First of all, there was NOTHING bad i can say about this place. 1st to get there you have to drive thru THE MOST AMAZING, BEAUTIFUL, ECLECTIC, OLD WORLD, HUGE, CUSTOM HOMES NEIGHBORHOOD ON THE WATER. The hotel itself is right in the middle of it all. Beautiful clean front offices. The room are old school all around clean well dressed. The bathrooms are clean bright and perfect. What a place . Will definitely be back.

This was a great stay. The price was a little steep (for a college student), but the quality definitely matched. Staff were phenomenal. Location was very convenient for getting to NU. Staff worked with me to make sure my needs were met. Overall, the experience was good. For a standard sized room, it felt like there was plenty of space.

Wonderful Stay: Great Hotel, Location and Price
We had a wonderful stay at the Graduate Evanston. Our room was spacious, and very clean and cheerful. The hotel lobby is both super cozy and elegant. Every staff member we met was very polite and friendly. The hotel is also conveniently located between Downtown Evanston and Lake Michigan, right next to public transportation. We enjoyed all of this for a very reasonable price.

Needs to improve
Not as good or well kept as the other Graduate hotels we have stayed at. This hotel is in major need of some upgrades especially the elevator. The bar staff and reception staff were short with customers. Clearly not the same friendly staff we have had at other Graduates. The restaurant staff and valet were kind. It was over the holidays and didn't seem like there was adequate management.

Needs some improvements
The hotel needs to be serviced better. The elevators are out and the housekeeping staff is using same stairs as the guests. They are only using floors 2-3. Some of the staff were very nice but a few were not. It needs some attention. The bar and location are great.

A charming hotel for a reasonable price
We loved the charm of the hotel, and the staff was friendly and helpful. The menus in the bar and restaurant were creative and well prepared, and the servers were top notch. The elevator was not operating, but the hotel advised us in advance that it was being repaired, and we were on the second floor, so that was not a problem.

The unfortunately, there was not a stay. They called me while my family and had just gotten into an UBER at O’Hare Airport, only to tell us that the room was cancelled and that Hotels.com would reach out to us to rebook somewhere nearby. At this point we were in the UBER, with are 3 young children driving to the hotel, which we had specifically picked because it is literally around the corner from the building that where my 88 year mother lives. My Mom’s health is declining rapidly and we wanted/needed to be in walking distance to her. We were placed at the Hilton Orrington, which was 8 blocks away. Not only was the new hotel not in walking distance for Mom, who uses a walker. While we were not staying around the corner, Mom took a hard fall 10 minutes after we had brought her up to her apartment; we’re alerted by her Apple Watch. Thank God we had given her one. No answer when I called Mom. I was able to RUN 7 blocks to her, after calling an ambulance. She had lacerations and contusions and had been alone during the first 20 or so minutes after. The Graduate had in elevator problem (which we had been informed about in advance of our reservation and still confirmed when they gave us the option. There was a large wedding party staying at hotel—which made it clear that they were overbooked. The manager, made no attempt to solve the problem at first; he was aloof and uncaring. The Graduate caused my family to suffer needlessly, without remorse.

Lost my business forever
Cancelled my reservation due to the elevator being out of service. The elevator has been out of service for THREE months. I don't know why they are taking reservations when they can't honor them. The Graduate used to be my favorite hotel in Evanston. That is no longer the case. Completely unacceptable to let someone walk into the hotel at 7pm expecting to find their room ready. Also there was no one to help with my luggage (two suitcases plus two backpacks and three shopping bags.

3rd Floor Walkup
Front desk staff seems to go out of their way to avoid eye contact. Elevator wasn’t working, narrow fire stairwell was poor recourse for family of 3 with a toddler and heavy bags. Bellhop was friendly (and a champ) but the whole thing seemed so avoidable. Room layout was super strange. I’ve never had a hotel room with the door so close to the bed. As in, adjacent. On one side of the bed Instead of a nightstand, there was a door. It made entering and leaving the room a little awkward (especially with the bellhop). We got a big room so we had extra space for the kid, but the layout was so bizarre that it was just a waste of money. $19 for a prebatch old fashioned is offensive. Second night I asked for a different whiskey and the bartender still gave me the prebatch. Shame on me, I suppose. Only parking is valet but the street is best anyway. Valet takes forever (waited 15min Saturday morning) and it’s $35/night. This is Evanston, not Manhattan. Decore was fantastic, ambience was nice, definitely have their branding down and are consistent. Didn’t try the food, but certainly would have. Given the opportunity I would stay here again, i just wouldn’t pay for parking or the room upgrade and I’d made sure to get something on the first floor.

