too long. Friendly staff. One in particular who apologized for another guests rude comment made to me as I exited the elevator.

Surrounding areas were a little strange, very inconvenient getting there. Was told it had a hot tub, got there and "this location doesnt have one". That was the focal point of my choice to stay here
