Joel has to be the worse host I’ve ever encountered with, for the simple fact of his communication skills are terrible and also doesn’t follow on his word and lastly he was quick to charge me for a deposit but it’s been almost a month since I let from my trip and still haven’t gotten my deposit back… I just advise anyone staying here pleaseeeeeeeeeeee becareful

Do not book this! False advertisement. They gave me different property. Didn’t refund me because I wanted to leave.. filthy.. lizards and cockroaches. Hair on the bed. Do not book!

Location was great, close to the beach, espinola way and lincoln mall. The decor is ok, pics make it look nicer and we had to buy our own wash clothes. The owner was very accomidating and allowed us to store our belongings while we waited for vheck in

I will stay again soon
My stay here was nice. We had access to different restaurants shops and the beach. The place need some updating but its comfortable enough to stay again also recommended to others.

The property was easily accessible, there is no parking on the property but everything nearby is walkable to. The place was clean and provided all the necessary amenities needed for the whole stay.

There were only smelly towels provided.
Parking was about a 20 minute walk at 5 hours for $20.
The company charged me an extra $100 for 5 people when we only had 4 (expedia error) but both companies refused to correct it.
The owner requires you to take all your trash out and clean before leaving or they will charge your deposit.
The sheets were NOT clean and the bed in the main room was rocky and sitting on a couple pieces of wood.
The neighbors are extremely loud all night with music, hallway fighting, and yelling with fun alllllll night!

I like everything. Neighborhood was great. Great location. Everything in walking distance. The apartment was nice. I the only thing I didn’t like was the refrigerator didn’t keep our food and drinks cold. Other than that loved my stay would stay there again!

Waited outside for almost 2 hours waiting for someone to let us in we got tired and booked another place by the time they showed up we told them we booked another hotel the owner said no refunds even after they left us waiting outside

It was o.k.
Location was good, property was in a safe area. No wifi entire stay. Purchased our own bathroom towels becuse you could tell the ones provided were old and used. TV in bedroom only showed one channel. Other than that our stay was fine. Location and price were the saving grace

Old building with safety issues
Do not give your money away!!! You will be absolutely disappointed. First off the building is very old. It smells horrible and has dust all over the entrance of the stair case. Many items in the room are broken and need to be replaced. The Air conditioner doesn’t work in the rooms. Plus all you can smell is old and rotten. Also the area is not safe it looks abandoned. Parking is at least a 20min walk plus you have to pay each night. Save your self the time and book something along Above Alton road. Make the effort to take a longer walk to the beach, you will have a better experience with your room somewhere else.

The property had great location and spacing but the kitchen was torn down and had absolutely no kitchen utensils. We had to cook with forks and spoon as when requested to the “manager” he said there were none available.
Besides this, the property was infested with cockroaches. Spent the whole trip with a Raid bottle in the hand sprayin all over the place including the rooms! Totally discusting...

Overall wasn’t horrible, but could have been better
The space was nice although we were told that we had to change our original location due to maintenance issues. The new apartment had a bathroom that kept flooding after any shower use and when we asked for additional towels, we were told to call between 9-5 and it would be a $75 charge. Kitchen was scarce with utensils so we stocked up on plastic utensils. Location is nice, right up the block from Lincoln Rd mall and is walkable to the beach and bars if you don’t mind walking. It was prob a 10 min walk or less depending on your pace.

IT WAS GOOD BESIDES PARKING NOT INCLUDED AND MY CAR WAS TOWED BECAUSE I WASNT TOLD THE RESIDENCE PARKING WASNT FOR GUESS THAT ARE STAYING THERE AND IT WAS $300 TO GET OUT... IT WAS CLEAN BESIDES A FEW HOLES IN THE WALLS, AND A SECURITY DEPOSIT THAT WASNT DISCUSSED WAS HELD UPON ARRIVAL... THE PROPERTY MANAGER WAS OOK, BUT I THINK I'LL JUST STAY AT A HOTEL NEXT TIME WHERE EVERYTHING IS INCLUDED... SHORT WALK TO THE BEACH ALSO...

Top location, needs reno and thoroughly cleaned.
Best location in South Beach and has enough room for 5-6 people. The stuff is very polite and helpful and the typical response time is within minutes. The only drawback thought is the condition of the house and the cleanliness. The floors and walls need to get remodeled and everything need to be cleaned up the right way.

One of the hotel manager was not helpful at all. I had to ask him 3 times for something I needed in the room and still didn't get it. There were some cockroaches in the room as well. Furniture is old and some closet doors are broken. Some appliences in kitchen did not work. I had a safe in the unit which didn't work as well.

Great alternative to a hotel
The only negative thing I really have to say about this place is that the pictures shown are necessarily the room you'll get. But that true of any hotel. The rooms in the pictures look a little nicer than the one I got, but still, it was a 2 bedroom apartment a few blocks from the beach. It wasn't bad by any means just a little less nice. I arrived early and the owners let me check in early. The parking situation kind of sucks, if you get a parking pass, you have park in a certain zone on the street. But again, awesome place, I'd stay here again. Hopefully next time I get the room pictured.