Loved our stay, yeah the elevators are down* like it says in the other reviews, but they're only putting people on the second or third floors, as long as you don't have tons of luggage it's fine. Checking in was easy, the clerk was very helpful, the room was clean and looked just like the pictures, and everything was very comfortable. If you like the area and know what to expect from a boutique hotel/B&B (no weight room or whatever but the building is gorgeous) then go for it. *I'd venture a guess that Evanston won't let them repair the old elevators and wants ADA-compliance or something like that, everything else is very fancy so I don't think money's the issue. Lovely place to stay.

We stayed there before and liked it, but will not be staying there again and would not recommend Ended up not staying there. We had booked an early check-in when we got there at one or told you was ready even though we booked it. The lady at the desk I believe her name was Monique was very dismissive. We were told because we booked it with a third-party. She couldn’t do anything about it. It be one two hours maybe we waited for a while, and while we were waiting, I discovered the elevators were down And went back to the desk and said I hope you have something on the lower floor to this. Monique gave me an eye roll and more of her why are you bothering me attitude The only room is available on the third floor, so we canceled and went to the Hyatt As I was leaving, they were checking in a family way to they all got checked in and then told me the elevators were down It’s really a shame this located in a nice neighborhood and it’s a unique place, but they seemed to have forgotten customer care

We were only informed that the elevator wasn't working with when arrived after 8 pm at night. Our assigned room was on the 8th floor, and we had to walk up. They offered us a free drink, but the bartender was closing up and wouldn't give us the drinks as we requested, only basic pours. The next day, the delivery of the car from valet took an extended period, and the valet walked away with our keys until I called him back.

Annoyances like no fan in bathroom, a heater that blows right across your face all night (or makes noises when shut off), and having to move the kettle to plug in for coffee in the morning makes it clear designers never tried our room arrangements. Also rum-scented body wash is hard to stomach first thing in the a.m. otherwise clean, quiet, perfectly fine

Do NOT get a room at this hotel. The elevators have been broken for at least seven months and only one works intermittently. My wife and I are 60-ish and had to take the stairs up and down five flights multiple times to get to and from our room. Last visit they said they would get them fixed within the month. They are lying. Also, though they advertise complementary coffee and a cocktail at their bar, when you check out they inform you of a $15 convenience fee deducted from your credit card you provided at check in to pay for the “free” coffee and cocktails. What a scam!

Fix the elevators!!!!
The elevators were not working Saturday evening. This is a constant issue at this hotel and I don’t want to be walking up and down 5 flights of stairs.

The first night they said 1 of 2 elevator were not working so suggested walking down stairs. The second night & following morning the remaining elevator was also not working - so had to carry your luggage down 4 lights. When I asked about a discount- also the receptionist said is “sorry & have a nice trip “

This property is a historic building and I loved that. The retro decor fit perfectly; my room was clean & spacious. I loved the leafy streets & proximity to Lake Michigan. The downside of a historic building is that they often have cranky, non functioning elevators. That was the case here. I don’t have mobility issues, but if you do, and/or don’t think fondly of dragging your bags up & down stairs, you may want to think twice about staying here. The restaurant is cute and cozy. The food is good. But I dined there twice and both times it took FORever to get my food, and the place was not crowded. Hey. I was on vacation & had plenty of time… just be prepared for this if you have a show to catch, etc. Overall, the hotel staff was polite & helpful & I like quirky hotels. I’d consider staying here again.

I have stayed here several times but this time I was given a room on the fourth floor and both elevators were broken. We are older and when I complained the manager changed us to a third floor room and had someone bring up our bags but it was still hard for us.

First time since it became the Graduate. Really like what they did to renovate the rooms and hotel in general. Staff is super friendly and helpful. Unfortunately the main elevator was not working and the service elevator requires an employee to operate. That’s very inconvenient. I hope they repair or replace the elevators soon.

