Amazing stay! Beautiful & cozy room with everything we needed-felt like we could live there! The breakfast was phenomenal, I don't think any food item option was left out. We're excited to come back to the cutest town & stay here again!

The staff was amazing, I'm assuming the owners. I had surgery & my Mom who is in her late 60's we're extremely well taken care of. Moved to the 1st floor. Props to this establishment. Location was great.

America’s cup inn is perfectly located and has that wonderful old Newport charm. Staff is helpful and friendly. Nice continental breakfast and tea time in a cozy breakfast/sitting room. Rooms are clean and comfortable. Steps from shopping and Wharfs. Have stayed twice for getaways and plan to stay again in the future.

Not what we were hoping for
You have to keep in mind that this place is OLD. And hasn't been updated/renovated in probably 40 years. Our room (#502, in the annex building) was exceptionally small, just big enough for the queen sized bed and a couple of chairs. The two of us were squeezing around the furniture and trying (unsuccessfully) to not hit our heads on the low ceiling.
Because this is a small inn, and not a big hotel, the front desk is not staffed 24 hours. Good luck trying to contact someone in the middle of the night. Our neighbor locked herself out of her room at midnight and we called no less than 3 different numbers to get help. Nobody was willing to come in. We were just about to call the police (for lack of any other ideas), when someone did show up and let her in. The ordeal took well over an hour to get resolved.
I also understood from the listing that parking was available. It is not! You are on your own to find public parking. We got lucky, coming off season, and got the last spot in the lot across the street. I don't know what you would do during the busy months.
On the bright side, the location can't be beat. Walking distance to countless restaurants, bars, and shopping.

this was an unexpected jewel. Reviews were the reason we picked this spot. The convenient location, cleanliness and staff add to the charm of this lovely inn. Definitely would stay here again. Very laid back and one of the best Continental Breakfast displays ever encountered. Next time I would request a room on the lower floors. Septuagenarians find it difficult to traverse four floors. It was worth it as the room and the bed were very comfortable. We were notified we could check in early if we wish. Communication with the
Inn was great.
Would absolutely recommend this properrty if you a staying in the Newport area.

It was our first time at Americas Cup Inn and we were pleasantly surprised. A jump, hop and a skip to great restaurants and shopping. The location was perfect and we loved our room as well. We look forward to going back again next year!! Cheers! Michele

What an amazing property and location! We absolutely loved staying there around Christmas. It was off season yet I really enjoyed our stay. The breakfast was so nice! They also have tea time form 3-5. The staff is very friendly and accommodating. Will definitely be back

Walkable to everything. 3 second walk to Thames Street. Cute room. Very good breakfast and tea time snacks. Nice staff. A little noisy if your room is facing Thames. But I slept like a rock. Reasonable prices for rooms

We liked the location (right in the center of town). The problem was that it is right on the cobblestone street which is very noisy plus the sidewalk was right under our window. We literally heard every conversation when someone walked by. Inside the Inn we heard everyone that walked down the corridor
The afternoon tea and the morning breakfast was impressive. The room was clean and the personal were fine.

It is an older property but that is part of the charm, conveniently located in downtown Newport but it was just far enough away from the bars so it wasn’t too loud at night.

Go for the breakfast!
Great location in Newport. Loved the breakfast! it's not a luxurious place, but feels very comfortable clean and colonial era with its small rooms and lower ceilings. We were able to bring our dog which was a big plus.

stayed 3 nights and never had to drive anywhere. Great location in the thick of it all. Our room was clean and nicely decorated . Staff was friendly and helpful. Our complementary breakfast kept us going until well after lunch time. I would highly recommend staying here for a full Newport experience!

The breakfast was great fresh food every morning in a cute little room. Very friendly people. The location was perfect you can walk to everything. If you don’t like to climb stairs then this hotel isn’t for you. It didn’t bother me but if you have issues then it might be a problem. Overall it was great.

We enjoyed our trip to Newport. Our room was comfortable but very noisy. We requested a room on the first floor due to a handicap. Our window was street level and directly next to the sidewalk about 3 feet up so every conversation, car or truck that went by was in close earshot. Neither my sister or I slept either night. The walls were thin and you could hear people in the room above walking back and forth. However, we would stay again just for convenience if they could provide a quiet room or use a super pair of earplugs.

We loved our stay. The Inn was inviting and charming. Everything was clean and fresh. Staff was amazing in all aspects. Afternoon tea was nice. Breakfast spread was the best we had on our week long vacation. Priced very reasonable.

Great location - just walk outside and you're in the middle of Thames and near shopping and restaurants. Short walk to the wharves.

This is a very clean, old fashioned hotel. The staff is friendly and incredibly helpful. It is in the middle of all the stores so once you park the car everything is within walking distance. Two things on the downside. They do.not have parking so it is an extra $20. Per day to park in a public lot across the street. The hotel does not have an elevator, so anyone with climbing stairs issues would not really be able to stay there, even the first floor is 2 flights of stairs.up.

Home away from Home
This was my 2nd visit to Americas Cup Inn. I was so very pleased, that it was as fantastic as before. The rooms are very comfortable. It feels like a home away from home! The breakfast provided the next morning, rivals some of the best B&Bs I’ve visited. So many choices on the buffet style table. Even the presentation of the food was an A+. I will continue staying here when visiting Rhode Island!