Comfortable Stay
This 2 bed/1 bath apartment is comfortable. Safe neighborhood located about 3 blocks down from a police station. Restaurants, shopping stores, and the beach are in walking distance. Small kitchen is available with cookware. Each queen bedroom had 2 night stands and 6 drawer dresser. There's also a couch that converts to a queen bed in the living room. The cable tv is about 40 inches. No TVs in the bedrooms. There's strong signal wifi available. Once we checked in we were surprised with a fee $200 security deposit that was put on hold. We were also given a parking pass and told that if we don't return the parking pass upon checkout that we would have to pay at least $100 to get it replaced. There's plenty of parking along the sides of the apartment. We had a 4 year old and 1 month old child with us and had no problems. The only problem we had was the lack of iron so we had to lay our clothes in between the mattress to remove some of the wrinkles and the lack of face towels. Body towels were provided as well as hair driers and toilet paper/paper towels. You'll need to bring everything else.

Great location, but needs considerable maintenance
The unit needs a lot of refuebishment. It is, however, greatly located, very close to the beach and to Lincoln road. Good for those people for whom location is the most important factor.

Great value clean quiet, budget apartment,
We enjoyed the numerous restaurants, walking around South Beach, large variety of tourist trips and activities if it rained, The holocaust memorial was moving. The apartment was simple and comfortable and very satisfactory where you could get a good nights sleep ready for a lazy morning before getting out to enjoy Miami.

Worth it for the money
The location was great, it was near all of the attraction such as the shopping area not far from the clubs and different restaurants that you were able to go to. However the bed was very hard my back hurt and it is still hurting from the bed. The bathroom was filthy I had to clean the bathroom on my what was supposed to be vacation. The dishes are not sanitized so I also had to sanitize the dishes. The bathroom sink clogged so it was annoying to brush my teeth.

The most bang for your buck folks.
Always check out Royal stays when your planning a trip to the area, the apartment is always better than a room. The units are lavishly furnished, its your place.

Tread Carefully
Girls Spring Break Trip. We could not get a hold of the manager when we arrived and a maid let us in. The location worked out for walking to everything and was steps to Espaniola Way, a quaint but hopping street with a european/boutique restaurant vibe that we loved. The area is a bit sketchy within a few blocks of the hotel but we always felt safe in groups. There is no pool at this location even though it states there is. The owners have another hotel not too far from this location and that is where the pool is but I would never want to stay there - it was creepy. Overall the apartment was acceptable and the price was right.

Great location and a good size apartment for our family. Relatively clean unit, lots of towels (thank you), and the property management were very helpful in terms of responding to our questions and requests. General property maintenance was lacking as the kitchen, bathroom, and doors etc. had damage and beyond usual wear and tear. Disappointing that a pool was advertised in the property details, for later finding out that this is not the case.

Primium 2bd/1bth apartment in DeCo South beach
stay for a weekend - a nice 2bedroom/1Bath Apartment in a nice neighborhood. Our host was Very Helpful. He gave us parking passes for the 2 cars we had ($10/night/car) and also provided access to his other property to use the pool.
The Apartment is located right on Esponala way where all the nice restaurants are a block away. Ocean drive is also very close for nightlife.
The AC could have been a stronger with the miami heat.
I would stay here again - Highly recommended.

PESIMA ADMINISTRACION
La comunicación por parte de la agencia que administra los inmuebles es pésima. Se hizo un deposito de 250 USD y al momento de devolver el dinero a mi cuenta bancaria retornaron 0 USD, se llama a la agencia para averiguar que pasó y no dan respuesta. Se hace salvedad que al momento de hacer el Check Out se verificó todo y estuvo todo en perfectas condiciones. La unica respuesta que se ha tenido por parte de la agencia fue un e-mail donde nos dicen que me comunique al banco y el banco notifica que no se ha retornado nada....

Gutes Apartment in Strand- und Restaurantmeile
Dieses Apartment ist perfekt für Gruppen bis zu 4 Personen.
Es liegt ca 10 Minuten zu Fuß vom Strand entfernt und etwa 2 Minuten vom Espaniola Way. Dort gibt es eine Menge an Restaurants und guter Stimmung.

Incheck funkade smidigt. VI hade bokat tid då det inte finns reception och personen kom på utsatt tid. De bedyrade att det bara var att ringa om det var något vi ville flera gånger. Det första vi upptäckte sedan var att det inte riktigt var vad vi bokat. Det skulle vara 1 dubbelsäng, 2 enkelsängar och en stor bäddsoffa. I stället var det 2 dubbelsängar (vilket inte gjorde något), men en soffa som knapps kan klassas som bäddsoffa. Vi hade bokat för 5 personer och det fanns bara lakan till 4. Vi ringde omedelbart men ingen svarade. Närmaste dygnet ringde vi 30 gånger, skickade flera meddelanden, men INGET svar och ingen hörde av sig tillbaka.. Lägenheten i sig var ganska fin, men smutsiga golv. Vi hade bokat tid för utcheckning och ingen kom. 40 min för sent och efter att jag besvarat ett mail från dem (där de undrade om vi haft en trevlig vistelse) kom det äntligen någon. Under all kritik!!!!