This was a fantastic hotel and very fitting with the area. We’re from Cambridge, UK and this felt very familiar with the old university/academic vibe we’re used to. Unfortunately, during our stay, the elevators were out of order, but the staff were happy to move us from the 7th to the 2nd floor, and refund us for the room downgrade. Not all the guests were as happy with the compromises though, but the staff dealt with these guests incredibly well. The only criticism I would say is that during our stay of 4 nights, our room wasn’t always restocked with coffee, toilet paper, etc, so this could be improved, but appreciate that this may have been affected by the staff being held up by the lack of elevators. Definitely recommend this place to anyone who wants to stay around Evanston/Northwestern campus.

I wish I had been notified that the elevator was out of service. The young lady who checked me in gave me a room on the second floor but when I returned that evening I was out on the 4th floor. I unfortunately have a knee which was in extreme pain after walking all over Downtown. Two elderly women were MORTIFIED that they had to climb stairs to the FIFTH FLOOR, of course the stairwell was thick with humidity and NO air conditioning… This situation for SUCH A LANDMARK is disappointing to say the least. Expedia take note, it was a HUGE DISAPPOINTMENT to me for the price I paid. I suggest you look into it for the sake of OTHERS.

Some changes needed
I thought the bed and bath were lovely. I had an excellent meal in the restaurant, and the smallest drink I have ever been served at the bar. The big issue was the lack of elevator. I walked up and down to the third floor on stairs that had very poor railings. In some places there was no space between the rail and the wall behind it so there was actually no way to hang on. And one section of railing is loose. I would also point out that twice I came to the desk to find no one there. I don’t think these conditions measure up to a $350 per night hotel.

Not a bad stay, but not as nice as other Graduate hotels for the money. The neighborhood is safe and quiet. Close to Northwestern campus. Rooms are very small and old, but the decor is cute. Room was clean. The elevator was not working. Parking is street parking only, but we didn’t have a problem finding a spot close by.

A lovely 8-floor hotel without an elevator
The Graduate is a lovely, quaint boutique hotel. It is beautifully furnished and decorated in a classic, old-fashioned way. The bed was quite comfortable. The bathroom was enormous. It was very quiet. Although we did not have an opportunity to have a drink in the bar, it looked like it would have been a cozy experience. BUT.... Our stay would have been terrific, if not for the lack of an elevator. A couple of weeks before our reservation, we received an email stating the elevator was incapacitated. We called and expressed our concern because one of the rooms booked was for our 85 year-old mother. Not to worry, though, they would do everything possible to put us on the 1st or 2nd floor. However, they would make no guarantees and suggested we should seek other accommodations if we had a problem with climbing stairs. We were able to arrange for our mother to stay with other family. We looked into other accommodations, but too late to get a decent rate at a comparable hotel. We decided to chance it with hope in the "everything possible" statement. When we arrive, they tried to put us on the 8th floor!! We objected. The nice lady at the front desk accommodated us with a 5th floor room. We were oddly grateful for the physical inconvenience. What happened to the 1st or 2nd floor? Wasn't even mentioned. (Eyeroll) We would stay here again, but ONLY if and when they have a functioning elevator.

Love It
The front desk is so friendly. I love staying in a place that doesn't feel like a cookie cutter hotel. The location is also great and we took advantage of the free bikes the hotel has to go along the lakeshore.

The building and rooms are beautifully decorated and comfortable, The hotel is located in the center of Evanston within easy walking distance of the lakefront parks and beaches, the northwestern campus, and the core of downtown Evanston. Excellent bar and restaurant in the hotel - but there are also dozens of eateries close by.

This is a beautiful hotel with a great concept, but one major flaw. It is not only inexcusable, but entirely illegal that a hotel with 8 floors of guest rooms, with none of the 1st floor has not had a working elevator for months, if not years. Yet the staff keeps shrugging their shoulders, and half apologizing whenever anyone checks in or even calls to check, claiming “we’re hoping it will be fixed within the next week. Did you get the email?”. I was there myself two weekends in a row. The 2nd weekend I had reserved a handicap accessible room for my elderly parents, including my Mom who has ALS and can barely get up and down 3 steps, let alone 3 staircases. I was told under no uncertain terms there would be at least one working elevator by March 10th and requested multiple times my parents be assigned a room on the lowest possible floor. No rooms not on a main floor or just a few steps from a working elevator can not honestly be marketed as handicap accessible, and yet the room called ACCESSIBLE was at the absolute farthest end of the hall on the 3rd floor, only accessible by 6 consecutive staircases. There is no reality in which this is handicap accessible Room, regardless of the layout. Even an old, historic hotel with century old elevators must legally follow multiple state and federal laws and the Americans with Disabilities Act of 1993 that require a working elevator for all public structures more than 2 stories high.