The property is an older hotel so it has a very 1920s vibe to the place. If you are looking for the newest, sleekest interiors, this isn’t the hotel for you. That being said, if you want to feel the vibes of Newport and stay at the very heart of all the action, this is your place!

Good location. Front desk staff was apathetic at best. Breakfast buffet was not the quality I would expect from a bed and breakfast. Not warm and friendly like I anticipated. Next time we visit Newport we will look for a more authentic bed and breakfast.

America's Cup Inn was a fabulous night away. The room was great. So convenient to everything Newport has to offer. Breakfast was good and had variety, served in Victorian tea room brought you back in time. Also had a nice quiet deck to sit on and relax. Highly recommend we will be back for sure.

We had a beautiful room, which was small but charming. The inn is right in the middle of shops and restaurants, and a short walk from the warf and the Block Island ferry. The continental breakfast in the morning was fabulous, and the staff were friendly. My only complaint was the expensive parking. The hotel doest have a lot of its own.

Quant, Charming, but parking was a hassle
This Hotel was significantly updated since our last stay 15 years ago. Service was good, the room was clean though a bit small. The breakfast was good with Eggs, bacon sausage, an assortment of fruit-pastries and bagels. On the whole, I'd stay again. One has to remember, this is an old hotel but efforts have been successful in bringing it up to this century while keeping its colonial charm. On the downside, you have to use public parking and the lot by the hotel was full. I and my wife drove around 45 minutes until we found a spot.

Great location right in downtown Newport and room was very quiet with comfortable bed. Breakfast buffet was great and our hungry teenagers enjoyed snacks at afternoon tea. Room could use a bit of maintenance on the blinds but otherwise everything was great. Would definitely recommend.

The Best Location
This is not the nicest places in town but what makes up for the "newness" factor is that it has THE absolute best location, hands down! Plus, when you're staying in Newport, how long are you in your hotel room anyway. Totally underrated in my opinion. Would stay again in a heartbeat.

The property was right down town so very easy to walk everywhere. Parking was right across the street and we were able to park their overnight price was reasonable. Rooms were clean and good size. Loved the deck off the 3rd floor to relax a bit. They had a very nice spread at tea time and breakfast. Would definitely stay here again.

We loved the quaint feel of being in an old Inn yet it offered modern amenities ( bathroom/ beds). Location was great and convenient to downtown Newport. My only change would be request a room on the back side of the Inn. We were on the road front and it was fairly noisy. We’re light sleepers! However, we will be back again. Everything else, including the staff, was great. Tea time in the afternoon and a lovely continental breakfast, finish off a great stay here. I would definitely recommend this Inn.

The lady that sets up breakfast & tea time does an amazing job! The presentation is beautiful especially if you’re a fan of old English or Victorian style elegance. Housekeeping was great too. We were there for 3 days and she left enough toiletries for our stay vs other places we’ve stayed, post Covid, where we had to call daily for more supplies, since there isn’t daily housekeeping anymore. The front desk people were difficult to understand/communicate with.

The only thing I didn’t like was that they put us in the 4th floor with no elevators. That’s a lot of steps to walk 3-4 times a day. When you check in ask for the 2nd floor. Otherwise very clean, great breakfast, friendly staff. Would stay again.

One rude employee
Everything was great except Saturday check in. The woman was rude and didn’t even want to acknowledge us. After we paid later on we needed to ask her a question she didn’t even move from her desk. . Except for the one woman being rude all other employees were very friendly and helpful

This is a gem of a place! Absolutely charming, completely spotless and great amenities. They had wonderful tea with snacks at 3pm and a beautiful breakfast with so many options. The location is perfect for walking to everything. Parking is right across the street and you get a code for discounted parking. Incredibly convenient. We can’t say enough about this place. The only thing I would say was not perfection was the welcome when we arrived. Not the warmest welcome, but it’s a small thing when you compare it to all the wonderful things about this inn. Highly recommend.

Rooms are small but very homey and comfortable. It’s an Inn with a B&B vibe. Breakfast is included and there is a fantastic array of choices…way better than the typical chain-hotel offerings. It’s in the heart of downtown Newport, so there are plenty of restaurants, bars and shops within easy walking distance. My only con is that these are very old, wooden structures so outside noise finds it’s way in. The office is not staffed around the clock so be sure to call ahead of you are arriving late. I called and the staff assured me that even if they were closed I would still be able to access my room without compromising security. Will definitely return in the future!

A lovely old hotel with great breakfast and nice tea in the afternoon. It would have been stellar if it had an elevator. Arriving after hours (an interesting check-in process), finding the promised parking lot closed and then faced with pulling our suitcases up 3 flights of narrow stairs left us a bit grumpy.
On review of the hotel's description, I finally found mention of "no elevator" under Accessibility. I focus on this because my sister, with whom I frequently travel, isn't as spry as I and would have spent the first night on the couch in the lobby.
Other than this, the hotel is very charming and in a great location.

Nice location, have to pay for parking.
The hotel was very nice. Close to shops and the water. Breakfast was very nice and afternoon tea and snacks were also a treat. Couple issues. You have to pay for street parking which was not explained on the hotel website or your site. Also, our HVAC was not working in Room 402 which was the top floor and by the afternoon, it got very hot in our room. I talked to the front desk three times and it was never fixed.