1. The hotel has two elevators. Neither was working. I was on the 5th floor of 8. The stairwell was narrow and old fashioned, which may seem quaint, but it was harder to navigate. If I inquired about the elevators, the staff seemed weary of responding. The space between the sink and the shower was so narrow, that one had to do gymnastics to enter the shower. This old building is short on adequate light fixtures. The following is speculation, but the staff seemed rude and I suspect they are receiving endless complaints about this problem.

Extremely cool aesthetic and interior design. Definitely feels dark, gothic, and academic much like the game of clue come to life. The valley parking and someone to open the door was a nice touch! Literally every single staff member was so kind and accommodating, I really appreciated it! The area was safe, quite, and residential. The dining area, bar area, and rent a bike were all neat amenities. My only complaints would be that a room was not available earlier than 4pm (a rather late check-in), but also we had to wait 20 min after check-in to get our room. I also was slightly inconvenienced by the fact the elevator was out of commission, but managed being on only the 3rd floor, if I was on the 7th, this would have been unacceptable. But should be noted the concierge helped carry stuff up the stairs to lighten the load which was awfully nice!

Chronic issue for years at this hotel is that their elevator never works. They always try to present it as a new unexpected and temporary problem I was there a month ago and their customer elevator was not working but at least I could use their gross service elevator in the back to bring my bags to the 7th floor. Last weekend NEITHER elevator was working and I was again on the 7th floor. Apparently an email notice came out from Expedia the night before i arrived which I didn’t see, but at that point what would my options have been to find another place anyhow? Fyi - they’re claiming both elevators will be out of commission until at least March 11th. In addition, the check-in staff was EXTREMELY rude. I continue to stay here because the location is great and the rooms are comfortable, but they make absolutely NO effort. Just rely on their locations to stay busy.

Very mediocre. Elevator wasn’t working. Not the end of the world until I found out my room Backed up to stairwell and the walls were thin. I heard every step and ever conversation happening in the stairwell when I was in there. Staff had a general north shore elitist arrogance

Bring your climbing shoes
Only one working elevator - old and slow. During my stay the elevator that was working went our of service. I was on the 8th floor - made the visit a cardio experience. Rooms have extra noise from HVAC split units and other building fans.

Super cute boutique hotel. Great location, a short walk to Lake Michigan. Friendly bar tenders and good restaurant. Only qualm was that my room was behind the elevator, so there were loud noises behind the walls.

Very Charming
We loved the old style feel of the building. The restaurant and bar area had fireplaces and looked very cozy. The location was perfect and the Northwestern theme was everything.

We stayed at this hotel when it was the Homestead. This is definitely an upgrade but there are still some lingering issues. The main elevator was out, the thermostat in the room didn't work the first night and there is no fan in the bathroom, so odors.... But, the staff was fantastic! It's a great value and location.

I've never been to a hotel of any kind where there wasn't free coffee in the morning. It was self-pour, but the woman asked "do you want change?" implying I should give her a $2 tip for handing me a cup. And then the carafe was near empty so I wasn't even able to fill the cup all the way. Also had a weird interaction with the valet guy. I tried to open the door and didn't realize you needed to wave your hand to open it. He walked up to me and said "I guess you just couldn't wait for it to open? That's why it's broken because people do this." It was 10 degrees outside and I didn't know how the door worked. A very weird welcome.

NOT ACCESSIBLE Front two elevators out of commission. Steps required to access only working elevator. Long waits for elevator when being used by housekeeping. Basic queen rooms are very small. Do not suggest for more than 1 person. No drawers, just shelves in nightstand. No luggage rack. Small shelf for bathroom storage. Otherwise clean and charming.

Great place to avoid mainstream noise
The common spaces on ground floor were extremely comfortable and cozy. Dining room fireplace made great warmth. Staff were all thoroughly engaging, from bartenders, wait staff, front desk and front door.
